Since our inception in 2015, Camilla & Pavla, the two founding sisters, have devoted themselves to innovation in order to challenge the way houses are being built in Australia. At ecokit we believe that good quality housing should be available to anyone, and this is the reason behind what we do and why we do it. Mostly, we don’t believe that affordability and energy efficiency are exclusive to each other. We work with heart and therefore all we do has a soul and makes sense. Every new project is an adventure, a challenge and a mission for us. We always put a bit of ourselves into each project.

WHAT IS ECOKIT? TOP QUALITY, ZERO COMPROMISES. Ecokit is an engineered construction system that lets people create and build individual, high-performance homes that look great and that are superior to live in. Inspired by the IKEA founder, Ingvar Kamprad’s idea of providing affordable well-designed products ‘for the many people’, we provide a solution to housing through a flat-packed assembly system.

Our engineered construction system is a library of digitally manufactured components made from high quality plywood. Each component is cut with millimeter precision and a consistently high standard of quality and performance is guaranteed. The system is fast and easy to construct and in general our projects are completed 40% faster compared to traditional building methods. All parts can be lifted by hand, avoiding cranes or other heavy machinery with hefty price tags, and can be put together by a team of inexperienced friends or by seasoned tradespeople alike. Our revolutionary construction system is complemented by the ecokit commitment to sustainability in terms of materials, longevity, adaptability and energy-efficiency. We create homes that are free of toxins, made to last, easy to modify as well as airtight to reduce heating/cooling costs. The ecokit system is also suitable for buildings seeking Passive House certification.

Our living environment should be a healthy living environment and that’s why we have chosen only organic / natural materials and finishes, and designed the heating and ventilation systems to promote healthy living. We’ve done extensive research to avoid substances that can off-gas in your living spaces and chosen finishes and treatments that have either low or no VOC’s (Volatile Organic Compounds). We have minimized petrochemical components by choosing materials that are either natural, have a high recycled content or can be recycled at the end of their lifespan.

RAISING THE STANDARD Our unique construction system is engineered for enhanced energy efficiency. We use super thick insulation and high performance glazing, and add a mechanical ventilation system with heat recovery for a healthy, controlled airflow. Thanks to this approach ecokit buildings achieve very high energy ratings, and can obtain Passive House certification. Passive House (from German Passivhaus) is a rigorous, voluntary standard for energy-efficiency in a building, reducing its ecological footprint through minimised energy consumption for heating or cooling. In fact, Passive House buildings use only 10% of the energy required to heat or cool a typical house and only 25% when compared with an average new build. These impressive energy savings in Passive House buildings are achieved by paying close attention to air-tightness in the structure and using especially energy-efficient building components and installing a quality ventilation system. There is absolutely no cutting back on comfort; instead the level of comfort is considerably increased. Ecokit follows the Passive House approach to energy efficiency and the result is simple: you use less energy and save money. We also offer optional add-ons including a variety of renewable energy systems to potentially make your home a zero energy or energy positive house.

FOOTINGS & FOUNDATIONS After reviewing your site’s feature & level survey, we will advise what type of foundations is the most suitable for your site. You can then decide what type of foundations you prefer. We can assist with the slab or footings engineering as an optional add-on to our Essentials package. The actual preparation of the foundations is the customer’s responsibility as the footings and foundations are only included in the Peace of Mind package.

CONCRETE FREE FOOTINGS Surefoot is an “all in one system”, where the unique shape and high strength steel combines to create a very efficient pile cap. Once piles are driven and the cap secured, the opposing forces of the multi directional piles provide a solid, stable and economical footing. The system is designed to increase its efficiency when resisting gravity, uplift, shear and moment loads. The footing system is job specific and is designed according to site soil conditions, and structural design loads etc.

CONCRETE SLAB WITH PERLITE UNDER SLAB INSULATION Concrete slab floors with direct thermal contact to the ground can present challenges to the maintenance of personal comfort in homes and add to heating bills. A solution to breaking that direct thermal contact is to use insulative material. Benefits from the installation of such a system can accrue in both summer and winter. During winter, heat loss through the floor of a building can be decreased, while in summer, differences between floor and air temperatures are minimized and condensation on cool floors is avoided- providing a more comfortable and energy-efficient environment. AUSPERL Perlite conforming to ASTM C549 is provided in easy-to-install, light-weight bags that may be used as insulation below concrete floors as demonstrated in the accompanying photographs and schematic diagrams Perlite under-slab insulation is a natural, inorganic product that does not rot, support combustion nor provide habitat for rodents. Because of its neutral pH, the product does not foster corrosion in piping and electrical wiring that may be in the underfloor area. In addition, perlite is dimensionally stable under varying temperatures and it is not combustible. 44


