Over Forty Year of Declining Interest Rates If you began your participation in the economy in the early 1980s, you have seen a 40 year trend in declining interest rate. For the most part, with a few disturbances, interest rates have been declining steadily. I bought a home in the Bay Area with mortgage loan of 16%. Over the years, rates dropped and I refinanced the mortgage (often taking out some extra cash) until I sold it in 2004. When I sold it, the payment was lower than the initial mortgage rate and I was able to reap a profit well over the cost of the home in 1982. Today, we are seeing a move in interest rate that has lit up reporting on rates and the increase in them. I am of the opinion that the continual reduction of interest rates looks to be at its end. Interest rates when I sold the home in 2004 were in the 6-7% range, one to the lowest any of us had memory of. However, if a lender were to propose a 6% interest rate today, they would be a few points too high and they would be classified as being shysters. Over the years this rate was considered ‘nominal’ as rates continued to drop. I believe that this a where we are headed right no. Read on the understand why. As homebuyers know, there are small number of properties available for sale, and it appears that this number is growing smaller. A short observation will provide the answer. The number of homes being offered is not going down, if anything it is steady with the slight upward trend. However, the overwhelming demand for homes right now is increasing! With increasing cost of home ownership, why would people continue to try and find homes that are going to be more expensive? The reason is simple. Buyer today hear the news, talk to their friends, get advice from multiple sources and come to the conclusion that buying now is preferable to waiting for prices to come down.
If you choose to wait to purchase a home, even though you may have the need to make the move, you must ask yourself, “How long am I willing to wait”? I have had potential clients over the past 3 years that decided to wait rather than purchase a home they could afford but decided not to, often due to price shock, but were convinced they would wait for prices to come down. Since then, prices of homes have gone up around 40% and their rent has been going up 5-8% a year. Prices now have exceeded their budget and they can expect rent increase to accelerate at a faster rate in the near future. The threat of inflation adds to the puzzle. For these reasons more Buyers entering the market, both to keep the price of the home at a level they can afford and try to acquire a reasonable interest rate before they go higher. It is a GREAT Time to Sell, But Where are All the Sellers? By Patrick McCarran ~ Real Estate Broker Multiple offers and low inventory of homes for sale is a boon to sellers and makes for challenging times if you’re a Buyer. In the Bay Area monthly inventory is down about 40-50% right now compared to the same period last year. Demand has definitely impacted the inventory and with it driven prices up roughly 10%. This is not unique to our area and has been common in many markets across the country. There is not just one reason for this and many factors are contributing to the current market. There are a great many sellers that are concerned about the corona virus, whether contracting the virus or concern of the economic impact. This has led to sellers staying put and not listing during the pandemic. Mortgage rates hovering around 3% have created a strong demand for homes. Largely due to buyers that have been on the fence but have recently decided to jump back in the market. This has created an increase in demand and has helped to deplete an already low inventory of available homes for sale. New construction has been steady but it is limited in many areas due to multiple factors including a lack of buildable land, a lengthy governmental approval process, and of course NIMBY’s. We’ve had significant population growth in the midst of lackluster new construction since the housing bubble burst. If you compare the growth prior to 2009 to after it is relatively flat, in other words, we haven’t built enough units to meet demand and we’re really beginning to feel the effect of it. There has also been a cultural shift in a housing mindset in the last decade. Where prior to 2005 a majority of owners would sell and move within
five years. People today are staying in their homes longer and therefore not selling as often, the latest numbers show that home owners are averaging thirteen years in their homes. This can generally be chalked up partially to a shift in economic factors, however I also think the modern culture has shifted kids are staying with parents much longer and moving back in after college. This effects listing inventory as well as parents that may have sold are staying in place longer. Increased migration due to economic and societal shifts has had an effect as well, however not necessarily in the away you may think. While many regional markets are seeing Californians leaving the state in record numbers and heading to Idaho, Nevada, Texas, and parts unknown, people are still coming to the California. The increase comes from new home buyers moving out on their own but also from job seekers moving in, they call it the Golden State for a reason. We’ve been building larger homes for decades now, which may tend to eliminate the need for some owners to buy a move up. Often their current home will best suit their needs and therefore there is no reason to move. Some owners might like to list and downsize or start a new adventure, however they feel there’s nowhere to go due to financial reasons, expenses, lack of inventory, or just unsure where to go. There are many industrial investors that purchased thousands of homes in the down turn and are hold them. In addition, the distressed sales are down to very low numbers. Lastly don’t forget about the natural disasters and the thousands of homes that have been eliminated form inventory, not mention adding potential buyers to the market.
What does all this mean? In all likelihood the demand/supply imbalance means that prices will very likely hold and continue to increase, and there is no “bubble” in the market. Prices have steadily climbed upward and most financing is at a fixed rate and term, not built on “no doc” loans with variable rates. This current surge in prices is supported often with large down payments to make up the difference between appraised value and market value. The consensuses of the major forecasters are projected to be around a ten percent increase this year and continued growth in the near future. So, in summary it is a great time to buy or sell, prices are up for the sellers and therefore a good profit to be made especially if you are moving out of the area. If you a Seller downsizing then the passage of Proposition 19 may help you transfer your prop 13 base to your next home in a different county or part of the State. If you’re a Buyer interest rates are very low and every indication is they will increase eliminating your current buying power. A rate increase of 1% can lower your qualification by as much as $100,000.
