Common Signs You Have A Drainage Problem

A national study found that six out of 10 homes have drainage problems. Unfortunately homeowners often put off the expense of installing a proper drainage system until there are obvious problems requiring foundation work or support. By this time the expense is double, triple often more than a properly installed drainage system. Especially here in the SF Bay Area where home prices are very strong. WHEN RATES WILL NORMALIZE

Mortgage interest rates have been in the news every day since the buzz around inflation has been front and center daily for the past few months. As this paper is being composed, the rate has been circling around 7%. Stories are frequent from people that bought homes in the 1980s at rates of 15% and more. Prior to the inflation news, 3% rates were common and have influenced the number of homes going to market.

All of these items are causing a situation where potential Homebuyers are giving up the ghost and feel that they may never be able to purchase a home at all. There are some facts that might help you sort all of this out.

In the 1980s, home prices were significantly lower than they are today; there was no shortage homes available, qualifying for a loan was much easier and because we were in a true recession at the time which made more homes for sale. Flexibility was the word of the day and things went fairly smoothly. I was a beneficiary of this. We moved the family from SoCal to the bay area and bought a home for $102,000 using a 13% loan.

Today’s market is very different. Even at a 7% mortgage loan rate, this level seems to be very high. The perception of this is colored by the fact that mortgages have, until recently, been exceedingly cheap. Mortgages of 4% and lower have been lower for a long period of time. In fact, there are many people have taken themselves out of the market until such a time these rates reappear. Here is a hard fact….low rates will not be around for a very long time if ever. This is why. As long as the inflation bug continues to hang around like

a COVID virus, rates will have to remain high. This is due to the government continues to pump money into the economy, it will take higher offering rates for investors to purchase these bonds. Given this, a mortgage of 5% may be where things settle, and a 4% rate will be a gift.

Another impact on the market today is the lack of homes for male. My recent viewing of the Multiple Listing Service show me an awfully large number of homes. The problems, in my opinion, actually reflect that the prices, given the interest rates today, making these homes available but not affordable.

Finally, we are short in demand for properties. New homes are being built but not on the scale they need to be built. The gap is big and appears to be growing. Unless the demand for homes flags, the prices on them drops or we go into a recession, this solution does not look promising.

Closing, the answer to the question above is fairly simple, rates are already normal. While 7% may seem high, it is temporary, Homebuyers and Home Sellers will be able to come to agreement and more people will get their desires mat. Please note, I am not making a prediction about when this may happen; I cannot make such a prediction, however, I would love to discuss this with you and see what options you may wish to explore. UNDERSTANDING HOME INSPECTIONS

Purchasing your home is one of the biggest thrills of your life, but it can also quickly become overwhelming. Whether you are buying a new or a resale home it is important that you look underneath the staging, perfect floorplan, or location and see what may be hiding that could impact your dream home and pocketbook.

Enter the home inspector. A home inspector performs a basic physical inspection of the structure and systems of your prospective home. This means that while you may love the beauty of the living room’s wood floors, your inspector can tell if the floor will truly last.

The home inspection is an objective visual examination of the physical structure and systems of a home, from roof to foundation. The inspection will determine not only the present condition of the home, but also help foresee any immediate or future necessary additional costs that may go unnoticed by the untrained eye.

Home inspections start at around $500 depending generally on the size of the home. I believe it’s money well spent.

A standard home inspector’s report will cover the basic condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; visual of the roof, visual of the attic and insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components.

I have always viewed a home inspection much like a visit to the doctor for a physical from a general practitioner, if there are any problems or concerns you are referred to a specialist such as a cardiologist. A home inspection works in a similar manner, if there is a concern about the foundation you are recommended to a structural engineer, plumbing to a plumber etc.

The inspection will show the positive and negative aspects of a home, as well as the maintenance that will be necessary to keep it in good shape. After an inspection you should have a much clearer understanding of the value and needs of the property.

I think it is important to note that even if a house needs repairs, it shouldn’t always be the cause for getting out of a

sale. No house is perfect and as long as you know ahead of time what needs to be done and are comfortable with the cost and possibly the ramifications, knowing about an issue before closing gives you the peace of mind before you close or often make an offer. The home inspection can give you a great starter list of what needs to be done to really make moving in that much easier. Don’t be shy about asking questions and getting a clear understanding. I would like to note that home inspectors are not licensed or certified by the State so do your research to make sure your inspector is qualified. I recommend that they are members of an association with certification criteria and a standard of practice such as ASHI.
