Suppressed Demand;

What is Going On?

Today, the commonsense understanding is that there is a state of suppressed demand in Real Estate, not just here but across the nation. These are easy words to say but sometime difficult to quantify. Suppressed Demand in every case is a market condition where there may be a demand for a product or service but there are external forces that keep that demand from being satisfied. Since the beginning of the year, properties that have gone into contract have been increasing month-to-month at an alarming rate. During the months of January and February, very few transactions take place as the winter months generally are slow for real estate sales. In this year, the number of single-family homes went into contract in the large cities of East County were 6 and 13, respectively. In March, April, and to date, May of this year the number of properties, again, single family homes, were 30, 108, and in the first 18 days of May, 146. For comparable year to year numbers for properties sold, in April 2019 was 219 for the same vs. 250. March also shows a similar drop with a 2019 total of 267 and a March total of 250. However, the actual closings for May 2019 (through 5/18/2019) was 213 vs. this year’s total of 85. The significant drop may indicate demand suppression as there is one major factor that keeps people from purchasing a home. This factor encompasses several aspects of Suppressed Demand.

1) People may not know whether they will be in a position to make a major purchase with the spike of unemployment if the company, 2) Lenders are demanding more information on most applications; high-balance mortgage application are becoming very difficult to obtain as there are very few investors willing to take the risk of purchasing these loans from the mortgage loan providers, 3) People have been sheltering in place (SIP) under government direction. However, given this set of difficulties, how is it that these deals are getting done at all? The answer is fairly straightforward. Suppressed Demand does not necessarily mean Demand Elimination. Circumstances often make it necessary to move; some people look at the conditions as an opportunity to buy (or sell) as the number of people that may be competitors for the homes on market are not in the market due to the aspects above. As the SIP pressures begin to be released the suppressed demand will also release. It is to be seen whether it will be a slow release or with the force of an explosion, but things will improve.

GIVE YOUR HOME A TUNE UP BEFORE PUTTING IT ON THE MARKET By Patrick McCarran Real Estate Broker Home sellers with equity have one goal—to sell their home as quickly as possible for the highest market price. Most of the homebuyers in today’s’ market are looking for properties that don’t require a lot of work or “turn key”. Homeowners that are proactive and make needed repairs before putting their homes on the market help fill this demand. A home in movein condition is almost always the most desirable and will command top dollar and multiple offers. To accomplish this inspect both inside and outside the home. Take inventory of practical and aesthetic repairs. You may want to apply a fresh coat of paint on the walls, doors, and trim. Clean the carpet and buff and polish wooden floors. Power wash the sidewalks and driveways, and clean any stains on them. Clean or re-grout kitchen and bathrooms. Repair dripping faucets and drains or plumbing fixtures that aren’t operating. Take a look at the light fixtures, the bathroom and kitchen faucets. This is a great opportunity to update with minimal cost and excellent return. Update fixtures with LED bulbs and replace any broken electrical sockets. Replace cracked windows and

torn screens. Repair broken fencing and put a fresh coat of stain on the fences and the deck. I recommend hiring a professional home inspector to thoroughly and impartially evaluate the property. A standard report will review the condition of the home’s heating system, central air conditioning, plumbing and electrical systems, the roof, attic, walls, ceilings, floors, windows and doors, the foundation, and visible structure. By obtaining the pre-inspection it avoids any surprises and allows you to review and prioritize the list of repairs. Many major remodeling projects will only return pennies on the dollar. Let your budget and your real estate professional guide you. In addition to repairs or deferred maintenance, staging is an excellent way of showcasing the positive attributes of your home to maximize return. In order to accomplish this you need to depersonalize the home. This does NOT mean taking down and hiding every personal picture but it does mean to minimize. Start packing that rare clown collection or the special teddy bear room. What may be “charming” to the seller may seem off-putting to a prospective buyer. The basics of

staging are neutral but not plain, declutter less is definitely more, let the light in, and remember to review all the rooms. A home in good condition demonstrates pride of ownership. Taking the time to give your home a tune up will go a long way in making sure that your home is presented to potential buyers in its best possible light and will make the sale.
