PROTECT YOUR HOME AGAINST DISASTERS By Patrick McCarran ~ Real Estate Broker

As we all know from the recent storm and deluge of rain, the weather is fickle and can change in a week or a day. Be prepared today so you are ready for what comes next rain or shine actions you take now can protect your property and prevent major damage. Apart from major flooding, most damage occurs when water seeps in through cracks and leaks. Make sure that windows and doors are well sealed. Seal any cracks and holes in the foundation and exterior walls. Clean your gutters, often your gardener offers this service or check the Grapevine, the water can back up and leak in your house causing major damage. Check your down spouts to make sure they are clear and pointed away from the house or directed to the gutters in newer homes. Repair or replace roof shingles around any area that allows water to penetrate the roof sheathing. Don’t be fooled to think that tile roofs are maintenance free, the tiles break for various reasons and the rubber collars around vents deteriorate with age. So don’t wait for the leak in

middle of a storm, call a roofer today to have them checked out. Check for holes or air leaks in the attic and crawlspace. Check that flashings, a thin metal strip, around the doors, windows, thresholds, chimney and roof are in tact. Now is a good time to call an HVAC company to have a checkup on your heater because we al know they tend to break on a Sunday or New Year’s Eve. Install a spark arrestor on your chimney, eliminating brush and debris from around your property to prevent fires. For earthquakes anchor appliances, dressers, TV, computer and other items to the wall you can buy straps at your local hardware store. Apply safety film to nontempered windows and glass doors to protect form shards of glass if broken. Install a gas auto shut-off device any reputable plumber should be able to do this. Homeowners insurance can help protect you financially in case something happens to your property or its contents. I know I have said this before but it is very important to keep in mind that standard policies cover standard replacement, If

you have significant upgrades see your insurance agent for a rider or increased coverage. Flood and earthquake damage is not covered under the traditional homeowners’ insurance policy and may be purchased separately. Periodically review your homeowner’s insurance policy to make sure that you are adequately covered to rebuild your home and replace its contents. By taking precautions to protect your home, you can possibly help keep damage to a minimum when disasters strike; or in the case of severe damage, make sure that you have the financial means to rebuild. IS THERE REALLY A SHORTAGE OF PROPERTIES? For an extended period of time, there has been an overhanging argument that there is a shortage of homes available on the market. There are many reasons stated and they haven’t changed for a very long time: • Builders are not constructed to meet the demand of buyers • There are not enough properties on market • The interest rates are too high • Prices of homes are too high • Prices of everything else are too high • There may be a recession on the way • The moon is in the 7th house and Jupiter aligns with Mars (I heard this on a cover of Hair). Much of this may be contributing a bit too the low number of sales of existing homes, which just hit a 28-year low last month according to the National Association of Realtors. I think there is a more fundamental reason that purchases and sales are low. The real estate market is a stratified market. In a more detailed explanation, there are price levels that should accommodate Buyers at almost any price level. The recent economic troubles for the past 3 years have made it difficult for buyers and sellers to be able to come to an agreement on a contract. Essentially a truer rationale for the low sales is the shortage of affordable homes for sale. While incomes have increased. They have fallen short of the increase in mortgage rates, taxes, fees, inflation, food, energy, and everything else, leaving a smaller budget for housing. Homes at $600,000 3 years ago are now double

the monthly costs of only 3 years ago. If you doubt this, talk to a lender who will have a very precise number on the actual monthly mortgage. According to several economists, prices in general are up over 20% over this same time frame. Homes priced at $600,000 in 2021 have not experienced the same reduction in price. To be sure, they have come down some, but not nearly to cover the shortage in real income. Another test is assessing the afford ability of homes in any area. The best test is to see the average sales price in the neighborhood of your choice that has sold over the past calendar quarter and compare the prices being asked for on homes on the market for the same quarter. I will bet an American nickel the difference will be in the 5-figure level or more. This tells you that the income for the buyers is lower than the prices being asked today. Markets cannot last if there is a large gap in the bid/ ask ratio. In Real Estate there are several major factors beyond whether you love the home or not. Price, payment, income, job solidity, schools and a million other things factor into getting a home purchased/sold. It does not take any governmental influence or interference to get a market balanced. In fact, market balance themselves. This one is no different.
