Do I need a Home Warranty on a Rental Property? By Patrick McCarran Better Homes and Gardens Mason-McDuffie

Often overlooked is the issue of maintenance on a rental property. A home warranty can help address these concerns. There are quite of few coverage options that are uniquely beneficial for a rental home such as being overrun by ants or a clogged toilet, for just a $75 service call you can have this taken care of saving as much as $200. It is largely for reason such as these that I highly recommend them, the peace of mind that they can bring. Considering that the average water heater runs about $1300, and a new furnace and A/C can run

over $10,000 with the new SEER laws, a home warranty can save you thousands of dollars on a repair that pops up after you purchase a home. I think it is important to understand that a home warranty is not an end all be all warranty and you should be aware of exactly what the home warranty covers. It does not cover everything that may go wrong but does cover a great many items. The warranty brochure will spell out exactly what is covered and what is NOT covered. It has been my experience that the major warranty providers do not try to “wiggle out”

Magazines and magazine ads garner the most attention: BIGresearch studies show that when consumers read magazines they are much like to engage with other media or to take part in non-media activities compared to the users of TV, radio or the Internet. 7. Magazines delivers more ad impressions that TV or Web in each half-hour period. 8. Magazine readership in the 18 to 34 segment is growing. 9. Magazines are the No. 1 medium of engagement - across all dimensions measured. The Market is Accelerating! For over the past 2 years, the East County real estate market was in the doldrums, beset by lack of inventory, lack of Buyers at prices offered, weather and other various and sundry reasons, despite historically low interest rates being offered to homebuyers and an rapidly expanding economy. In fact, outside of our local area, properties continued to rise in price and be purchased, primarily due to their location; close to employment, close to amenities and other demographics. In the recent weeks, however, our local market, primarily in Antioch and Brentwood, have seen a new push in new listing and more activity in buyer activity. You may wonder what this means to a lot of things in the market and how it affects you. If you have been thinking about buying or selling, this may be a good time to do it! With the number of homes on market and selling quickly, you can be fairly certain that if the property is priced competitively, it will go into contract fairly rapidly. When there are more people active in the market, things seek to accelerate and you should feel confident that you and your realtor will get the job done. How long will this last? This is one of the most frequent questions we will be asked; it is also the one where a certain amount of fortune telling is employed. The actual question should be, why this expansion of the market has occurred. There are some tangible reasons for it. Interest rates, while going up, are still reasonable and while homes did sell when the mortgage rates were well over 10% it had a definite impact on prices. The spring rush appears to be in full throttle, perhaps stronger than in previous years. There may be other reasons as well. Since it is not really certain why the acceleration has begun, it is even less predictable as to predicting its end. What will happen when this ends? This is another question that is difficult to answer without a crystal ball. The market may go into another funk; interest rates may go so high that home become unaffordable at their current prices (the market would adjust to this but it would take time), income could disappear; there are dozens of reasons why it might stop. Be assured, at some time in the future, it will definitely stop. What should I do? Look at the first point of this paper. To be sure, if you are truly on the fence, this may not be the time to enter the market for you but be certain of this. Even with the limitations of the tax deductions facing us next year, you will not benefit from this by continuing to pay rent or to hang on to a property that provides you no benefits.
