Ice skating at Bondi Beach

AQUA FACIAL BY HEIDI special offer below and P15

On the grapevine

It’s good to see the annual arrival of ice skating back at Bondi Beach. It reminds us that the shortest day of the year is just weeks away, and that we’ll soon be back on the journey to warmer weather and longer days.

they suffered 160 consecutive days of temperatures over 1000F (380C).

Double Bay

Away from the topic of weather, this edition of the paper includes articles about the 1988 Ferrari Testarossa, the Giant Steps Centrepoint Stair Challenge charity fund raiser, Retiring from Small Business, Investing in Opals, What’s On, Paddington Patter, Tucked Away businesses and much more.

Book for 3 facial sessions and receive the 4th for FREE at Aqua Facial by Heidi Gift certificates available also 14 Bay St, Double Bay 0488 280 448

For those who love precision the Winter Solstice arrives in Sydney at 1.54 am on Saturday, June 22 and the day will be 4 hours and 31 minutes shorter than at the time of the Summer Solstice which will next arrives at 3.19 pm on Sunday, December 22.

The edition also features articles that started their life on our new Community Publishing Platform* including one on why we need 12 hugs a day to be at our best. This is not surprising, because our ape relatives spend up to two hours a day grooming each other, so we’re programmed for physical contact.

For those more interested in Bondi Winter Magic, it runs from Tuesday, June 28 to Sunday, July 28 and features a 22 metre high Ferris wheel, Sand Castle Building, History Walks, Music on the Streets, Art on the Streets and more. Don’t get caught out though, the skating finishes a week early on July 21. One wit quipped “Ice skating on Bondi Beach, next we’ll be seeing Icebergs on the horizon” Ice skating also reminds us of climate change and the fact that the past summer has seen many places in Australia with heatwaves of over 400C lasting for more than 6 days. Marble Bar in north western Australia saw more than 20 days of temperatures above 400C (1040F), but then they’re used to it, back in 1923-1924

One immediate response to grooming is a reduction in heart rate and the release of endorphins. Hugs can have the same effect, but don’t require two hours a day. Finally, we wish you a warm winter of cosy nights and comfort food and look forward catching up again when the days start getting longer. *To explore our new Community Publishing Platform visit

EASTERN SUBURBS

New online community publishing platform Back in the last century, in 1960, well within the living memory of over 3.8 million Australians, Lionel Bart coined a song with this title and Max Bygraves, who retired to Australia, recorded it.

Sadly, there was still a gap, because, with over 275,000 residents and 50,000 registered businesses and community bodies there was no way to share all the information that people want to share. Luckily modern technology has again come to the rescue and allowed us to create a Community Publishing Platform that everyone can use to directly publish articles, news, business profiles, special offers, community events, items for sale, items wanted, property for lease, childrens’ stories and more. It also makes it easy for people to find this information by category and location.

With memorable lines like “They’ve stuck parking meters outside our door to greet us” and “Once our beer was froffy, but now it’s froffy coffee”, it lamented the changes witnessed since 1945. Try though they might they could never have imagined a coffee shop order like “Two lattes, one skim cappuccino and a chai latte with almond milk and a dash of honey”. That is how far removed we are from that era. So here we are in 2019, with a world that boasts massive changes since the turn of the century. Changes like Online Shopping, Social Media, Google, Facebook, Uber, Amazon and a host of other large and international platforms. All hugely convenient, all large, and all remote. They fulfil a vital need and bring massive benefits, but have removed many of the plusses of smaller and local. Like standing in a local cinema queue and hearing what was going on in the community, (Yes, back in the last century, nearly every community had its own local cinema eg; Coogee, Rose Bay, Five Ways, Double Bay, Maroubra).

Best Brands

www.easternsuburbslife.org Now we can keep in touch with old friends thousands of miles away, or work colleagues we met 15 years ago, or find out all the specials at Coles. But finding and sharing local information is harder because many of the local meeting and browsing places (bookshops, records stores, retail therapy outlets) no longer exist. Social media has also captured most of the advertising revenue that supported small local papers so they too have largely vanished. But Max reminds us that with the changes come new opportunities. As he comments

Best Advice

“It used to be fun Dad and old Mum, paddling darn (down) Sarfend (Southend), but now it ain’t done, never mind chum, Paris is where we spend our outings.” At Eastern Suburbs Life we agree, so we used the new technology to allow us to keep down costs, electronically share information and create a new local hard copy paper that supports local businesses and community bodies. We also published it in digital format so readers can click on articles to view videos, hear songs sung or find the website of a local community body or advertiser, all while reading the paper.

