Stage Your ByHome For Maximum Return Patrick McCarran ~ Real Estate Broker We all love our homes, but that doesn’t mean that everyone coming through the door will feel the
same way. Each person has their own particular tastes and style. When selling a home the goal is to allow the buyer to see themselves in the homes and help give them a vision of what they can do to make it their Home. Staging will accomplish this either by utilizing your existing furnishings and decorations, bringing in additional items or a often little of both.
1. Don’t be too personal: Home staging is meant to create a neutral canvas that will appeal to the majority of buyers. Staging is all about de-personalizing the space, and creating more of a look that will appeal to most everyone. This is not the time to bring in your unique style and create a look that may appeal to just you. 2. Use neutral colors: If painting, you should choose nice neutral and warm beige tones, I am partial to dapper tan. This will help bring out the warmth of any wood or laminate floors. You’ll be amazed at the transformation a few coats of fresh paint will make on your home. 3. Take advantage of natural light: People love natural light, so don’t block any light with heavy curtains or furniture. Accentuate any attractive views. Anything dated in a home is a turn-off to a potential buyer and window treatments are one of them. Don’t be afraid to take down the curtains and just use the blinds or just leave the valances. A trick I use is to aim the blinds up to allow the light in and reflect off the ceiling. 4. Less is definitely more: Scale down your furniture to be in balance with the scale of the room. Remember that the purpose of furniture when selling a home is to define the purpose of the room and to show what will fit where. Remove decorative items from shelves and tables I generally use the rule of one per shelf or table top. 5. Take a look outside: People do care about the outside space just as much as the inside, so add flowers, make sure the lawn is mowed and tidy. Bring in some bark or rocks to cover the bare earth and five the yard a finished look, if you don’t already have some and add a few backyard accessories. 6. Stage ALL rooms: People are quick to stage living rooms and kitchens and but don’t forget to spruce up the bedrooms, flex space and closets as well. 7. Don’t forget fixtures: When staging a home, it’s important to ensure all lights are burning with fresh bulbs, and that all fixtures are working. Invest in some flamless candles and make sure there are no off smells. Remember, staging a home means showcasing the property’s many features, not concealing its flaws. Make sure your house is in good condition and use staging to cast the home in the best light. A REPORT FROM THE FIELD Each month we try to find things that are important with regard to prices, trends, interesting facts or other items that are relevant to the real estate market. As both of us are full time real estate professionals, we have access to evidence that is more prima facie rather than demonstrative and while it may be fun to poke holes in printed materials and news reports we see in the media, the actual data we see appears to much more relate to reality in our area.
Interest rates are going up! We have been reporting that it would happen for a year and finally, things are happening in a real way. While rates are still below historical norms, they are truly increasing due to the Fed’s actions and other economic factors. If you are sensitive to the amount of interest you are paying, this is something that you need to be paying attention to.
Prices are Steady. Prices are relatively unchanged over the past 6 months but there appears to be a slight deterioration in prices in some areas. At a macro-level from July 2017 to January 2018, Antioch prices are down 3.5%, Oakley prices are down 6.6% and Brentwood prices are up 2.9%. Of course individual neighborhoods do not necessarily follow these trends. Give us a call to see how your area is faring.
Short Sales and Foreclosures are finding their way back into the market. We have noticed (and experienced) a new number of short sales (this is when the amount owed on the home is greatly than the market values less expenses) coming onto the market. This is a great opportunity for Buyers who have no immediate need to move but need time. You can potentially lock down the property you want and close it a few months down the road. Inventory for more affordable homes appears to be increasing. We are seeing new listing in more affordable homes come across our listings watch daily. This trend appears to be increasing in the past few weeks and we are hopeful that it may reduce the demand for homes at all price levels in our area and allow our clients to find the homes that they love.
Seasonal demand appears to be back in vogue, we are seeing more Buyers. In years past, the spring surge for home seemed to come up this time of year on a regular basis. When schools when more on a year-round schedule, the real estate years seemed to smooth out as well. This year has seen more of a surge than in previous years, at least to us. If you are thinking of buying, sooner may be better than later, given that while listings seem to be increasing in number, they are not covering the demand that we have for them right now.
