REALTORS vs VETERANS I recently encountered a young man while we were both volunteering to help at an event to support the homeless. He was probably in his early 20’s and of impressive size and stature. Near the end of the day’s work I sought him out to thank him for volunteering and to learn more about him. He told me he| was Veteran| of Iraq-Afghanistan and 6 Beds 5.5aBaths 6,600± SF | .59± Acre Lot | 4 Car Garage had heard about the event from other Vets. I had noticed that he never removed his cap or glasses. He explained he was concealing injuries encountered in the war. Reading a magazine remains a uniquely intimate and immersive experience. 5. Not only is magazine readership up, but readers spend an average of 43 minutes per use. 6. Further, those 43 minutes of attention are typically undivided. Magazines and magazine ads garner the most attention: BIGresearch studies show that when consumers read magazines they are much like to engage with other media or to take part in non-media activities compared to the users of TV, radio or the Internet. 7. Magazines delivers more ad impressions that TV or Web in each half-hour period. 8. Magazine readership in the 18 to 34 segment is growing. 9. Changes in the Market. What to Expect….. for now!
In the past month things look to be experiencing big changes in the market. All of them have been expected; they have been mentioned in previous article I have written as well as others have also written about them. Let’s see what has changed and what you should expect…… Just to remind you when dealing in the purchase or sale of real estate, the longer you delay, the more it will cost. This is true whether you are buying or selling. 1) The big one; mortgage interest rates have increased….a lot! Since the beginning of the year they have nearly doubled. Opinions vary but one thing is clear; you loan will cost more. What’s done is done, but it is no reason to take yourself out of the market. The cost of your loan can be managed by reassessing how much you borrow, improving your credit score, or a number of other things that you can do. Call me or your mortgage broker to discuss options that might work for you. 2) Home prices have not fallen despite these rate increases. To be sure, prices today have remained stubbornly high. What also has occurred is that home remain on the market for a longer time and even better we are now beginning to see price reductions in an increasing number. Multiple bids are not as numerous nor excessively over the asking bid. To help in this, the number of listings is increasing in several markets which aids the Buyer in getting a property that better meets their needs. Also, the Buyer may ask for concessions that would have otherwise killed deals in the past. 3) The summer season is coming soon. Once it is here many Buyers and Sellers delay their purchases and sales until the vacation season winds its way down. Projections that this summer will see a much large impact on markets as record number of people are expected to go on a vacation this summer with the ending of COVID restrictions. Even if new restriction may be imposed; people are expected to vacation in record number. People that stay active in the real estate market will excounter less competition, for the most part.
4) Volatility. This is a damper to transactions of any type; especially those as important as the purchase or sale of your largest asset. As prices, mortgage interest rates, the threat of recession, inflation, war, and other distractions that are present into today’s world, it is difficult to assess what and how the impacts on you would interfere with your life. As a result, many if not most people withdraw until ‘things get better’. Of course, for those that are not impacted by these things make out pretty well, taking advantage of conditions that others have shied away from. FOR AN OUNCE OF PREVENTION THEN THINK MAINTENANCE By Patrick McCarran ~ Real Estate Broker The rain may have started and it may be wet still but the weather will be worse soon so there is still time to do some deferred maintenance to make sure your home is in tip-top shape. Even if you aren’t planning to sell your home, you should still add these chores to your list to help preserve your home’s value and help avoid major repairs later on.
Don’t forget the backyard! Is it time to condition your deck? Be sure to hammer in any loose nails, or replace them with galvanized deck screws. Replace any broken boards or rails. Consider renting a power washer to clean dirt and mildew from the wood, and then apply an all-weather sealer or stain. Cover and protect that patio furniture from the weather.
Walk Around the Outside Check for any past damage. Look for those sagging, loose and leaking gutters. Now is the right time to clean out the gutters. Is your roof missing any shingles, or if tile are there any slipped out of place, or is there any water damage under the eaves? A common nuisance is foliage growing in and on the roof, such as grass and weeds or an overhanging tree. Check the valleys where the slope of the roof meets, this is a common area where debris forms or birds make a home and will cause leaks. Mother Nature is a formidable force and over time you’re your home will prove no match. Promptly schedule repairs for those items you can’t do yourself.
Check your fences and repair any broken fence boards to protect from future storms. If you have good neighbor fences you may add a small board at the base to make sure the board don’t fall out during the next wind storm. It is a good idea to stain your fences once a year to extend the life of your fence. If you are just moving in what a great time to get started. Clean the pool if it has been covered all winter. Wash windows, screens and windowsills; repair any past damage.
Walk around your yard as if you were a first-time visitor. What impression does your home make? Be sure to clear away fallen branches and leaves. A great idea is a vegetable garden we have a great climate in the area and it is very rewarding to have food you grew yourself not to mention educational if you have children. Prune shrubs and trees to keep them manageable. If your irrigation water supply has been off for the winter, turn it back on. Test your automatic sprinkler system or connect your water hose and check for cracks and leaks. Replace old washers or sprinkler heads.
Take A Tour Inside The first step in any successful endeavor is to make a list. Start by going around to each room and make a list of things to do in each room. Then dive in. Dust walls and ceilings to remove cobwebs and wash any grimy areas, don’t forget the ceiling fans. Wash window curtains or remove drapes for dry cleaning, dust the blinds. Deep clean rugs and carpets. Dust and polish wood or laminate floors. Don’t forget the kitchen cabinets with a little maintenance such as Old English can really extend the life of your cabinets and give the whole room a fresh look. Check the central air-conditioning unit for debris and obstructions it is important to have good air flow for maximum efficiency and to prolong the life of the unit. Vacuum the main condenser coil on top of the unit. Check the operating condition of window air-conditioning units; remove
and wash filters in mild soapy water. Make sure all exhaust fans and vents are clean and clear. Don’t forget to remove the lint buildup from the clothes dryer vent. One often-overlooked area is the fireplace. Be sure to sweep ashes carefully into your fireplace’s ash pit or into a dustpan. If you used it frequently then you may want to call a professional chimney sweep to have it cleaned and lower risk of fire. Clean and lightly oil fireplace tools. Look around for clutter. Are there items you don’t use any longer? If you are planning on moving, what items will you not need? Consider having a garage sale and then either donate or trash the remaining items. And lastly, possibly the most important of all, don’t forget to replace batteries in smoke and carbon monoxide detectors even if they are not dead put some fresh ones in (and remember to recycle the old ones). You may have missed it this year but in the future plan to change them when you change your clock for daylight savings. Although performing these chores may be dreaded task, they go a long way in maintaining and even enhancing the attractiveness and quality your home and save this list for the spring, it will go quicker if have started now.