5 ways to improve your health

My dog ate my homework hearing aid Dogs are curious creatures and sometimes eat things they shouldn’t.

In a busy audiology clinic, we see at least one hearing aid per year that has been ‘eaten’ by the owner’s dog. Why do dogs eat hearing aids? Dogs can be drawn to hearing aids as the aids attract earwax, which tastes salty to dogs. They see hearing aids as a tasty treat and can chew right through the aid, causing damage needing repair – or complete replacement. Thankfully, dogs do not usually swallow the aid, as that may require immediate vet attention. Typically, the dog leaves the damaged hearing aid for the owner to find, and to lament “why would man’s best friend be so cruel?!”

When not wearing hearing aids, we recommend keeping them well out of reach of any pets in your home. Proper storage options include closed drawers, cabinets and other secure containers. Never leave hearing aids out in the open on a low-lying table, or within ‘nuzzle reach’ of the family dog.

1. Eat a balanced healthy diet

The inset photo shows that the hearing aid on the right, which was recently ‘tasted’ by the beloved family dog.

Many of us think of our health in terms of weight. Whilst a healthy lifestyle can certainly help you in managing your weight, the benefits extend well beyond appearance. It can also promote overall health and reduce the risk of chronic diseases like diabetes, heart disease, stroke, and even some types of cancer.

If you are in need of advice about your hearing or need your ears checked for excess earwax, please come and talk to one of our friendly audiologists at Edgecliff Hearing.

Feelings of wellbeing are fundamental to the overall health of an individual, enabling them to successfully overcome difficulties and achieve what they want out of life. Past experiences, attitudes and outlook can all impact wellbeing as can physical or emotional trauma following specific incidents.

2. Drink less alcohol

Many employees are unaware that regularly drinking more alcohol than the recommended guidelines can lead to a wide range of long-term health problems, including cancers, strokes, and heart attacks.

3. Exercise regularly

The benefits of exercise aren’t limited to weight loss. Even if you’re slim, you’ll still get health benefits from exercising. Research shows that physical activity can also boost self-esteem, mood, sleep quality and energy, as well as reducing your risk of stress, depression, dementia and Alzheimer’s disease.

4. Quit smoking

Did you know that many of the health benefits of quitting smoking are immediate? After 20 minutes, blood pressure and resting heart rate return to normal. Within 24 hours, lungs start to clear. After three days, breathing becomes easier and energy levels increase In one year, the risk of a heart attack drops sharply after quitting. And within five years of quitting, the chance of cancer of the mouth, throat, oesophagus, and bladder is cut in half.

5. Get enough sleep

Most healthy adults sleep for an average of seven to nine hours a night. If people do not get enough sleep, it can affect relationships, performance at work, and it can delay recovery from illness. Good sleep starts with a good bedtime ritual and some simple lifestyle changes.

YOGA FOR MENOPAUSE Menopause begins in the late 40s or early 50s for most women. It usually lasts for a few years. Though menopause itself is simply the moment that menstruation stops, the transition generally takes several years. This phase is called perimenopause. During perimenopause, fluctuating estrogen and progesterone levels can trigger a myriad of uncomfortable symptoms. Among the most common are hot flashes, anxiety, irritability, insomnia, fatigue, depression, mood swings, memory lapses, and an erratic menstrual cycle. Many women have found that yoga, including restorative and supportive poses, can ameliorate the undesirable side effects of menopause, including hot flashes and more. When dealing with hot flashes and hormonal shifts, try these yoga for menopause poses to relieve symptoms: • Big toe pose • Bridge pose • Dolphin pose • Downward - facing dog • Bound angle pose

YOGA FOR HEADACHES & MIGRAINES RELIEF

Have you ever woken up in the middle of the night with a shooting pain in your neck that soon became a throbbing headache and taken your prescribed muscle relaxant or pain killers so you could go back to sleep? Hugging makes us feel good. And it turns out that hugging is proven to make us healthier and happier. 1. Hugs reduce stress

If you are feeling a bit drained or pressured, find someone you care about and give them an all-enveloping hug. Embracing reduces the amount of cortisol (stress hormone) in our bodies, releasing tension and sending calming messages to the brain.

2. Hugs can make you happier and may boost your heart health

Oxytocin is a chemical in our bodies that scientists sometimes call the “cuddle hormone.” This is because its levels rise when we hug, touch, or sit close to someone else. Oxytocin is associated with happiness and less stress.

