H OW ’ S T H E R E A L E S TAT E M A R K E T ? This question is asked me more often than any other question I get when talking to someone. First of all, most people know that I am a Real Estate Broker and that I write, teach, discuss, and overall proselytize about this subject pretty much everywhere I go. In spite of the fact that how the market is performing and how unrelated it is in most people’s day to day business, they are always interested in it. Perhaps it is because all of the news that we see in this age of the 20 minute news cycle. There are indexes, national reports, opinion programs, news articles on the web, and of course your brother–in-law giving you the state of the market…….and it does not matter a whit unless you are currently either buying or selling a property. When you are not an active participant in the market the last thing on your mind should be the price or value of your home or investment property. As a homeowner, you live in your home and it is the place that you find peace, relaxation, and family. As I tell my homebuyers; there are only 2 considerations that you should be thinking about when purchasing; 1) if you love the home and 2) you can afford it, you should buy it. The value of the property will go up or go down over the time that you own it but the 2 considerations listed above do not change relative to the current price of the home. If either or both of those considerations changes, then it may be time to become active in the market, but only then. As an investor the problem is a little more complex but is also fairly straightforward. If the income you get from the property you own is sufficient to cover your expenses and provide you with a real return on your investment, the price of the property is truly not important. However, if the income stream falls short, the market becomes much more real. If you are a flipper of properties, you are not an investor, you are a speculator and you are always in the market (for the record, I get very few questions from this type of real estate market participant). To be sure, I love the real estate market and do my best to stay on top of how it performs. I need to know the trends, forecast (as best I can) many items that impact it and be able to, at a moment’s notice, give an answer to a client or a colleague on any real estate question that might pop up. What I provide is how I see the market, without providing any judgment. Of course, if the person does not like my answer, it is not because the market is good or bad, it is because the facts of what is going on do not synch with what the person wants to hear. I will gladly talk with you on real estate issues, just give me a call at 925-308-7045, but answers that affect you are those that relate to your participation in the market. National numbers, state results, even county condition have no relationship to your personal real estate questions. I will give you the facts. So, when you ask me, “How’s the market”? I will respond with the answer, “Fine, working as it should! Now, what to you need to know”?

Should Sellers Have an Inspection Before Listing? By Patrick McCarran ~ Real Estate Broker

Should a seller hire their own home inspector? In my opinion yes, there are more good reasons for having a pre inspection than not having one. As a seller, you know that buyers are going to most likely have a home inspection conducted once in contract for purchase. So why should you pay for your own? Getting a pre-listing home inspection offers many key advantages to sellers that you may not be aware of. Having inspections before your house goes on the market ensures that you have all the facts you’ll find out the exact condition of your home., which makes setting a price much easier and whether to list “as-is” or do the repairs for a better return. I recommend three basic inspections, a general home inspection, a termite & wood destroying pest inspection, and a roof inspection. These are the primary inspections and should provide a clear picture of the condition of your home. If there are any major issues you can hire a specialized inspection. Knowing what repairs are needed and knowing the cost will also help you have a good estimate of the bottom line when you sell. One of the biggest unknowns or variables is that once a buyer has the home inspected, something will be discovered that may kill the sale. This concern is undoubtedly justified as the home inspection is often the point where sales fall apart – leaving the seller to start all over again and find a new buyer. Not knowing if there is something wrong with your home often adds a lot of stress to the sales process. Selling your home is never easy, to begin with. Worrying that the sale will fall through because of something that turns up during an inspection can only add to the anxiety of the escrow process. By having a pre-inspection done, you can feel much more confident about the current condition of your home. This also allows you set your own schedule for repairs. There is often no need to rush to list the property until you have made sure the home is in good shape. If you wait for the buyer’s inspection you will only have until closing to get the repairs done and a limited time frame which may lead to scrambling to get everything fixed in time and can add addition costs to the repairs. You may want to make the repairs yourself and by know upfront what needs to be fixed and this gives you greater flexibility to make that choice. Anytime you can hand a buyer an inspection report that details the present condition of a home; you’re probably going to make them feel more confident about the purchase. Buyers naturally are skeptical about a home’s condition until their home inspection is completed. For many people purchasing a home will be the most money they will ever spend on a single purchase. If a buyer suspects that the house might have hidden problems, the offer he or she makes could reflect that. An inspection done before listing for sale can help eliminate much of the doubt about the home. Having a pre inspection allows the buyer to make a more confident offer and often can lower the inspection contingency that will make the off stronger by cutting down the exit period to cancel. Just because you get a pre-listing inspection does not mean you will not have to go through a buyer’s inspection as well. However by having your own inspection and knowing the condition of your home it can help you in negations if the buyer inspector has a different opinion. Quite often buyers will use the home inspection as a negation tool to ask for additional concessions. They may use the home inspection as a means to renegotiate the sale. That’s because they know that there will probably be one or more issues that will come up possibly warranting reconsideration of the price. A pre inspection puts the buyer on notice and that both you and the buyer are aware of any issues and all repairs from the beginning of your interaction. Negotiations still may occur, but knowing up front usually will minimize this. Another benefit by doing a home inspection before listing for sale, you would know about a significant problems which can help you be in compliance on required disclosures. It is always better in my opinion to know up front and disclose than have the buyer find out about an issue later and assume you should have known . Remember there is no point in having your home inspected if the home inspector only catches a fraction of the issues so make sure you use a reputable inspector who is a member of a trade group that sets standards and practices. While having your own inspection is an added expense It is a proactive step that puts you ahead of the curve, allowing you to see the path ahead of you much more clearly and can save you money in the long run.
