THE SPRING RUSH HAS PASSED…WHAT’S NEXT? June has come and Summer is nigh! With this comes the traditional summer blahs in the real estate market. People go on vacation, those who wanted to move for a number of reasons already have, and we go into a warm weather funk until Autumn….or do we? Prices are appearing to level out which may bring more people into the market. Mortgage interest rates are rising and appear to be on a longer term increase which may spur people to enter the market in order to save money. More homes appear to be coming on market which may produce pressure on prices rising. This results in opportunities to potential home buyers to take advantage of the conditions that are being presented to them. It is important to deal with the opportunities as soon as they are in place as they do not last long in the market in which we live. Nationally, average time on market for homes resales is about 60-90 days. In our market, depending on the price level that you can afford, it is much less than that, with homes under $400,000 staying on market for less than 3 weeks on average. Because of this, a homebuyer needs to stay up to date with the market, be pre-approved for a mortgage loan if one is needed, be ready to see a home the day it goes on market, and make an offer that is the best one that can be made in order to be successful in winning the home. It is not the time for making lowball bids, unless you have the options of finding a property that no one else may want and you are ready to compete with other homebuyers in the fall and deal with potentially more competitive bidding on homes, which may not meet your needs. While the number of properties available is growing, market factors described above do not predict that the trends may continue. As we go toward the end of the year, we generally slow down as the holidays approach and as in the past, we may fall into a Seller’s market or a total slowdown of activity. To do this, you will need the help of an experience Realtor to give you the tools to find a home in this type of market. The help you get will save you time (they will do the searching for you), money (in a number of ways, as you will not have to go cruising the streets on $4/gal gasoline, or spending more for a home than you should, or getting into a transaction and spending money that can be avoided), and stress (stress will not be removed but greatly reduced). Of course the most asked questions I am asked is “Can I afford to buy a house?” or “My credit is not good enough” or “ The bank would never lend me money”. The only sure way to lose is to not try.
