PROTECT YOUR PROPERTY AND YOU By Patrick McCarran ~ Real Estate Broker
When your home is for sale, whether you are the owner or the tenant, it is equally important that you be aware of security and take precautions to keep you and your valuables safe while your property is marketed for lease or for sale. While the property is on the market a variety of people including potential buyers, Realtors, inspectors, and others will have access to your property. In anticipation you should take steps to make sure that your property is safe for such visits. What are the threats that you should be aware of? The obvious threats are of course tangible items or personal property such as jewelry, decorative items and of course cash. It is recommended that jewelry, cash, important documents like “pink slips” and other valuables be placed in a safe deposit box or other safe space, while the property is being marketed for lease or sale. If you choose to keep any of your valuables in our property, we recommend that they be kept under lock and key so that no one but you has access to them. We often leave our wallets and loose cash on the dresser or in the closet but during the time
the house is on the market it is a good idea to keep those things out of site and in a drawer. Prescription medications are another item that is targeted. Don’t keep those in medicine cabinet. To that end you should take precautions to protect your property so that it will not be damaged, lost, or stolen. On a side note, most insurance policies a have a limit on the amount of cash that is covered usually around two thousands dollars. It is also important that if you have any rare or out of the ordinary items, such as an autograph picture of Elvis, you obtain a rider to insure full value. It is recommended that you consult your insurance company to be sure that your insurance coverage is adequate during the listing and escrow period for any losses which may occur including, but not limited to, personal injury, property damage and theft. Your policy may not provide the proper coverage if the property is vacant. Perhaps the most valuable items is your family and you. It is common for potential buyers or renters to open windows and doors to check views and
access. These doors and windows are not always re-locked and if they are seldom used by you then it may be overlooked so get in the habit of doing a security check as soon as you get home or before you go to bed. Your Realtor will do everything possible to make the lease or sale of your property as convenient and safe as possible for you; however they don’t live in the house and cannot be responsible for your property or your insurance coverage. SPEED IS OF THE ESSENCE! There is a clause in the Real Estate Purchase Agreement that cautions both parties that ‘Speed is of the essence’, with respect to the timelines that are specific to the completion of the transaction. While this is true, it is important as well when considering the purchase or sale of real estate prior to the actual signing of a contract. The question I am asked more often than any other (How’s the market?) is generally asked with respect to the questioner wondering about some future event in their lives with respect to a purchase or sale of their property that is well out of my vision as to what will a property sell for/cost over a year or longer period in the future. In these cases, I truly cannot give an answer that I can state with confidence. Market forces are things that can change radically in very short time frames. Less than a year ago, we had far too few properties on market that people demanded. Prices were higher than most people were willing to pay for or could afford. Today, we have a good supply of homes for sale, the number and incidence of bidding wars or high numbers of offers on homes has greatly been reduced inter rates remain low and the market continues to be relatively sluggish with what I see as tremendous opportunities. My response to those is a fairly standard one. ‘The market is fine, but it depends upon what you want to do in it.’ Then, if they wish to hear it (most do), I ask them the questions that most realtors should do. When you work with a competent realtor (I like to think that my wife and I represent competency first) we set up a plan with our new client to execute a plan for getting them the optimum deal in a future sale or purchase….with warnings. For example, I do not know what interest rates will be in 6 months; I do not know what prices will be like in a year; I do not know what specific neighborhoods will be like once the children get out of school in a few years. We are the master of things are like today. We can speculate what they may be like in the future. If critical change occurs as we wait for magic time, we let our client know about them, if only to keep contact with them. Therefore, we emphasize that ‘speed is of the essence.’ You probably have heard the axiom, ‘A bird in the hand is worth 2 in the bush.’ These two sayings are pretty much saying the same thing. Delaying any decision will cost you money. If it is mandatory for you, as an example, that you remain close to you elderly relatives, that is important, perhaps more important than anything else in your life; it is completely understandable. But the world and in this case, the market will not wait for you. Delays, for whatever reason, will cost you money.
