QUARTERLY PROJECT UPDATE FALL 2024
The University of Nevada, Reno Mathewson Gateway project is currently being developed by Edgemoor Infrastucture & Real Estate through a third-party development agreement. The project features a state-of-the-art College of Business and an adjacent hospitality venue and will create a physical link between the University and downtown Reno and catalyze growth for the region. Construction on the iconic new College of Business building is currently ongoing.

This quarterly update includes the latest news on this leading-edge addition to the University and the Northern Nevada region. The new business building will be the first educational structure of the urban corridor, featuring a mix of academic and research uses. It will bridge together old and new on campus and simultaneously connect the University and community like never before.
This building plays a key part in the University’s continued status as a national leader in research, and soon the University's esteemed College of Business faculty, the next generation of students, and members of northern Nevada’s business community will join forces here to learn, innovate, and improve the community.
On schedule for completion in the summer of 2025, the building will create economic, social, and educational impacts that transform lives, grow the city’s already thriving tech and financial economy, and provide workforce and intellectual capacity to meet its needs.
The project team is looking forward to sharing quarterly updates on their progress in this newsletter. The newsletter will feature updates on project activities and milestones, spotlights on local businesses working on the project, interviews with project team members and stakeholders interested in the project's success, and more.
On April 24, representatives from the University, Edgemoor, design-builder Clark Construction, and designer LMN Architects celebrated the achievement of a major construction milestone— the University’s College of Business building structural topping out.
This major milestone commemorates the over 40,000 work hours that took place to date over the course of the project.
The new building officially broke ground in October 2023. The topping out ceremony celebrated the accomplishments of the project team over the previous six months, including:
• Placing 3,800 cubic yards for concrete foundations,
• Pouring 1,300 cubic yards of concrete for vertical cores,
• Erecting 900 tons of structural steel, and
• Installing 130,000 square feet of metal decking.
With a focus on local workforce engagement, more than 70% of the project value is contracted to Northern Nevada trade partners, and a total of 23 Northern Nevada subcontractors are engaged in the project.

In recent months, the project team has hosted multiple site tours for local architecture and engineering students. On June 7, young engineers from the American Society of Civil Engineers (pictured above) walked the site and observed the practical application of civil engineering throughout the building, and on July 17, young students in the Nevada Math Summer Campers program (pictured below) toured and learned about careers in construction and development.
This quarter, we sat down with Jack Nowling, a student in the University of Nevada, Reno's College of Business. This summer, Jack participated in Edgemoor's summer associate program, where he received hands-on experience working on the Mathewson Gateway Project and learning more about careers in the real estate industry.
Tell us about your experience as a summer associate on the Mathewson Gateway project.
I have learned a lot of commercial real estate practices during my time working on the project, most notably, how a developer and public entity can come together to build large projects on time and within budget through a thirdparty development agreement. My communications skills have also improved exponentially through managing meeting schedules, relaying information to upper management, and supporting external reports.
What's the most interesting thing you've been involved with this summer?
I took on drafting the weekly and monthly reports we share with our key stakeholders. I have been responsible for tracking construction progress, taking photographs, documenting community outreach events, and combining everything into a digestible format. It's been fun brainstorming new segments, researching interesting facts, and having creative freedom in the production of these reports.
Now that you've seen the development of the building in action, what are some of its most exciting features?
I'll have graduated by the project's completion date, but I'm excited to visit as an alumnus in the future. My classmates will have the opportunity to experience state-of-the-art learning environments and a more collaborative space than the one in the current business building. I’m looking forward to visiting campus post-graduation and having a coffee from the cafe in the beautiful outdoor terrace.

Lumos & Associates, the project's civil engineer of record, was founded in nearby Carson City over 45 years ago. They have played a critical role on the project, spearheading the design of civil components including street improvements, ADA access, and utilities. Recently, their local expertise was key as the team navigated the complex permitting process, and in the coming months they will lead civil construction administration. Lumos also co-led the American Society of Civil Engineers' site tour for young members along with Edgemoor and Clark.
Lumos's investment in the project feels especially personal, as the firm is a corporate partner to the College of Engineering and many employees are proud graduates of the University. Applying their engineering skills and being part of their alma mater's continued growth is incredibly gratifying for these team members.
• We're officially halfway through construction!
• Northern Nevada subcontractors make up 70% of the total subcontract value awarded on the project.
• The team completed the above-grade structure in July.
• The building enclosure will be weather tight in November.
