SHOULD SELLERS HAVE INSPECTIONS BEFORE LISTING? Patrick McCarran
often no need to rush to list the property until you have made sure the home is in good shape. If you wait for the buyer’s inspections you will only have until closing to get the repairs done and a limited time frame which may lead to scrambling to get everything fixed in time and can add additional costs to the repairs. You may want to make the repairs yourself and by knowing upfront what needs to be fixed, gives you greater flexibility to make that choice.
Buyers naturally are skeptical about a home’s condition. For many people purchasing a home will be the most money they will ever spend on a single purchase. Handing them inspection reports that details the present condition of a home will make them feel more confident about the purchase. Having preinspections allows the buyer to make a more confident offer and often can shorten the inspection contingency, and in turn make the offer stronger by cutting down the exit period to cancel. An inspection done before listing for sale can help eliminate much of the doubt about the home.
Just because you get pre-listing inspections does not mean you will not have to go through buyer’s inspections as well. However by having your own inspections and knowing the condition of your home, it can help you in negotiations if the buyers inspector has a different opinion.
Quite often buyers will use the home inspection as a negotiating tool to ask for additional concessions. They may use the home inspections as a means to renegotiate the sale. That’s because they know that there will probably be one or more issues that will come up and possibly warrant reconsideration of the price. Pre-inspections put the buyer on notice and that both you and the buyer are aware of any existing issues and all repairs from the beginning of your interaction. Negotiations still may occur, but knowing up front usually will minimize this.
Another benefit by doing home inspections before listing for sale, you will be aware of any significant problems which can help you be in compliance on required disclosures. It is always
925.899.5536 better in my opinion to know up front and disclose than to have the buyer find out about an issue later and assume you should have known .
Remember there is no point in having your home inspected if the home inspector only catches a fraction of the issues. So make sure you use a reputable inspector who is a member of a trade group that sets standards and practices.
While having your own inspections is an added expense, it is a proactive step that puts you ahead of the curve. It allows you to see the path ahead of you much more clearly and can save you money in the long run. You can plan better, rest easier and get a better price on your home.

2. 93% of all American adults read magazines regularly.
3. Magazines usually stay in homes and offices for weeks and months (with ads being looked at again and again) while internet ads can disappear into cyberspace in the blink of an eye.
4. Reading a magazine remains a uniquely intimate and immersive experience.
5. Not only is magazine readership up, but readers spend an average of 43 minutes per use.
6. Further, those 43 minutes of attention are typically undivided. Magazines and magazine ads garner the most attention: BIGresearch studies show that when consumers read magazines they are much like to engage with other media or to take part in non-media activities compared to the users of TV, radio or the Internet.
7. Magazines delivers more ad impressions that TV or Web in each half-hour period.
8. Magazine readership in the 18 to 34 segment is growing.

12. Magazines reach specific audiences. The only people who pick up this Real Estate magazine are people interested in real estate(buying, selling, etc.).

Without a doubt, virtual open houses lead to greater opportunities to connect with your prospects or leads because of three main reasons:
• It expands your reach: Virtual open houses no longer just serve the needs of locals who come to see the home in-person. Hosting open houses online means that your videos can be viewed without limitations of time or space. All it takes is a link to be shared out for another opportunity to be created.
• You can offer the convenience of anytime, anywhere: You can save you and your buyers time from having to travel and coordinate schedules to meet. Virtual tours are viewable until the day the property closes escrow.
• Buyers will want the option: Not everyone is interested in commuting to see a house in person for the first time. Occasionally, buyers will be more interested to vet a potential investment by first scanning it online.