3. Hugs may help reduce your pain

In one study, people with fibromyalgia had six therapeutic touch treatments. Each treatment involved light touching on the skin. The participants reported an increase in quality of life and reduced pain.

4. Hugs help you communicate with others

If your answer is "Yes", you are not alone.

Most human communication occurs verbally or through facial expressions. But touch is another important way that people can send messages to one another.

What we perceive as headaches are actually symptoms of muscle fatigue from holding the head upright. Often, pain from these stressed postural muscles is referred to other sites, for example, from the neck to behind the eyes.

Scientists have found that a stranger was capable of expressing a wide range of emotions to another person by touching different parts of their body. Some emotions expressed include anger, fear, disgust, love, gratitude, happiness, sadness, and sympathy. Hugging is a very comforting and communicative type of touch.

In people who have rounded shoulders, a strong curve in the upper back, and a tendency to hold the head forward. The more forward the head position, the more the muscles have to hold.

How many hugs do we need?

Family therapist Virginia Satir once said, “We need 4 hugs a day for survival. We need 8 hugs a day for maintenance. We need 12 hugs a day for growth.” While that may sound like a lot of hugs, it seems that many hugs are better than not enough. So, if you want to feel better about yourself, reduce your stress, improve communication, and be happier and healthier, it seems that giving and asking for more hugs is a good place to start.

Chronically overworked, the muscles become fatigued and go into spasm. Fortunately, there is solution we need to stretch the "headache muscles" to bring relief. We should retrain the upper back to extend, the chest to open, the shoulders to roll back and down, and the head to rest on the midline. A unique yoga practice which focuses on alignment will help you to practice those movements.

GREAT AUSTRALIAN WINES by Trevor Langley

Taking the Italian name of its charming location of Little Bay, it’s not surprising that Piccola Baia’s menu is inspired by that tradition’s focus on fresh authentic dishes.

Giuliano

LITTLE BAY’S little TASTE OF ITALY

With a long history of working in prestigious Italian restaurants, manager, Giuliano showcases his love of food, ensuring patrons enjoy Italian meal favourites.

Australia produces and makes available, splendid wines, worldwide. With crisp, fresh, fine and elegant, rich, sweet, sparkling and more, there is something for everyone and every occasion. Voyager Estate planted their first vineyards, on the family-owned property, during 1978. The Margaret River region in Western Australia enjoys a Mediterranean climate, with excellent soils and biodiversity and is very suited to growing Chardonnay and Cabernet Sauvignon grape varieties, as well as, being renowned for their blend of Sauvignon Semillon. Voyager Estate farms sustainably uses organic practices. Utilising the best of modern technology, the highest quality old and new oak barrels for fermenting, Voyager Estate creates outstanding wines with character and elegance. The Chardonnay and Sauvignon Blanc Semillon have enticing bouquets of citrus and tropical fruits, which follow through to the mouth feel and palate sensation perfectly. Both have excellent textures and an easydrinking style, and are great accompaniments to seafood dishes.

Cabernet Sauvignon greets the eye with its deep red colour. Dark fruits are superbly displayed for the nose and the mouth’s pleasures continue the enjoyment, which is well-structured, balanced and elegant. Cabernet Merlot and Shiraz are two further excellent red productions. Again, the impressive deep red colour is 'inviting'. The bouquets both have an abundance of juicy, dark berry fruits and a superbly smooth palate follows through, with fine structure and balance, showcasing regional varietal characteristics. Powerful red productions, fantastic with beef dishes and steaks and much more. These reds are very good for cellaring, too.

Further ensuring real flavours, an Italian nonna prepares the fresh pasta – including Pappardelle Al Ragu Di Manzo (her home-made pappardelle pasta with beef ragu Sicilian style} and Fettucine Ai Frutti Di Mare (home-made fettuccine with fresh seafood) – not surprisingly, these are some of Piccola Baia’s most popular dishes, as well as the gnocchi and lasagne. Also a best seller is the steak – sirloin with porcini mushroom and roast potatoes. Open till 9pm, six days a week, an increasing numbers of young families to the area are also attracted by children’s portions and the genuine wood-fired pizza, as well as the weekly specials which attract interest from regulars. As well as a restaurant, Piccola Baia is also a café which means its freshly made cakes and Toby's Estate coffee are also in demand. Opening at 7am makes it also a hotspot

