BUYING YOUR FIRST HOME? WHAT YOU NEED TO KNOW.

On the fence? Not sure if these historically low interests rates will last (spoiler they wont!) Maybe you’ve made the decision jump in and make one of the largest investments you’ll ever make in your life—buying your first home. You’re probably excited, but at the same time anxious. Some of the questions you may be asking are: Will I be able to afford the home of my dreams? Do I have enough money for a down payment? How do I know the condition of the home?

The home buying process can be overwhelming, but if you go into it prepared, your first purchase can be a good experience. Here are some things to consider before making the plunge.

Getting a mortgage—You miss 100% of the shots you don’t take. Fear of being rejected for a home loan is one of the main concerns for first-time homebuyers and the biggest hurdle to making the purchase. Don’t let fear of the unknown stop you from the first step in building your future. You have nothing to loose and everything to gain by calling a lender and starting the approval process. I know many of you are fearful of running your credit but running it for a home purchase is not the same as applying for a credit card. A home purchase shows stability and is scored differently.

Mortgage Payments—The costs involved in the purchase of a home may seem overwhelming to firsttime buyers. However, with the help of your lender and Realtor, you can calculate out how much they you be

able to pay each month in mortgage payments, and from there, what prospective homes offer a feasible payment plan. It is important to remember that rent can continue to increase (even in rent control cities) but with a fixed mortgage it is stable. Property taxes and insurance may increase monthly however these are largely predicable and significantly smaller that rent increase can be.

Down-Payment—The down-payment amount varies slightly depending on the loan you qualify for, Conventional can be as low as 3%, FHA 3.5%, and VA 0%. In many cases, first-time home buyers can purchase a home with no money down. There are many programs and grants that will cover the down payment and sometime closing costs. Making offers—Don’t be afraid making an offer on the first home you see. This is a common mistake of many first-time homebuyers. If you know what you want and you find it, go for it. However it is perfectly fine to view different homes to get a feel for the marketplace. Make the decision that feels right for you. The market is moving quickly so speed is of the essence. The most important thing is not to get discouraged if you don’t get the first offer or even the 5th one accepted. My client just got accepted on the 7th offer and she had cash! One thing that experience has taught me is that when it is meant to be it will happen.

Condition of the Home—Buying an ugly home is often another fear

of first-timers. While a home that needs major repairs can become a costly venture, a fixer upper can be a great value and often will not have the multiple offers that a “gorgeous turn-key” home may have. This is where hiring a home inspector will be beneficial. The home inspection will help explain whether it is largely cosmetic or a major repair and that way, you know what you are getting into. This can be done as a contingency of purchase so you can cancel without penalty if you find the condition overwhelming.

ALL IS NOT LOST!

Little reporting in real estate has not been good for the past few weeks. Most if not all of the reporting has been extremely negative. It now is beginning to sound like the dregs of the market in 2008. It may make you feel like you may never be able to purchase a house if you have been thinking of purchasing a home. It may also feel like, as a homeowner, you will never to be able to sell your home.

Neither of these feelings translate into what is really occurring in today’s market.

If you are a potential homebuyer, here are the facts: 1) mortgage rates, while higher, are not shooting through the roof. In fact, while they are higher than they were a year or two ago, they are around the historical average rate over many many years 2) home prices are remaining high and possibly out of reach. Prices are higher to be sure, but they are well off the highs, many price reductions are seen every day 3) the inventory is low. In fact, the inventory is growing and there are a large number of homes available today and the number is growing. The addition of homes for sale now outstrips the number of people looking for them. This is good for the homebuyer.

If you are a home seller or thinking about selling, here is what you hear from the national reporting. 1)home prices are dropping. Again, to be sure prices are a little lower but they are not crashing. Most homes are selling lower than the

asking price for 2 reasons. a) Homes on market for extended times and not moved the asking price with the market look to be well overpriced today when in fact they may have been fairly priced at the time they went on to market. b) homes on market recently may have had offer close to the asking price but the terms of the contract were not optimal for the potential buyer. 2) the condition of the home has not had such a major impact on selling a home that I can remember. Indoors needs to be in as clean and clear condition as possible in order to obtain a higher price of to get an offer at

So to be sure things change a lot and these conditions will not last forever. As we watch the economy go through its gyrations we must remember, people move all the time. The condition of the economy is not an item of concern unless income is a problem. Timing can be as issue but there is much a family or an individual ca do to prepare for a move in the future. The conditions today are factual and are not the optimum conditions in which we live. Remembering that things can improve or grow worse, the decision to wait is often an ill-timed decision. It sounds trite but things more likely can get worse than improve. Additionally, waiting to act in the real estate market will cost you in an economic sense.
