CONSTRUCTION MANAGEMENT AT RISK There is a trend towards Construction Management at Risk (CMAR) as the preferred project delivery method for public projects in the State of Oklahoma. CMAR is a delivery method which entails a commitment by the Construction Manager (CM) to deliver the project within a Guaranteed Maximum Price (GMP). The CM acts as a consultant to the Owner in the development and design phases, but as the equivalent of a general contractor during the construction phase. This process allows the client of a project to choose the CM before the design stage is complete and know who they will be working with from the beginning of the project. Much of the success of a project is based on the relationship between the Owner and the Construction Manager. Design + Build is a project method where the owner, architect, and contractor function as an integrated team, which provides improved communication and understanding between all parties. The most important aspect of Design + Build is single source responsibility. Discrepancies between architect and contractor are eliminated, since kerr 3 design group and Red Sky Constructors are a unified team. An owner negotiates with one contract rather than two. Also, the overall time frame for project completion is compressed, because one company is handling the work load. The Design + Build process allows Red Sky to provide special attention to specific details and better meet a client’s demanding time constraints. SELF-PERFORMING SERVICES Red Sky began as a subcontractor initially specializing in masonry. From there we evolved into other trades including metal stud framing, general carpentry, and concrete. As a result, Red Sky has an unique understanding of the relationship between Owner – Builder – Subcontractor. This experience also comes into play in estimating. As a trade contractor, we work with material suppliers and vendors every day and integrate that information into our project estimates resulting in a more accurate construction estimate.
