STEP INSIDE The Lodge

Imagine waking up in the most peaceful setting you can envisage, opening the curtains to the morning chorus with staggering Lake District views, which will be the envy of your friends. Probably the highest property in Borrowdale and not on the open market for 20 years, a rare opportunity to own a property in a very special location within the Lake District National Park, a UNESCO World Heritage Site and part of a special family of iconic places across the planet. This is a unique opportunity to acquire a former successful self-catering holiday cottage which offers versatile accommodation and flexibility of use, with scope to add a 2nd floor subject to planning. The three-bedroom semi-detached bungalow can be used as a main residence with a working from home office or as a holiday let. The property comfortably sleeps 6 people with three double bedrooms, a kitchen which is fully equipped with oven, hob, integrated dishwasher/dryer. Connecting the kitchen is a spacious lounge which overlooks the garden, patio area and the stunning Borrowdale Valley. There is a double bedroom overlooking the garden with a second double bedroom across the hallway. The third double bedroom has an ensuite walk in shower room and a separate WC. There is also a family bathroom with bath and overhead shower.

STEP OUTSIDE

The Lodge

Outside there is a slate patio to the front of the property taking in the fabulous and breath-taking views. There is also a lawned area and a private woodland. A shared driveway leads you up to the property and at the side of the bungalow sits an outbuilding. A fell water treatment plant is homed in the end section. This building could be rebuilt if planning permission is granted. There is parking for up to three vehicles. Only 5 miles drive from Keswick, this property has all the conveniences nearby yet is a world away from the hustle and bustle of the Lake District. A dry stone wall lies to the rear of the property, on the other side of this a path leads from the private gate, where just a 15 minute walk takes you to the top of Catbells where breathtaking summit views await you, on a clear day you can see for miles around. Not from the Lake District? Catbells is a small fell owned by the National Trust, rangers here call it a ‘proper little mountain’, nominated as one of the Nation’s Favourite 100 walks and described by Wainwright as one of his favourites. On the other side of the property between Derwentwater lakeshore lies Manesty Woods, owned by the National Trust, you are spoilt for choice with the outdoor opportunities on offer without the need to get in your car, including the flat and easy paths around the lakeshore. You can take the ferry across the lake to the town of Keswick. Feeling a little more active, you can mountain bike, canoe or paddle board into town for afternoon tea or a performance at the renowned Theatre By The Lake. An early viewing is strongly recommended if you want to own a piece of the Lake District. Directions From the A66 on the western side of Keswick, follow the Portinscale road through Portinscale village and onwards for approximately 3 miles, after climbing through the S bend you will see spectacular views of Derwentwater on your left. When the road becomes tree covered, after a short while there is a signed private road on your right, which takes you to The Lodge (at the end on the left).