Sparkling Chenin Blanc is 'clean, fresh and crisp'. Delicate citrus fruit flavours are evident from nose to palate. Produced with the best Chenin Blanc grapes, this elegant sparkler is a definite ‘pleaser’. Wonderful to pair with seafood cuisine, as well as a very definite pleaser.

for breakfast. Contemporary tastes are catered to, with its green breakfast bowl a big drawcard; comprising kale, spinach, mushrooms, avocado with a poached egg accompanied by freshly baked bread from the local bakery, makes it a healthy and delicious option that’s in hot demand daily. How did Giuliano discover this delightful area? “A funny story,” he relates. “A friend of mine told me about a beautiful beach in Little Bay. Though I’d lived in Sydney for many years I didn’t know it. So I went to see the beach and fell in love. And I looked for a business and this one was for sale on Gumtree.” And what does he like best about the restaurant business? “People. I like meeting people and talking with them.”

Each wine producing area of Australia grows an array of grape varieties, to create excellent wines, many of which are awardwinning productions. Voyager Estate in Western Australia is one of them, with 150 years of farming and the Wright family's dedication in viticulture and winemaking, creating wines that among the world's best.

RETIRING FROM SMALL BUSINESS

Investing in OPALS

Investment advisers consistently stress the importance of having a balanced portfolio and not putting “all your eggs in one basket”.

their value. On top of that, exploration and mining costs are continually going up. So, linking this with increasing demand from new markets such as India and China and increasing prices are almost inevitable.

Typically, they suggest that between 5% to 10% of a portfolio be invested in collectables such as precious metals, gemstones and art. Wisely selected, these assets can maintain their value even in the harshest of times. Quality opals fall into this category. Opals are worth considering because, unlike most other precious gems, they are impossible to make artificially. This means that when you invest in quality opals there is absolutely no chance they can be a fake.

Selling a small business can be a challenging, complicated and uncertain time. So too can retiring. Combine the two and you have a situation where early planning and advice is critical. “The earlier you plan for the sale of your business, the more value you are likely to gain,” says retirement planning specialist Brendan Whitehouse. There are a range of things that may need to be addressed early on with the assistance of your accountant or solicitor. You need to ensure the financial accounts are in order, and consider whether the business should be restructured before the offer for sale. Then there’s all the legal documentation for the sale. And you’ll need to call in a valuer. “An independent valuation is crucial because it will help you set realistic expectations for the potential price range,” says Brendan, director of BRW Financial Group.

Manage capital gains tax

It is important to determine the potential tax implications if the business is sold. You may be eligible to claim capital gains tax (CGT) concessions. For example, you may be able to disregard 100% of a capital gain made on the sale of your business if you: • Have owned the assets for a continuous period of 15 years or more • Are at least 55 years of age, and are disposing of the asset for retirement purposes • Are permanently incapacitated. “You should consult with a registered tax agent to determine the CGT implications,

whether the small business concessions will be available to you and which ones should be claimed,” Brendan says.

Maximise super contributions

If you are like many small business owners, you have probably used most of the profits from your business to service debt and/or fund the next growth stage, which means you may not have been able to make further contributions to your super. Fortunately, following from the sale of your business, there are strategies that you may be able to use to get some or all of the sale proceeds into super and generate a tax-effective income.

In addition, 95% of the worlds investment grade opals come from Australia. This makes it easier to trace their origin and authenticate

Together, these facts make a strong case for considering quality opals as part of a sound investment strategy. Could that be why Shakespeare called them “The Queen of Gems”, or is it because each opal is totally unique, and often spell-bindingly beautiful?

OPALS FOR SALE

“Depending on your circumstances, you may be able to contribute up to $1.48m from the sale of your business into super,” says Brendan. “What’s more, the money won’t count towards the concessional or non-concessional contribution caps that would ordinarily apply when contributing to super.”

The fact of increasing demand is supported by Opal Auctions report that their Verified Sellers have sold 3,064 gemstones for the month of February 2019, in comparison to 2,735 for same period last year. This shows an increase of 20 % on last year’s sales for the same period.

TUTORING&COWORKING 11

EASTERN SUBURBS

Looking for modern, secure offices with quality amenities and 24/7 access? Coworking spaces may be just the answer.

COWORKING SPACE

of desks plus ‘quiet spots’ for phone call privacy. Terms are also flexible, from one day to 12 months or more, and boardrooms and meeting rooms cater for up to 20 people.

Fast gaining in popularity, this shared option offers move-in ready spaces, equipment and services for different small business types and sizes as well as entrepreneurs.

The desk space as well as the desks themselves are generous, as is the storage space, and showers and change rooms are also provided.

