You’ve no doubt heard of pop-up shops, even pop-up restaurants, but a pop-up auction? By Angela Cornell Perhaps not. Yet, a pop-up auction is exactly what happened in Lennox Head on Saturday. The agent, Mark Kinneally of Lois Bucket Real Estate in Lennox Head, said that the property at 2 Seamist Place Lennox Head had been on the market with only two opportunities for prospective buyers to view property and was originally listed for sale by private treaty (not auction) at a list price of $530,000+.

Pricing real estate is not a exact science. A registered valuer will use set criteria to arrive at a valuation figure on a property. However a valuer cannot factor in the very unpredictable force of emotion. If a buyer develops an emotional attachment to a property no amount of research on recent sales or trends or economic indicators can determine the impact of emotion on the final price a property will achieve. The original list price of the property was obviously close to where the actual market value was, because when you bring a property to the market with a listed price the reaction from the market sends a message. If there is no level of interest in the property it is a good indication that the listed price is well above the market. If there are enquiries and inspections but no offers it means the price that it is listed for is probably still slightly above the market. If the property generates inspections and then offers, then you’re on the money: let the negotiations begin.

The pop-up auction in action There are a number of ways to conduct a negotiation when you have interest from a number of buyers on the same property. With 2 Seamist Place, the agent in consultation with the vendor took the decision to conduct a pop-up auction. While some purchasers are still not comfortable with buying at auction, it is a process that is open to scrutiny and removes the fear that somehow the negotiation is being influenced in some way. For example that offers aren’t passed on from the agent to the vendor or that indications that a higher offer may have been received are not true and are just being used a mechanism to leverage the price.

Of the six potential buyers on Seamist Place, four registered to bid at the auction and the other two were in attendance to see how it unfolded. Bidding was healthy and the final sale price was $565,000. The vendor, Sarah Bauer, is thrilled with the result and thought it was the best way to go as it ‘put all the potential purchasers on a level playing field.’ It would seem if you are thinking about putting a property on the market that now would be a good time. Commsec chief economist Craig James has just reported that NSW has the strongest economy in the country largely because it is number one in terms of dwelling starts and number two in terms of housing finance.
