WRAPPING YOUR HOME FOR THE HOLIDAYS By Patrick McCarran ~ Real Estate Broker
If it is necessary to list your home in the winter then festive decorations can really set the tone. This is a time when you can showcase your house in a unique way to highlight areas that normally may not stand out. By creating a festive atmosphere, a home seller allows perspective buyers to envision what their holidays will be like in the property— complete with a beautifully trimmed tree, stockings hung from the fireplace mantel, the twinkling of lights and the smell of Christmas cookies in the air. That being said I am not suggesting that you channel Clark Griswold in “National Lampoon’s Christmas Vacation,” As with all staging less is generally more. You do not want to overwhelm the buyer or distract from the homes features, merely highlight them. Buyers often will associate a sense of ‘home’ through the traditions and memories of holidays past. Through tasteful decorations you can bring those memories out and it is a great way to attract buyers. Nighttime is when many perspective buyers are driving around looking at houses, and nothing will slow them down more than a great Christmas light display. “A well designed display adds festive elegance
to a home, and highlights the already present features of the property.” said Brandon Stephens, vice president of Marketing at The Decor Group, Inc., Lubbock, Texas, specializing in interior and exterior holiday decorating. This doesn’t have to be an over the top contest worthy event. A straight forward light display and a few lawn decorations such as Frosty coupled with large ornaments in the trees can turn almost any yard festive. Don’t forget to highlight the For Sale sign as well, a few lights and maybe some well placed decorations. Embrace the holidays by holding a twilight open house, when your agent can serve hot chocolate and Christmas cookies to show off the Christmas lights, holiday decorations and all that the house has to offer. Here are some simple suggestions to ensure your home captures the holiday spirit without interfering in the real estate process: • Keep decorations to a minimum so you don’t block views, make rooms feel smaller and disrupt the natural flow of the home. • Consider a smaller tree and store most of the gifts in another room.
• Incorporate fresh evergreen or rosemary into your decorating for a classic look and to promote “the Christmas tree smell.” • Make sure light strings and extension cords are tucked away for everyone’s safety. • Try to avoid overly religious or cultural decorations to keep it neutral so a greater number of buyers will see it as their potential home. • Leave a plate of holiday cookies and warm cider or cocoa for prospective buyers with a holiday note. The holidays are emotional times for many people, including home shoppers. Holiday decorations presented tastefully and sensibly, can help you wrap a bow on your home for just the right buyer. FIRE AND REAL ESTATE Unless you have spent the last month in a cave, you know about the devastating fires we have experienced across the entire state. We get them every year and our number one answer has been, ever since I was a child, is that we hope that this year is not as bad as last year. Since the 60s, and perhaps even earlier, environmentalists have taken over the management of the natural resources of the state, from protecting the Spotted Owl to saving the Delta Smelt. The net result is that wildfires have taken a turn for the worse over time (at least the media would have us think so). And the blame is either climate change or the greedy utilities. Regardless of the camp you are in, I would like to share with you the things that I think will drive the real estate markets. 1) It has been projected that the fall will have the same result for at least another 10 years, with rolling blackouts. When business owners, especially those in high tech and dependent upon a reliable electric grid, hear things like this, it is not unreasonable for them to consider moving to more clement environments. We may expect companies to be pulling up stakes and moving to other states that have lower taxes, less regulation, and of course cheaper and more reliable energy. The effect of this would be the loss of one of our highest paid sectors and the accompanying taxes they pay. If a mass exit of these income from Silicon Valley or other high-tech centers in CA, it could have a formidable effect on real estate prices in all areas of the state. 2) Companies are already moving sectors of growth of their companies into other states. The impact is not a reduction in income to the state, but a lack of growth. Currently, CA claims to be running a positive impact on the budget with income just surpassing expectations. It does not address that the state also has a large off budget debt that is not being addressed. At some point additional revenues will be expected. Currently the legislature is exploring the removal of Prop 13 protections for commercial and industrial properties. To be sure, this will cause the following impacts, business will charge more to their customers (you), they will be making less (see the point above) and we may see some of them close, further reducing the income to the state. Prop 13 will then be eliminated. 3) The state, to avoid more wildfires, is beginning to try to ‘buy’ the utilities. It has been my experience that when government takes over anything that can be done in the private sector, it will be done more poorly, cost more, and take longer. I am not a fan of my local linemen to become part of the state bureaucracy. As public workers in this state, they will have the right to unionize and strike. If their leadership has anything on the ball, they would do so at the peak of the fire season. Wildfires have a very direct impact on real estate in this state, perhaps more so because they have been getting larger and more frequent as time goes on. Something should be done, but not with any help from our government.
