REALTORS vs VETERANS I recently encountered a young man while we were both volunteering to help at an event to support the homeless. He was probably in his early 20’s and of impressive size and stature. Near the end of the day’s work I sought him out to thank him for volunteering and to learn more about him. Real Estate, Inflation and Interest Rates I do not normally write alerts like this one, but I believe that the real estate market is in a precarious position today. If you are contemplating the sale or purchase of real estate now or in the near future, I suggest that you watch what is happening in the financial markets right now, especially with respect to inflation and interest rates. The point of this article is to try to assist you in managing your largest capital asset (your home) and its value to you.
Recent reports that the inflation rate is currently at 6.8% (or so). You may disagree with the specific number, as most people are seeing price increase on items that they purchase daily that are much higher. Economists I have followed for years and who's opinions I respect are saying that we may be heading for a 'stagflation' condition just as we did in the 1980s. The primary reason for this is pretty simple. Wages are up this year around 2%. However, inflation rates as we know, are nearly 7%. This translates to the fact that while you may be making more money, it buys less. With respect to what this means in real estate, properties will be going up in price until such time that interest rates catch up to the inflation rate. If inflation goes to 1980s levels, the result is fairly obvious, interest rates will also go up but trail the inflation rate. According to the same economists I mentioned above, many of them think that rates should be much higher right now to stem inflation. Even the Fed has changed their plans twice in the past month to accelerate their ending of pumping cash into the economy and also plane to increase the short-term rates 3 and possibly 4 times in 2022 and 3 times in 2023. If you have been thinking about the sale of your home, increased interest rates have the potential to erode the sale price of your property. There is no ‘formula’ for this but it will be worth your time to keep an eagle eye on the value
of your home. We have tools you can use that can help you watch you home value over time, or you can call or email us any time to get as estimated of the current market value of your home. If you are a potential homebuyer, once the cost of borrowing makes home more difficult to afford, prices will drop. If this becomes true and you are considering the sale of your property, watch prices. We have tools that will assist you to watch prices on a monthly basis. As a potential buyer, the interest rate increases will allow you to purchase less home for the money. The price of the home is not what you must consider, it is the monthly payment that is important. I truly hope I am incorrect, but I need plans to expect the worst.

SHOULD SELLERS HAVE INSPECTIONS BEFORE LISTING? By Patrick McCarran Broker
In this current market when multiple offers is the norm and each buyer is looking to make their offer the strongest and most appealing. Having inpsect5ions and disclosures available for buyers allows the buyer to be informed and reduce negotiating of repairs and possible shorten contingency t i m e f ra m e s . This practice is common in many metropolitan areas. Getting preinspections offers many key advantages to sellers that you may not be aware of. Having inspections before your house goes on the market ensures that you’ll find out the exact condition of your home, which makes setting a price much easier and whether to list “as-is” or do the repairs for a better return.
I recommend starting with three basic inspections, a general home inspection, a termite and wood destroying pest inspection, and a roof inspection. These are the primary inspections and should provide a clear picture
of the condition of your home. If there are any major issues you can hire a specialized inspection such as plumbing, roof or HVAC . Knowing what repairs are needed and knowing the cost will also help you have a good estimate of the bottom line when you sell.
One of the biggest unknowns or variables is that once a buyer has the home inspected, something will be discovered that may kill the sale. This concern is undoubtedly justified as the home inspection is often the point where sales fall apart – leaving the seller to start all over again to find a new buyer. Not knowing if there is something wrong with your home often adds a lot of stress to the sales process. Selling your home is never easy. Worrying that the sale will fall through because of something that turns up during an inspection can only add to the anxiety of the escrow process. By having pre-inspections done, you can feel much more confident about the current condition of your home. This also allows you set your own schedule for repairs. There is

often no need to rush to list the property until you have made sure the home is in good shape. If you wait for the buyer’s inspections you will only have until closing to get the repairs done and a limited time frame which may lead to scrambling to get everything fixed in time and can add additional costs to the repairs. You may want to make the repairs yourself and by knowing upfront what needs to be fixed, gives you greater flexibility to make that choice. Buyers naturally are skeptical about a home’s condition. For many people purchasing a home will be the most money they will ever spend on a single purchase. Handing them inspection reports that details the present condition of a home will make them feel more confident about the purchase. Having preinspections allows the buyer to make a more confident offer and often can shorten the inspection contingency, and in turn make the offer stronger by cutting down the exit period to cancel. An inspection done before listing for sale can help eliminate much of the doubt about the home.
Just because you get pre-listing inspections does not mean you will not have to go through buyer’s inspections as well. However by having your own inspections and knowing the condition of your home, it can help you in negotiations if the buyers inspector has a different opinion. Quite often buyers will use the home inspection as a negotiating tool to ask for additional concessions. They may use the home inspections as a means to renegotiate the sale. That’s because they know that there will probably be one or more issues that will come up and possibly warrant reconsideration of the price. Pre-inspections put the buyer on notice and that both you and the buyer are aware of any existing issues and all repairs from the beginning of your interaction. Negotiations still may occur, but knowing up front usually will minimize this. Another benefit by doing home inspections before listing for sale, you will be aware of any significant problems which can help you be in compliance on required disclosures. It is always
better in my opinion to know up front and disclose than to have the buyer find out about an issue later and assume you should have known . Remember there is no point in having your home inspected if the home inspector only catches a fraction of the issues. So make sure you use a reputable inspector who is a member of a trade group that sets standards and practices. While having your own inspections is an added expense, it is a proactive step that puts you ahead of the curve. It allows you to see the path ahead of you much more clearly and can save you money in the long run. You can plan better, rest easier and get a better price on your home.
