REALTORS vs VETERANS I recently encountered a young man while we were both volunteering to help at an event to support the homeless. He was probably in his early 20’s and of impressive size and stature. Near the end of the day’s work I sought him out to thank him for volunteering and to learn more about him. BUYING YOUR FIRST HOME? WHAT YOU NEED TO KNOW. By Patrick McCarran ~ Real Estate Broker On the fence? Not sure if these historically low interests rates will last (spoiler they wont!) Maybe you’ve made the decision jump in and make one of the largest investments you’ll ever make in your life—buying your first home. You’re probably excited, but at the same time anxious. Some of the questions you may be asking are: Will I be able to afford the home of my dreams? Do I have enough money for a down payment? How do I know the condition of the home? The home buying process can be overwhelming, but if you go into it prepared, your first purchase can be a good experience. Here are some things to consider before making the plunge. Getting a mortgage—You miss 100% of the shots you don’t take. Fear of being rejected for a home loan is one of the main concerns for first-time homebuyers and the biggest hurdle to making the purchase. Don’t let fear of the unknown stop you from the first step in building your future. You have nothing to loose and everything to gain by calling a lender and starting the approval process. I know many of you are fearful of running your credit but running it for a home purchase is not the same as applying for a credit card. A home purchase shows stability and is scored differently. Mortgage Payments—The costs involved in the purchase of a home may seem overwhelming to firsttime buyers. However, with the help of your lender and Realtor, you can calculate out how much they you be
able to pay each month in mortgage payments, and from there, what prospective homes offer a feasible payment plan. It is important to remember that rent can continue to increase (even in rent control cities) but with a fixed mortgage it is stable. Property taxes and insurance may increase monthly however these are largely predicable and significantly smaller that rent increase can be. Down-Payment—The down-payment amount varies slightly depending on the loan you qualify for, Conventional can be as low as 3%, FHA 3.5%, and VA 0%. In many cases, first-time home buyers can purchase a home with no money down. There are many programs and grants that will cover the down payment and sometime closing costs. You can also ask the seller for a closing cost credit. Again you only lose if you don’t play, CALL A LENDER. Making offers—Don’t be afraid making an offer on the first home you see. This is a common mistake of many first-time homebuyers. If you know what you want and you find it, go for it. However it is perfectly fine to view different homes to get a feel for the marketplace. Make the decision that feels right for you. The market is moving quickly so speed is of the essence. The most important thing is not to get discouraged if you don’t get the first offer or even the 5th one accepted. My client just got accepted on the 7th offer and she had cash! One thing that experience has taught me is that when it is meant to be it will happen. Condition of the Home—Buying an ugly home is often another fear
of first-timers. While a home that needs major repairs can become a costly venture, a fixer upper can be a great value and often will not have the multiple offers that a “gorgeous turn-key” home may have. This is where hiring a home inspector will be beneficial. The home inspection will help explain whether it is largely cosmetic or a major repair and that way, you know what you are getting into. This can be done as a contingency of purchase so you can cancel without penalty if you find the condition overwhelming. Yes, purchasing a home is a big undertaking, but it doesn’t have to be a hassle. Your Realtor is an invaluable asset in helping you make educated decisions so that your first-home purchase is a rewarding experience. WE WENT 2 FOR 2! CAN WE GET A 3 FER? This time of year we often see articles written by a number of well meaning people (including myself) with an attempt to predict what will happen in the coming year. I have done this myself for several years and, of course, have been wrong most of the time. There is an old saying that when someone makes predictions, they will be incorrect, both in the size of change and its direction. Again I will do my best to give as good information that I have with the understanding that my crystal is cloudy right now and seeing into the future is left to the mystics, fortune tellers, and economists (my calling). Referring to the title of this article, the noting of the 2 for 2 is the fact that ream estate prices in this area have gone up over 15% or more for the past 2 years. In 2020, the average price for residential homes in our area increased from $515,902 to $621,944; an increase of 20.55%. So far in 2021, prices have gone from $621,944 to $711,480; an increase of 14.9% to date (11/29/2021) with more to come. East County is not the superstar here as we continue to lag the rest of the bay area which has increased a bit more rapidly. In East County, Brentwood is showing particular price strength. It is difficult to find a property under $800,000. What drives these increases? 1) Supply and demand. There is more demand for homes than a supply of them to sell. This drives prices up. 2) Monetary inflation. The amount of free cash in the overall market has increased dramatically. The money supply has increased 20% since the end of 2019, just under 2 years. This money has been handed in great part directly to the people of the United States through grants given by the Federal government. The increase in the money supply makes the dollars in your pocket less valuable because there is extra money chasing the same amount of goods (and in the past 2 years, fewer goods, due to disease).
3) Homes being built is falling short of the number needed, especially in the types of homes that people want. There is small demand for multiple housing units (apartments, condos, and the like) and more for single family homes on large lots. With prices up; for land and building supplies among other things, the base prices will also go up Looking at this, one mat think prices will continue but there are other items that might be overlooking the following factors: 1) Interest costs will be going up. They have remained at historic low levels but cannot remain at these incredible low rates forever. 2) Major employers are leaving California primarily the Bay Area and the Los Angeles basin. As these higher priced areas lose homeowners, prices decline. This is already beginning to show tendencies in both of these areas. Price pressure at top levels puts pressure on lower prices areas and we should see this through the next year. 3) Finally, there are a number of economists that are looking for a slowdown in the economy in 2022. Real estate is not exempt from participating in one if it comes along. At sum up with all of this to consider, I do not expect a continued price increase in 2022 at the rates we have seen in the past 2 years. I expect prices to remain at current levels with some pressure on the down side in 2022.
