REALTORS vs VETERANS I recently encountered a young man while we were both volunteering to help at an event to support the homeless. He was probably in his early 20’s and of impressive size and stature. Near the end of the day’s work I sought him out to thank him for volunteering and to learn more about him. Time to Refi your Mortgage. Maybe a Better Solution? Refinance or buy? What may be the better choice for you and your family? I ran into a client that I was thinking that the refinance would save a large amount of money as the property, originally financed as an FHA loan, was costing him a lot of money that could be saved. He bought this home as his first home and did not ever consider it a forever home. In had an interest rate of over 4%, there was a PMI (private mortgage insurance) on it which added to the monthly cost. Over the few years we has owned to home, his income grew to allow him to add a few hundred dollars to monthly payment lowering the balance a little more quickly (and slowly accelerating the balance due and reducing the amount of interest he was paying each month). After speaking to one of my trusted lenders, we discovered that if he were to refinance his payment, his monthly payment would drop by over 50%. That is not a typo! Over 50%. Unbelievable! Since this home is not where he wishes to stay, he is now determining what he can qualify for as a new loan, using his equity as the down payment on the existing home. No refinancing with all its fees, no more PMI, finding the home is which he prefers to reside and keeping his payment where is today which he is comfortable with.

I do not know where you are in the current phase of your life. However, based on my interaction with many of my clients and other, there are quite a few of you that are not particular with your current housing situation. Time causes change no matter what one may do. As time goes one’s situation change, sometimes good sometimes bad. I do not presume what changes have come to you, but we are presented with an opportunity to resolve things that make you unhappy. Prices are up in our area as of the writing of this note. As a Seller, the demand for your home is incredible, interest rates are low (as I just said) and your current home is in demand. I do not know how long this will continue but for the close in time I believe this will remain for the near term.

What is the best solution? We cannot make this decision for you. With the input you can get from us, your mortgage lender (if you need one we have several we can recommend), your tax professional, and of course your need and desires, we may be able to at the worst, save you money, and as the best, find you a better home. PROTECT YOUR HOME AGAINST DISASTERS By Patrick McCarran Broker

As we all know from the recent storm and deluge of rain, the weather is fickle and can change in a week or a day. Be prepared today so you are ready for what comes next rain or shine actions you take now can protect your property and prevent major damage. Apart from major flooding, most damage occurs when water seeps in through cracks and leaks. Make sure that windows and doors are well sealed. Seal any cracks and holes in the foundation and exterior walls. Clean your gutters, often your gardener offers this service or check the Grapevine, the water can back up and leak in your house causing

major damage. Check your down spouts to make sure they are clear and pointed away from the house or directed to the gutters in newer homes. Repair or replace roof shingles around any area that allows water to penetrate the roof sheathing. Don’t be fooled to think that tile roofs are maintenance free, the tiles break for various reasons and the rubber collars around vents deteriorate with age. So don’t wait for the leak in middle of a storm, call a roofer today to have them checked out. Check for holes or air leaks in the attic and crawlspace. Check that flashings, a thin metal strip, around the doors, windows, thresholds, chimney and roof are in tact.

Now is a good time to call an HVAC company to have a checkup on your heater because we al know they tend to break on a Sunday or New Year’s Eve. Install a spark arrestor on your chimney, eliminating brush and debris from around your property to prevent fires. For earthquakes anchor appliances, dressers, TV, computer and other items to the wall you can buy straps at your local hardware store. Apply safety film to non- tempered windows and glass doors to protect form shards of glass if broken. Install a gas auto shut-off device any reputable plumber should be able to do this.