Such spaces are particularly attractive when located in a top position, such as Edgecliff. One of the most convenient locations in Sydney – only six minutes by train to Sydney Town Hall and around 30 minutes to the domestic and international airports – it also has bus and taxi options as well as the Eastpoint shopping centre and medical services.

The reception is fully staffed from 8am to 5pm, Monday to Friday, while convenient 24-hour access is provided through high-tech fingerprint access so there are no problems with lost keys, swipe cards or codes. Coworking can boost productivity as well as work opportunities. “We have a really good vibe here; there’s always something going on, which is good because I feel productivity depends on it – that’s why people love it here,” Angus reports. Not surprisingly, there’s a very low turnover of businesses. “Retention is a key requirement for us which keeps our service on track.”

For many, this option has all the advantages of the CBD without the crowding and travel headache, says Angus Hannan, Business Manager of Paddock Offices, which is just two minutes from Edgecliff station. “We get a lot of people further east – such as Watsons Bay, Bondi Junction, Double Bay – who don’t want to travel all the way into the city,” he observes. On-site parking is also available at Paddock Offices and bike storage is provided. Another coworking drawcard is being able to rent on flexible terms. “There’s no lock-in contract,” Angus explains. “If the business expands, they can move to a bigger space.”

needs an electrical safety check

There has been a slew of recent electrocutions in Australia, which serve as an unfortunate reminder that electrical safety needs to be taken seriously otherwise there are potentially fatal consequences.

home (this indicates potential fire damage and can lead to house fires).

A sad common denominator in these electrocution cases is that they have involved faulty wiring/negligent use of electricity in the home which are preventable problems.

• Make sure you have safety switches installed in your home. If you do already, ensure they’re tested every 3 months. • Ensure you always use a licensed electrician to do electrical work. If you have just moved into the premises, they will be able to conduct an electrical safety check to find out if the previous electrician was licensed and conducted the work within electrical regulations. • Make sure you hire an electrician to check the safety of power poles (this needs to be done within a 5 year time frame). • If you have solar power in your home, it must be checked every year by a licensed electrician. • You must ensure you don’t have any damaged switches or power points in your home. • Ensure your home’s earth stake in a reasonable condition.

There has been a double electrocution on a rural tablelands property where it is believed that a cable had been fixed from an electric fence to a semi trailer leading to two fatalities. An 11 year old girl received a near fatal electric shock from touching a garden tap at her home. This sparked encouragement from the national peak electrical body to encourage people to keep an eye out for danger signs their wiring may be faulty. Sadly, both of these accidents could have been prevented by a simple but thorough electrical safety check undertaken by a licensed and qualified electrician.

What are danger signs to look out for?

Your Eastern Suburbs electrician

Pay close attention to any of the following signs that could indicate a fault in the electricity wiring in your home: • Keep an eye out for frayed wiring (caused from pests, pets or an inexperianced handyman). • Keep an eye out for circuit breaker trips and count the amount of times the breaker trips (excessive trips indicate a potentially serious issue). • Keep a nose out for burning smells coming from outlets installed in your

Electrical faults are not something to be ignored as they can lead to expensive problems in your home and potentially fatal incidents.

What do I need to check in my home?

When should I get an electrical safety check?

There are a few times in your life where you should organise an electrical safety inspection. You should get a safety check: • Before a storm or after a storm. • If your house is old (over 25 years). • If anything is acting up (regular power outages/tripped circuits). • Every 5 years depending on the condition of your home.

Cooper Park Garage... an icon

There is a lot of talk all of a sudden about iconic cars, and almost all of us do not have one. However, Cooper Park Garage is an icon of its own. It’s the garage in the park that many people in the area already know. The beautiful building made of solid stone with an iron roof (pictured above), totally iconically Australian. Long before it became a garage it was a dairy, then a garage of the old school where you bought petrol and mechanics worked on your car. Cooper Park Garage is managed by Jeff, Clint and Matt, totalling 60 years of experience between them. Matt has worked in Edgecliff Automotive for most of his career as a motor technician. This year we celebrate his 20th anniversary with the company. Speaking of icon, it would be easy to say that Matt is an icon. He certainly is a legend as he was already working at Edgecliff Automotive when Joshua bought it. That story is coming along soon, watch this space (as they say!) In the winter, months your car can come under alot of stress. Joshua and Jeff suggest you have your car serviced, and make sure you get your battery checked, as they can be less efficient in winter. Also check fluids in your car which include wiper fluid and anti-freeze, brakes, transmission and the rubber on your windscreen wipers, tyres and their pressure. If your car was born before the 1980s remember to warm it up before you drive off. If you have a 4-wheel drive and likely to use it off road for playing, especially make sure your systems are all go!

