I became a REALTOR® in 1997 and have always been about women leadership and empowerment. In 2000, I noticed more marketing in the REALTOR® magazines for an organization for women in real estate and I wanted to join, but there wasn't a network near my area. Not a month later a well-respected and successful REALTOR® came to our area to talk about Women's Council of REALTORS® and asked the people in attendance if they would like to join and charter the 1st Delta area network. I signed up immediately and volunteered for the Telephone Tree committee (social media wasn't a "thing" just yet). As time went on, I moved through committees, sat with and assisted our Delta Network President and charter member Jeri Jorgensen, who was also on the Women's Council CA State Leadership team. I became the youngest Delta Network President in 2004 at 26 years old AND was asked to manage my local Prudential California Realty branch office at the time, thanks to the organization and leadership I showed from my time with Women's Council.

It is a GREAT Time to Sell, But Where are All the Sellers? By Patrick McCarran ~ Real Estate Broker Multiple offers and low inventory of homes for sale is a boon to sellers and makes for challenging times if you’re a Buyer. In the Bay Area monthly inventory is down about 40-50% right now compared to the same period last year. Demand has definitely impacted the inventory and with it driven prices up roughly 10%. This is not unique to our area and has been common in many markets across the country. There is not just one reason for this and many factors are contributing to the current market. There are a great many sellers that are concerned about the corona virus, whether contracting the virus or concern of the economic impact. This has led to sellers staying put and not listing during the pandemic. Mortgage rates hovering around 3% have created a strong demand for homes. Largely due to buyers that have been on the fence but have recently decided to jump back in the market. This has created an increase in demand and has helped to deplete an already low inventory of available homes for sale. New construction has been steady but it is limited in many areas due to multiple factors including a lack of buildable land, a lengthy governmental approval process, and of course NIMBY’s. We’ve had significant population growth in the midst of lackluster new construction since the housing bubble burst. If you compare the growth prior to 2009 to after it is relatively flat, in other words, we haven’t built enough units to meet demand and we’re really beginning to feel the effect of it. There has also been a cultural shift in a housing mindset in the last decade. Where prior to 2005 a majority of owners would sell and move within
five years. People today are staying in their homes longer and therefore not selling as often, the latest numbers show that home owners are averaging thirteen years in their homes. This can generally be chalked up partially to a shift in economic factors, however I also think the modern culture has shifted kids are staying with parents much longer and moving back in after college. This effects listing inventory as well as parents that may have sold are staying in place longer. Increased migration due to economic and societal shifts has had an effect as well, however not necessarily in the away you may think. While many regional markets are seeing Californians leaving the state in record numbers and heading to Idaho, Nevada, Texas, and parts unknown, people are still coming to the California. The increase comes from new home buyers moving out on their own but also from job seekers moving in, they call it the Golden State for a reason. We’ve been building larger homes for decades now, which may tend to eliminate the need for some owners to buy a move up. Often their current home will best suit their needs and therefore there is no reason to move. Some owners might like to list and downsize or start a new adventure, however they feel there’s nowhere to go due to financial reasons, expenses, lack of inventory, or just unsure where to go. There are many industrial investors that purchased thousands of homes in the down turn and are hold them. In addition, the distressed sales are down to very low numbers. Lastly don’t forget about the natural disasters and the thousands of homes that have been eliminated form inventory, not mention adding potential buyers to the market.
What does all this mean? In all likelihood the demand/supply imbalance means that prices will very likely hold and continue to increase, and there is no “bubble” in the market. Prices have steadily climbed upward and most financing is at a fixed rate and term, not built on “no doc” loans with variable rates. This current surge in prices is supported often with large down payments to make up the difference between appraised value and market value. The consensuses of the major forecasters are projected to be around a ten percent increase this year and continued growth in the near future. So, in summary it is a great time to buy or sell, prices are up for the sellers and therefore a good profit to be made especially if you are moving out of the area. If you a Seller downsizing then the passage of Proposition 19 may help you transfer your prop 13 base to your next home in a different county or part of the State. If you’re a Buyer interest rates are very low and every indication is they will increase eliminating your current buying power. A rate increase of 1% can lower your qualification by as much as $100,000.

Today’s article will try to calm your nerves and help you achieve the purchase or sale of your property. -Today’s interest rates for mortgages, despite the recent increase, is still incredibly low. For people with good credit the 30 year fixed mortgage interest rates are still in the low 3% range. Even with a less solid rate, the rate is still very low. There will be a time where the rates go higher, but the market compensates for that -In 1982, my wife and I bought a home in Antioch. The mortgage interest rate at the time was 16% (yes, that is not a typo). We lived in the home for over 21 years. During that time, interest rates continued to reduce. We refinanced the property 6 times during that period and when we sold the home, our mortgage balance was double what the original price of the home was but our payment was less than the original payment and the interest rate was around 6%. We sold the home for 3 times what we paid for it. You can now see that interest rates have a major impact of housing costs over time; the market compensates the cost of the mortgage with the actual price of the home. -Mortgage interest rates are partial deductible on your income tax. The higher the rate, the more you can deduct, which is another benefit. -Rising interest rates indicate a stronger economy. A stronger economy is the cause for both higher cost and higher wages. Since your fixed rate mortgage stays the same, your higher wages overtime make it a smaller impact of you fixed expenses; while over time prices of everything else may increase, your purchase price of the home remains the same and becomes a smaller part of your monthly expenses.
-There will be a point where the level of the interest rates increase the level of affordability on the home buyers and the income they have. Several dynamics will come into play. Home prices will decrease (or at least stop increasing) as potential home buyers leave the market or start looking for a more affordable option. This will be true for both resale home and new homes. With a lower demand for homes, a buyer will have a much better chance of obtaining a contract to purchase a property -Give us a call to set a strategy for getting your home in this year or a strategy if you wish to sell (there are plenty of buyer!)
