Stay Organized and Stay That Way By Patrick McCarran ~ Real Estate Broker
So you just finished reading Marie Kondo’s book “The Life-Changing Magic of Tidying Up” or maybe binged watched it on Netflix. You have kept everything that brings you joy and thanked the items for their service, What’s next? Once you’ve organized and simplified your home or office how do you keep it that way? Here are some tips that will help. The primary tip is to give everything a place. As my dad used to say “A place for everything and everything in its place.” A simple thought and saying, but if you think about it, that is the very key to being and staying organized. This applies to everything big and small — from remote controls, keys and phone chargers to paperwork, sports equipment and Christmas decorations. First designate an area and then invest in storage containers or use cardboard boxes to keep It all contained and organized. If your home is large, assign each room a day of the week and schedule 10-15 minutes. Breaking the task down into small bites. Think one day and one room at a time, this will make it manageable and help fit into your busy schedule. Stay on top of it! Do a clutter check each week. Block out an hour to sort and organize anything that’s fallen out of place. Create a catch-all area in the main rooms such as the kitchen and living room where things tend to collect. Place a bin in these rooms and collect Items that belong elsewhere, and at the end of the week, put things away. If you find that the items in the bin are mostly toys and games, put your children in charge to put them away. Rethink your purchases. In order to live a less-cluttered simpler life you need to consciously think about what you want versus what you actually need. Commit to maintaining a constant number of items in your home and then donate or give away a similar item each time you purchase a new one. For example, if you buy a new shirt donate one or if you want a new decoration have a place for it or donate something you already own. Review every quarter, especially if you have children. Kids tend to outgrow clothes, games toys and other items very quickly. It is amazing how much “stuff” you never use. Sorting through items every few months will ensure that your home will stay tidy and under control. Paperwork is a huge culprit. Think about signing up for paperless billing for your monthly bills, credit cards, utilities, etc. and then when done you can store in a folder on your computer and in the cloud, out of sight but just a search word away. Keep a hard folder or safety deposit box for pink slips and other important hard documents. However designate a place for these and your tax paperwork so it doesn’t get out of control. I recently encountered a young man while we were both volunteering to help at an event to support the homeless. He was probably in his early 20's and of impressive size and stature. Near the end of the day's work I sought him out to thank him for volunteering and to learn more about him. He told me he was a Veteran of Iraq-Afghanistan and had heard about the event from other Vets. I had noticed that he never removed his cap or glasses. He explained he was concealing injuries encountered in the war. Removal of his sun glasses revealed a missing eye and very damaged area around the eye. Removal of the cap revealed many divots and bumps and odd patches of hair and scars. Just the sort of thing that would make little children run for mommy.

REAL ESTATE AND USED CARS In today’s world, we seem to be pushed into acting quickly on financial decisions that may impact your financial situation in both the short and long term; also, in a positive or negative direction. Today, you may run into real estate agencies that promise cut fees, higher prices for your home and good service. This smacks to me of a used car sales approach, where claims are made and eventually not supported when the deal comes through. Your home is not a used car. When selling your home there are certain things that have been proven to be true when selling a home in order to get you the optimum deal: - The agent should be familiar with your home and the area in which it sits. A remote agent can look at the comparable prices or refer to an automated valuation tool that give an estimated value but without looking at the property in person and taking copious notes on it, there is no way for an accurate valuation to be done. If the home has some years on it, it may be indicated that some repairs are done in order to sell the homes for its worth, or at least to generate offers that are complementary to its neighbors. Your agent can help in guiding you to repairs and maintenance that will result in the best possible outcome. - Quick may not be the best solution. Unless you are in default on your loan, getting the most for your home is a longer-term process than a 10 day, all cash closing of escrow. Even if you are in default, your agent has the means to work with your lender to allow you to sell the property on a regular time frame; they benefit from that as well. Oftentimes, you may be presented with an all cash offer that can close escrow rapidly. After a short time, the offer may change to allow for financing, and then for repairs, and then for a reduced price. The lure of quick cash is not recommended for real estate transactions, despite how tempting it may be. -
It is important to know who the Buyer may be. Buyers looking for homes where they plan to live will take their time finding their home of choice unless, 1) they are in contract and need to get into another home quickly, 2) they are new to the area and the home they thought they had has fallen through, or 3) they have been looking for an extended period of time and need to settle once and for all. Buyers in a hurry for other reasons do not have true time pressures working on them and the Seller needs to be aware of other reasons why the offers are not meeting expectations.

Do not feel pressured to leave your home on a compressed escrow period, especially when you do not have a place to move. Out very first concern when we list a home is to ensure that our Seller is not moved to the street. The pressure of moving is hard enough; adding to it does nothing positive.

Reduced commissions may not provide more money in your pocket. Part of the commission that your agent earns is spent on promotion, advertising, printing costs, gasoline and auto charges and other various and sundry items related to the task of selling your home. If the commission is low, very likely your home will not get the exposure you thought it may deserve.