CLASSIC CARS WE LOVE

Why do we buy classic cars? To show ourselves off? To show the car off? To show others what we can buy with our income? To show others our taste in cars? To show our preferences in cars? Or is it just that classic cars gives the owner great satisfaction owning and driving it. Owning a classic car is an expensive hobby, because you have to take a lot of care of it, like a beautiful pet. Mostly, they live in the garage and are said to have low mileage because they are not often on the road. They are cars of a previous age.

This time we are featuring the iconic 1988 Ferrari Testarrosa, (named after Testa Rosa, World Sports car champion in 1957) whichmeans red-head and refers to the red painted cam covers in the flat 12-cylinder engines. Josh from Edgecliff Automotive says everything about this red Ferrari is an icon, whatever needs to be done, you just have to get it done; there is no half way with this car. The 1988 Ferrari Testarrosa was designed in an era of bold colours, style and icons.

The design team was headed by Leonardo Fioravanti who relished working on this Ferrari, and could ply his trade as an aerodynamic engineer. He added those iconic side strakes not only as a feature, but they also channelled clean air to cool those the side radiators, and then cycle through the car to cool it all. Who else has owned a 1988 Ferrari Testarrosa? Elton John; Rod Stewart, Mike Tyson and The Wolf of Wall Street.

Some cars are just old, they do not have the magic of being a classic, they were built with care, not flair and were just a car! A classic car has it's story engraved into the glove leather, and in the wood of the dash. Many of them caused the establishment of the brand in our minds, in our hearts as well as on the road. They required the driver to become part of the system. When asked about cruise control in a Porsche Boxter recently, Josh said "there’s no cruise control. Porsche prefer you to drive the car." James May from "Top Gear" says controversially, "if classics were good they’d still be made. Modern cars are faster, handle better, are more reliable, more comfortable, more

economical and mostly cheaper to purchase." (petrolicous.com) However, after all this time the clearly inferior classic car not only exists but is thriving. To create a classic the designer begins with a dream and is given freedom and an opportunity to perform. They are unconstrained, have boldness, and a deep understanding of the people who will drive their car and the era in which they are being driven. They are also hand made by craftsmen. All this explains the success of the 1988 Ferrari Testarrosa. Edgecliff Automotive and Cooper Park Garage technicians are also craftsmen. The classic cars they deal with do not come with computers to diagnose the problems, but require understanding, knowledge and expert diagnosis by the technicians to figure out what’s not working and how to fix it. Because it is a classic, original parts may have to be found which often takes forensic investigation. To work on the classics, our technicians at Edgecliff Automotive and Cooper Park Garage source the parts from all over the world.

Financing your home or investment purchase in today's market Eric Greening

No doubt you’ve heard lately how hard it is to get a home loan approved to buy a home or invest in property. The fact is it’s not – if you’re working with the right professional. It is true that bank lending guidelines are tighter, they will lend you less, and they will heavily scrutinise your living expenses – even looking at how much you spend on takeaway coffees each month (and that may scare some people). They may also knock you back simply because you’ve approached the wrong lender upfront and have a mark on your credit file. Now more than ever, dealing direct with a bank or lender is proving difficult and frus-

trating for many people. This is also impacting real estate agents who are trying to help people buy, invest, or transition between homes.

Our home loan rate starts with a 3! Does yours?

It’s not just about getting a good deal – it’s also about knowing who will approve your loan – and help you settle on time! Did you know that 60% of Australians now deal direct with a mortgage broker or Lending Specialist? Lending Specialists can offer substantial support to people in the current market given they not only help you choose the right product, but also tend to work closer with lenders via strategic partnerships, to help manage your actual loan approval. They will also offer superior after settlement service for the life of your loan. It’s about understanding your options. Dealing direct with a bank may not be best for you. And strong guidance to help you through the loan approval process can help take the stress out of buying property!

22 MANABOUTTOWN In the days when men are under assault for being manly, it is not surprising that some men might choose to tuck themselves away in the safety of their own man cave.

YOUR FREE NEWSPAPER PROMOTING LOCAL BUSINESSES AND COMMUNITIES

PLANNING A MAN CAVE?

TV Of course there has to be a TV, so you

can be host to those Sunday afternoon football matches, so make sure the screen is a big as you can get. Remember, it’s not only your male friends that will benefit, your wife and family too will thank you, when they come to watch the family movies you all love to share.