GENERALLY, OUR PREFERED OPTION IS THE STRUCTURAL SUBFLOOR AND SUREFOOT FOOTINGS. HERE ARE OUR REASONING WHY: • • • • • •

Making cement results in high levels of CO2 output making cement production the third ranking producer of man-made CO2 in the world Screw piles can be removed at the end of the building’s life cycle, without any damage to the building site Screw piles can be installed generally in a day, even by owner-builders without any previous experience The installation of the screw piles results in less damage to the site, compared to digging trenches and pouring concrete Off the ground foundation prevents damage in the occasion of flash flooding The cost for both types of foundation is almost equal for level sites but the cost of concrete slab increases with a slope

INSULATION Insulation is a crucial ingredient in achieving thermal comfort all year round. It is not only to protect us from winter cold but also from the summer heat. In a high performing home like ecokit, an accurate amount of the appropriate insulation in the perfect place is vital. Our choices have been limited by considering only healthy (no added formaldehyde or VOC) and sustainable (no petrochemical products) materials - as we are aiming for a low carbon footprint and because we care what happens to those products after the end of the life of the home.

CELLULOSE Cellulose insulation is mostly made from recycled paper, which means it’s one of the most environmentally friendly insulation options on the market. Paper that would otherwise end up as landfill is pulverised into smaller fibres and treated, typically with boric acid and borax as fire and pest retardants - both very common products with very low environmental impacts. Depending on the manufacturer, some add an adhesive to help the insulation cling together and prevent settling. Installed at a high density, this blown-in insulation leaves no air pockets left when installed correctly. Cellulose is also a very effective acoustic insulator compared to glass wool batts. It owes much of its noise blocking ability to its density and lack of air pockets for sound to travel in. High-density insulation is still not a common practice in Australia but at ecokit, we love this method, as it is fast to install and very energy efficient when done correctly. We have done some testing to make sure we have the correct density that will not leave empty pockets or that the insulation won’t settle over time. Our recommended density is 51kg/m3.

INSTALLATION IS JUST AS IMPORTANT (IF NOT MORE) AS THE CORRECT MATERIAL The quality of insulation will largely depend on the quality of the installation. A good job here will last for a long time without the need for any maintenance or upkeep, while a poor one can create a lot of dust at best, and put your house at risk of fire at worst - so it’s very important to choose a very reputable installer. Dust particles caused by the insulation during the installation are not toxic but can be a nuisance to allergy and asthma sufferers.

GLASS WOOL Glass wool products are generally from recycled glass and the manufacturing is cleaner and produces less carbon than the manufacture of mineral wool. Earthwool Wall batts by Knaufare made using recycled glass and with ECOSE® Technology, a revolutionary binder basedon rapidly renewable materials instead of petrochemical-based resins. ECOSE Technologyreduces binder embodied energy and contains no added phenol, formaldehyde, acrylics orartificial colours. Earthwool is made using up to 80% recycled content glass and is 100% recyclable.

MEMBRANES WEATHERTIGHTNESS Protection from the weather is a crucial aspect of every structure and that’s what external membrane is for. Forces like air and water are driven into the structure by rainfall, humidity, air pressure or wind and our home should be protected from these elements to ensure the building will last the test of time, while providing protection to its inhabitants and contribute to their health and comfort.

AIRTIGHTNESS In order to achieve the maximum efficiency, the building envelope needs to be airtight enough to prevent the conditioned internal air leaking out through the building fabric. However, airtight does not mean vapour tight. Modern airtight construction prevents free air movement while still allowing the flow of moisture (vapour) through the walls. This is achieved thanks to the advanced nano-technology that allows the vapour through the membrane in one direction but not the other. This keeps your structure dry, and therefore mould free. Airtight, well insulated home ensures that energy is kept within your building rather than being wasted by escaping into the structure or worse, outdoors.

WEATHERTEX Weathertex WEATHERGROOVE RUFF SAWN 150mm is our preferred cladding product made out of PEFC certified state forest or private hardwoods from controlled sources. Made out of pulped timber and pressed with 3% natural wax, Weathertex is Australian made, with a range of eco-friendly products that are completely natural with no chemical additives. WINDOWS Windows are the weakest point in the building envelope. Ordinary windows can represent a major source of unwanted heat gain in summer and significant heat loss in winter. We offer products that are of the highest quality and provide exceptional energy performance. We only use high-performance European style tilt & turn windows and lift & slide sliding door. And, as always, we made responsible choices with all components in regard to their life cycle – from womb to tomb.

UPVC WINDOWS BY BLUE SKY WINDOWS ($) For those on a budget, we recommend windows and doors that are constructed from ultra-durable uPVC (Unplasticized polyvinyl chloride), giving the end products fantastic thermal and acoustic properties. The uPVC steel reinforced windows come in various designs and colours, enabling the creation of the new look or match the existing style. You can choose double or triple glazed windows, traditional or modern look. Additionally, your house will stay secure with a multipoint locking system.

