Thinking of a Tree Change? By Angela Cornell We live in a beautiful part of the world – lush green pastures and remnant rainforest-covered hills rolling down to oceans of blue. The perfect combination. You can live in the countryside and still be on the sand in less time that it can take you to find a parking spot at Bondi Beach. Motivated by memories of idyllic holidays and seeking a total change from city life, many people decide to make a permanent move to this area. One such person is Duncan Lorimer, now co-principal at Elders Real Estate, Bangalow. A 36-year veteran in the real estate industry, Duncan is originally from Sydney’s northern beaches and North Shore. He and his wife Lisa decided to make the move up here in 2006, and so who better to discuss some of the challenges and joys of buying a rural lifestyle property? In 2006, property prices were still on the increase. Having moved from a large family home
in Turramurra and knowing they wanted to live on some acreage, Duncan and Lisa couldn’t find anything that suited them. That is until their agent showed them 12 acres of macadamias in Federal. The expansive views, the fall of the land, the proximity and convenience were enough to make them decide to build. Which leads to Duncan’s first tip: Keep your mind open to possibilities and work with an agent who understands your requirements and listens to you. Duncan decided to keep most of the trees on his property so that he could learn the industry and be able to speak with firsthand knowledge to people who were looking to buy a macadamia farm. ‘Lifestyle and income in one package; it’s particularly popular now with the price of nuts increasing,’ says Duncan. He went on to explain that, like him, you don’t need any experience, just be willing to learn. ‘You can lease the trees, subcontract the work out or have a share-farming arrangement, where you split the income and learn as you go.’ Duncan says the most common wishlist for tree changers is 2–5 acres with privacy, views, creek frontage, character home, and convenience. All within their budget, of course. There is a huge variation in the value of rural properties in this area. It is difficult for people who don’t know the area really well to understand.

Duncan on his farm Duncan’s second tip: Spend time getting to know values. Like the people, he says, the countryside is also very diverse. ‘There is a big range of values – you can have a few vacant acres on the market at under $400,000 and down the road a larger property with a house at $3,000,000.’ Duncan’s third tip: Internet research can only take you so far. Get in your car and spend at least two full days driving around. Talk to people about their experiences, what they love about living where they do. ‘My wife and I sometimes drove 400km over a couple of days, getting to know the areas, distances, roads, just getting a feel for things.’
Duncan’s fourth tip: Be flexible with your wishlist. If a property ticks three out five of the boxes on your wishlist it could well be worth buying. Many people, holding out for five out five and miss the market; 3–6 months down the track they haven’t secured a property and the market may have increased and their money buys even less. ‘It’s remarkable how often the most suitable property is the first property inspected,’ says Duncan. As for Duncan and his family, they couldn’t be happier with their choice to move from Sydney. Having done that, having built, having the macadamias, gives him a great understanding when he is helping people make their move to the area.