Man caves give men the freedom to express their true selves, and not inflict their personal preferences on others. They give men the space to enjoy football with the guys, a relaxing pool game or pure quietness to get extra work done. All this, without denying others the freedom to catch up on their own preferred TV viewing or personal interests. So the whole family benefits.

Dart board or poker table

If you’re a bit short on ideas to get started, here are six suggested essentials to get you going.

same category - The man cave is just the place for reminders of past personal victories, or for celebrating the triumphs of your favourite clubs and teams. They belong here more surely than they do in the living room, dining room and kitchen, where they may seem just a little too territorial.

Small, and easy to find, they provide simple ways to express men’s native skills in aiming, throwing and risk taking. Fudge the issues as we may, these traits are as firmly embedded in men’s genes as are their deeper voices and a man cave is just the place to put them to use.

Sports memorabilia Fall into the

Recliner

There is no point in a man cave if you can’t watch TV, or have a quiet drink in comfort. Start the way you intend to continue, and make sure you don’t compromise on this essential. Falling asleep in an uncomfortable chair, and waking with a stiff neck is to be avoided at all costs.

Pool table We’ve left this till last, as

not every man likes pool, and not every man cave has space, but if you can answer "yes" to both this is your moment of glory. Get the best pool table you can, and you have the bragging rights to bring round all your friends for memorable hours of manly entertainment.

Man cave bar & fridge

Man caves are to be shared with other men and, whilst not all men drink, you don’t want to run the risk of being judged to be a poor host. Make sure your bar and fridge are well stocked, and maybe consider turning the fridge down a couple of notches to ensure your drink are really cold.

Are you beginning to get the picture? It seems like there is almost a Public House on every corner. Well, it’s true there was “almost a Pub on every corner” of old Paddington, for the simple reason that between 1860 and 1890 almost 3,800 terrace houses were built in Paddington, modelled on similar houses built in London.

What you need is a “Public House”, one the whole community can use, one like the Paddington Inn. First built in 1859 it was Paddington’s first pub and the place where Paddington Council held its first meeting. However, before the 3,800 houses, and the pub on every corner, Paddington was home to the noble trade of distilling, and in particular distilling Gin. Why else do you think Robert Cooper, who promised his wife “the finest

house in all the colony”, called his magnificent home “Juniper Hall”. For the simple reason that Juniper berries are one of the principle ingredients required for distilling gin.

Cooper & Underwood's Distillery

It’s rumoured the plans were drawn in London and it’s fact that the roofing came by ship from the slate mines of Wales in the UK. Coincidentally, such housing in the UK also had a public house on every corner. For the simple reason that when you have 14 people in a home with two bedrooms you can’t socialise and entertain in the back garden.

ck Cooper deri Fre

Take a stroll down Elizabeth Street, Paddington and you’ll find it’s quite a long street, and downhill all the way. You’ll pass the Grand National Hotel, what used to be the Windsor Hotel and finally the Four in Hand Hotel.

Paddington Inn, 1859

Paddington's SPIRITED PAST

So there you have it. Man caves may just be for men, but properly implemented they can benefit everyone, your family and your male friends.

In 1823, he, James Underwood (remembered in the name of the road tucked way behind the Imperial Hotel and passing the London Hotel and Grand National Hotel) and Francis Forbes undertook to build a licensed distillery (the Sydney Distillery). However, the partnership split up leaving James Underwood to set up the distillery in 1824. Built of stone it was three stories high and stood near the bottom the hill where Elizabeth Street now ends. Rumour has it that Elizabeth Street was named after his third wife Elizabeth Sherwell, who bore him a son William. That Elizabeth Street, and William Street run parallel and that both cross Underwood Street and have pubs on each corner, seems to suggest the rumour is true. The distillery is also remembered in the recently opened Juniper Café & Bar at Paddington’s Five Ways.

WAVERLEY

Council unveils latest upgrade plans for Bondi Pavilion

RANDWICK

Council says no to lower parking fines

Waverley Council has launched a $27 million development application for its latest plans to upgrade the pavilion at Bondi Beach. And councillors are hoping the plans won’t run into rough waters, which was what happened with an earlier controversial $38 million plan from the then Liberal-led council.