TIMBER WINDOWS BY BINQ WINDOWS ($$) European Design and Engineered, the Archetto series is a high-performance range of products that are crafted from thick 68mm timber profiles, which make them incredibly thermally efficient. The Archetto series provides a glazing rebate of up to 28mm and comes with double glazing as standard, with triple glazing options available. Achieving U-values as low as 1.1 & SHGC’s as low as .258, the Archetto series provides a solution for Passive House requirements. The Archetto series can be made from both Victorian Ash to achieve a BAL19 certification or Blackbutt to achieve BAL29 certification.

TIMBER/ALUMINIUM WINDOWS BY PAARHAMER WINDOWS ($$$) The best of both worlds: energy efficient hardwood windows and doors with low maintenance exterior aluminium cladding. Made in Australia from plantation grown Victorian Ash timber and Australian glass with patented German hardware by Parhammer windows. All our standard windows come in European style tilt & turn or fixed, doors are lift & slide or corner lift & slide. Other styles are available as a part of a custom design. Entrance doors are timber as standard and can be upgraded to an aluminium-clad timber door. 54


WHAT’S THE BEST MATERIAL FOR THE WINDOW FRAME? Compared to PVCu, non-verified timber, and aluminium, FSC-certified timber has the most positive outcomes in terms of production of greenhouse gases and ozone-depleting chemicals. Using FSC certified timber does not negatively affect biodiversity (destruction or erosion of habitat and/or biodiversity values, e.g. threatened species or species loss). Timber is also our material of choice because it’s a beautiful, versatile material. However, timber windows require maintenance and let’s face it, not everyone wants to be painting their windows every few years. So, what’s your option then? If you have the extra cash, we can upgrade your windows to Timber/Aluminium or Thermally broken aluminium frames.

1. Find a site Moving into the right neighbourhood can make a world of difference. When considering where to build your new home, it’s essential to have all the facts for all of your options. What kind of lifestyle do you and your family want? Do you want to be close to the beach, or do you need to be within walking distance to the shops?

2. Free consultation Let’s have a chat about your plans and budget for your new home. We’ll listen, consider your site specifications and get to fully understand your dream and vision. We will answer all your questions and at the end of the conversation, we’ll know if we are right for each other. If not, no hard feelings – we can only take on 1-2 new projects per month so it’s got to be right.

3. What, where and how? Assuming we are a good match, the first step is a Project Discovery Report. Here we research all the regulations associated with your site, we analyse the local climate in detail and where possible we do a site visit. A site survey will be commissioned to give us the topography. 56

With full understanding of the regulatory and environmental conditions of the site, we develop the first schematic layouts for your house. These schematics consider the regulations, embrace the geography, and encompass your vision. They should act as inspiration for you, something to be further developed in the next phase. All of this is presented to you in the Project Discovery Report and also includes high-level cost estimate and a list of required specialist reports and their associated costs.

4. Your vision coming to life After the PDR, we move onto the Design Phase. During this stage your project is developed from concept to final design to include floor plans, exterior elevations + details to further describe the characteristic of the project. We do this in close collaboration with you and your input is vital. We meet several times and provide up to 2 revisions on the design development drawings to arrive at the ultimate solution. We will also provide a virtual model of your new home, so you can walk through and check how it feels even before it’s built! Once approved, the final set of design plans will be part of the application submitted to council when we apply for a planning permit on your behalf.


5. Sit back and relax while we get to work The final stage, the Project Delivery Phase, commences as soon as the planning permit has been granted. The final design plans get developed into working drawings complete with specifications, engineering, and services in order to apply for a building permit. Now we order materials and within a short time the parts for your ecokit home spring into life in our factory. We will keep you up to date by sending you regular photo updates as your kit is being manufactured.

6. Your new home is on it’s way While the parts are being manufactured, works on the site can commence, preparing foundations, services, and landscaping, compressing the time frame for your project significantly! Once the kit arrives to your site, we’ll coordinate the unloading and you’re ready to move to the next stage – the assembly.

7. You’re only weeks from moving in! With the unloading done you or your builder can get cracking. The assembly is the fastest phase of the whole process! Our detailed manual explains it all and a minimum of resources in terms of both manpower and supplies is required for the construction. Your house will be a reality in a matter of days!

DELIVERY & TRANSPORT Prefabrication allows for an economy and conservation of material and energy usage in the production and assembly of the building components. Ecokit is a prefabricated engineered construction system that minimizes carbon footprint and site imprint of the structural assembly. Each component is flat-packed in a shipping container and shipped to port close to the site, then transported by truck to the site.
