The End of the Goldilocks Market? As most of us are familiar with the children’s story, Goldilocks had choice when she entered the home of the 3 bears. The food was either too hot, too cold, or just right. The beds were too hard, too soft, or just right. The past couple of months, we were in a Goldilocks real estate market as well, interest rates were good (even great by some measures), the market had a solid inventory and prices were settling; as to say the market was not too hot, cold; it was just right. As we all know, things change, sometimes violently sometimes so slowly we hardly notice it. In this case, the change has been a bit sporadic. Interest rates began a rise a few weeks ago but international tensions have created, as of this writing a sudden decrease in rates. This may not be true once you get a chance to read this article. On the other hand, inventory of homes on market has been rapidly increasing over the past few weeks, putting pressure on homes already on market and stalling any possible price advances that Sellers may hope to get. You may think that this condition benefits one side or the other (Buyer/Seller). In fact, it benefits neither, as conflicting data usually results in a market slowdown as people attempt to make sense of it. There is one thing that is clearly true. If you are thinking about buying or selling a property now or in the near future, waiting to see what develops is not the correct way to approach the problem. If you are a Home Buyer, there are only 2 principles in play; 1) Do you like/love the property that you are considering and 2) Can you afford it? If you answer yes to both of these questions, then thee really is no other rationale that can be made. A second way to look at it is that if you see a home that is good for your needs, walking off in search for perfection will often lead to settling for something that is not as good as the property you have waked away from. It is almost always true that if you like a home, someone else will as well. If you are a Seller of a property, any delays you incur in selling your property will also incur additional costs to you. Payments, insurance, and taxes paid on a property you no longer want will cause you grief, holding on for a few more dollars than what may be offered. We can help you get past your objections in fractious markets. Do I Need a Home Warranty on a Rental Property? By Patrick McCarran ~ Real Estate Broker
Often overlooked is the issue of maintenance on a rental property. A home warranty can help address these concerns. There are quite of few coverage options that are uniquely beneficial for a rental home such as being overrun by ants or a clogged toilet, for just a $75 service call you can have this taken care of saving as much as $200. It is largely for reasons such as these that I highly recommend them, and the peace of mind that they can bring. Considering that the average water heater runs about $1300, and a new furnace and A/C can run over $10,000 with the new SEER laws, a home warranty can save you thousands of dollars on a repair that pops up after you purchase a home. I think it is important to understand that a home warranty is not an end all be all warranty and you should be aware of exactly what the home warranty covers. It does not cover everything that may go wrong but does cover a great many items. The warranty brochure will spell out exactly what is covered and what is NOT covered. It has been my experience that the major warranty providers do not try to “wiggle out” of paying, if
it is covered and not obviously a pre-existing condition then they will repair or replace. In general the warranty will cover items not covered by your homeowners insurance. For example if a pipe leaks the homeowners policy will cover the damage caused by the leak but not repair the pipe, the home warranty will cover the pipe but not the damage. Be aware that if the warranty is generally only for basic coverage, you will need extended coverage, such as for pool equipment, air conditioning, or even the refrigerator, you may be able to negotiate that extra cost with the seller, or consider paying the difference yourself. It is important to note that you must file a claim with the warranty company and use their service provider, if you have a problem you can request a new vendor but you cannot generally call your own contractor and expect the warranty to pay them. Remember that although most home warranties provide coverage only for one year, but you can always extend for more time upfront or most plans are renewable after the first year. One of my clients kept their home warranty for the 22 years they
owned the home. Take note of what the deductible or per visit cost for repairs?. What is the maximum dollar amount for repairs and what are the policy limitations such as new fittings or SEER inspections or permits? Also the warranty company can buy out the claim, sometimes this may work out better for the homeowner. Home warranties definitely have a place when it comes to protection and peace of mind. For sellers or landlords they can act as “insurance” that you won’t get an angry call about the bad water heater in the house and for buyers you don’t have to worry about dealing with the added expense of replacing a major system or appliance after you move in.
