The share of Bay Area households that rent their homes has grown significantly over the last decade — by about 5 percent and now over a million people in the Bay Area alone are renters. Many of these people are renting to save a down payment or simply because they cannot afford to buy. This is what makes it imperative that you obtain a renter insurance policy. It is a common misconception that the landlords’ or owners policy will cover the tenant’s possessions but that is false. A basic renter’s insurance policy is usually just a few hundred dollars a YEAR. Perhaps you are in bed sleeping soundly and a rusty pipe bursts, drenching everything in dirty water or you take your family to the movies complete with popcorn and soda only to come back to find your home ransacked and empty. the event of a calamities such as these and more the owners policy will only cover the owners property. If you are the tenant you may have lost everything including the roof over your head in an instant and burdened with the cost to replace it all. The renter’s policy may be used to replace your belongings and often pay for temporary housing or loss of use. Coverage is also provided for personal liability protection and medical payments to others. But wait there is more, did you turn away from the stove for just a brief moment or was it one misplaced candle. What if the bathtub or sink overflowed, would you be responsible. And don’t forget about other tenants or nearby homes and their insurance companies that are going to look at your assets, and your future earnings. Can someone sue for damage caused by your negligence if there’s nothing to take? Yes. We live in California, where anyone can and often will sue anyone for anything and everything. You might not have anything to take today, but the person holding that judgement will sit on it, renew it as necessary, and pounce when there’s finally something to collect. 2 OUT OF THREE AIN’T BAD Being in the real estate business for as long as I have, there are always ideas that are proposed that purport to save people money, sell faster, or get the best possible services. This is the same as asking for something to be done for you that is cheaper, faster, and better. Of course you could ask for free, now, and perfect; but that would be unlikely. Recent advertising for real estate agents today purports that they have services that once you go online, you can pick the agent that will provide you, the Seller (or possibly the Buyer) the same thing. The agents selected are those with impeccable track records and will get you home sold in just a few days, for thousands over asking and do it more cheaply than anyone in the business. But do you really thinks that it is true? Let’s review. Agents subscribe to be members of these services and must pay it when they do a transaction they obtain through the online application. What is strange is that more of the bios I read are agent advertising a lower commission. Added to the money they must pay the service, how likely is it they will do a great job for you? Another lure are the testimonials that the home sold for tens of thousands over asking price. This is a diversion to the Seller, as any agent can do this by underpricing the property under the market. Asking price and market price have zero linkage together. No matter what I ask for a property, the market will tell me what it is worth. If I price too far too high, the market will ignore me. Finally, they tell us that they will sell a property quickly; this is not always what you may want, especially if price is important to you. The home may need some basic maintenance and repairs; the market may not be particularly active, or you home may not have the features that a lot of people want. When assessing faster, cheaper, and better as your goals you can always structure the agreement to achieve 2 out of 3 of these goals. If you want cheaper and better, do not be disappointed if it takes longer to do. If you want faster and better, do not be disappointed if the costs of sale are higher, rather than cheaper. And finally, if you want cheaper and cheaper and faster, do not expect to see your agent kinking much in the way of assistance. We have always been focused on the relationships we have with our clients. That aspect (better) is a variable that we do not like to violate in our transactions. Therefore we can only really work with what is more important to our clients; either to get the most (in monetary terms) for our clients or to get the transaction completed faster if that is their need. We generally succeed in going 2 for 3. It is rare that we get tens of thousands more than asking price. If we would set the price too far low, we would be focusing on getting the deal done quickly rather than getting our clients the optimum price. In most cases there is more than adequate market information to price the property properly. Along with proper advertising, the deals we do are in line with other market transactions.