The earlier plan met with a tide of opposition from locals who believed the building was being overcommercialised. The campaign was spearheaded by famous Bondi residents including actors Michael Caton and Jack Thompson. The council caved in and went back to the drawing board, with Labor mayor John Wakefield promising a more sensitive approach. The new plans, as seen here in an artist’s impression, include a colonnade wrapping around a repaved and re-landscaped internal courtyard and the creation of two retail tenancies at ground level.

The back of the pavilion would be opened up, with an entrance to the Campbell Parade side of the building via an atrium-style walkway. The site’s theatre, music studios, bar, event spaces, change rooms and bathroom facilities would be refurbished. Additions would include a new art gallery, information and box office centre and pottery room. “Overall, the proposal aims to restore the pavilion to its original form by removing recent intrusive additions, improving equitable access and quality of spaces and facilities,” the project’s environmental impact statement says.

Paying for parking with your phone

Waverley Council is starting to roll out a convenient new system for paying for parking without the need to access a parking meter or ticket machine. Using an app, drivers will soon be trialling the new system for pay for parking in Queen Elizabeth Drive, Park Drive North Park Drive South and Bronte Cutting. The app chosen by council to run the meterless parking system is called “PayStay” and is being provided by Database Consultants Australia. The Melbourne-based company says on its website that not only does the app making payment a breeze, but it helps you find a parking spot. “Users can search for vacant parking spaces in the area they wish to go by simply looking at the area on the map, or by adding filters such as price, parking time limits or streets. Once selected, PayStay will guide you to the free space using your phone’s mapping system.”

Parking fine amounts will remain unchanged in Randwick after Council opted not to reduce some penalty amounts. The NSW Government introduced legislation in 2018 permitting councils to ‘opt-in’ to lower parking fines for the most common offences such as expired meter ticket. Randwick Council said in a press release: ‘Council’s approach to parking enforcement focuses on popular beachside areas and shopping precincts, using time-restricted parking to encourage turnover. Current penalties act as a deterrent to drivers overstaying time restrictions and helps parking availability in our high demand areas.’ This echoes the stance being taken by neighbouring Waverley Council, which has been even quicker off the mark in rejecting the opt-in scheme put together by NSW Treasurer Dominic Perrottet. Under the scheme, some parking fines will drop from $112 to $80. One council which has wholeheartedly embraced the scheme is Camden, where councillors voted unanimously to lower fines from March this year. Liverpool, Blacktown and Fairfield councils have also opted in. But the councils in those areas don’t rake in a lot of parking fine revenue. Beachside councils like Randwick and Waverley rake in substantial revenue, and joining them in staunch opposition to the opt-in scheme is Northern Beaches Council. City of Sydney and Inner West Councils are also regarding the scheme as an indecent proposal which will squeeze their budgets, and have given a resounding ‘no’ to the notion of lower parking fines.

Trees to be saved as cycleway plans take new turn

Randwick Council has come up with no less than nine alternative options for a cycleway which would have seen dozens of mature trees being sacrificed. After strong community protests about trees in Bundock Street being felled to accommodate the South Coogee to Kingsford track, the council is considering the new possible routes for the 1.9 kilometre bicycle track, which will directly connect with the new light rail terminal in Kingsford. It’s all part of a grand plan that Randwick Council is mapping out for the lycra brigade. The new cycleway will connect with another one planned to continue north along Houston Rd and Doncaster Ave to Centennial Park and on to the city.

I had the privilege of attending a number of ANZAC Day events across the electorate, including the Coogee Dawn Service, Club Bondi RSL march, Waverley Council ANZAC Day Ceremony, Bronte Surf Club ANZAC Day Ceremony, Annual ANZAC Day Commemorative Service at Emmanuel Synagogue, Claremont College ANZAC Day Service, St Anthony’s Primary School ANZAC Day Service, and the Sydney Jewish Communal ANZAC Day Commemoration and Wreath Laying Service. These event are so important, not to glorify war, but to recognise and honour the sacrifices made by our diggers. On Sunday, April 28, I also attended Holocaust Memorial Day, Yom HaShoah, and remembered the 6 million Jews who were murdered in the Second World War and payed respects to Righteous Among the Nations who saved Jews during the Holocaust.

Surf Lifesaving cuts

I was very disappointed to learn that the NSW Government has withdrawn the $1.3 million Enhanced Rescue Funding Grant from Surf Lifesaving NSW. Last sitting week I spoke in the NSW Parliament about the important work that our lifesavers do, and called on the Government to reinstate this funding. This last summer has seen record numbers of drownings across NSW and as a local surf lifesaver myself, I know just how important this funding is. If you would like to stay updated on this issue, please email my office.
