DESIGN DEVELOPMENT

SITE 60% of site has class 3 and 4 slope.

MASSING Requiers volum of construction due to plot ratio of the site.

COMPOSITION In order to avoid towers facing each other and taking advantage of 60% green slob, second tower placed horizontally.

SAFETY Minimizing counstruction above emergancy road access.

VIEW Horizontal tower takes advantage of greenery slope while vertical tower has the view of KLCC.

DESIGN DEVELOPMENT

SITE It is placed on Jalan Sultan Ismail (a crowded area, nearby KLCC, pavilion, and KL tower). Sandwiched between a club house and HSBC bank with monorail in front of it.

ELEVATED CAR-PARK Create detachment from street crowd, makes a suitable platform of common facilities for residents and hotel guests. It also provides noise barrier created by the monorail.

COMPOSITION Hotel is facing the main road for self-introduction.

COMPOSITION Serviced apartment tower is facing the sub road for more private access.

View Serviced apartment units are facing KLCC and KL Tower. White hotel rooms face city view as well as pavilion shopping mall.

CAR-PARK DIAGRAM

The proposed podium parking was a challenging part of the design. With a small plinth area and high number of units on the top, it was necessary to design parking in an efficient way with minimum dead space. Thus, It is proposed to have a 5 stories parking space that contain a one-way ramp system with a 2-story cimb and a landing

in the middle. All the parking ramps are placed on one side to create one vertical loop for easier access and circulation. Proposed parking area, contains 400 car-lot with a 187,088 sqft of gross floor area.

At residential side, to create a sense of arrival, a private gated entrance leads into a grand internal double-height lobby with two elevators (separated from hotel elevator) transport residents directly into their unit level. Meanwhile, at the hotel side, to create the character of the district, the lobby features partially illuminated by a wall of prismatic glass, which animates the interior with sparkling patterns of light. Furthermore, the hotel tower features exclusive facilities including shared workspace (wework office). Serviced apartment tower features facilities including club house, residents lounge, and family area on the roof.

HANZHONG(XIAN) MIXED DEVELOPMENT

DESIGN DEVELOPMENT

EXISTED CONSTRUCTION When this project was assigned to SIMPLEX, its first phase was already completed.

EXPAND COMMERCIAL AREA In the second phase, changes were proposed and implemented, Including the expansion of the commercial area.

TOWER TRANSFORMATION The final design included variety of height for the towers to create panoramic view and increase aesthetics of the tower.

GREEN POCKET Green pockets are designed to create eco-friendliness of the building and increase the positive influence of the nature on the office users

INTERACTION BETWEEN OFFICES To maximize connectivity and accessibility to facilities sky bridge is designed, which enhances the users transportation and sense of community.

SIMPLEX DESIGN |2016| HANZHONG(XIAN) MIXED DEVELOPMENT

The facades are all transparent, with mirrored reflecting glass in blue colour. The glass panels follow a variety of inclinations and rotate at an angle to the edge of the façade. As a result, an evocative fragmentation of the reflections in the mirror glass is created. Furthermore a kaleidoscopic effect animated by the wide array of diverse recreational, cultural and environmental activities surrounds the building.

SIMPLEX DESIGN |2016| HANZHONG(XIAN) MIXED DEVELOPMENT

Supported by steel trusses, and concrete columns, the two-storey bridge create a 68-meter-long transparent walkway. This allows users to easily circulate between their offices at the level 6th and 7th and alleviates congestion of the elevators connecting the buildings’ densely occupied office floors. This elevated walkway provides new opportunities for users to intermingle as they travel between the buildings, and fosters a greater sense of community while they are protected from outside cold within the company.

01. SITE The site has a 2500 sqm (0.617acre) of land with a 6 meter setback from all sides, facing the LRT line from the east, main road from the south, public space from the west and adjacent building from the north.

02. CIRCULATION The pedestrian entrance is coming from the south side of the site facing the main road, Vehicle access is from the north-east corner with an island site around the building block.

03. OPEN PLAZA A double story open plaza designed as a minor node to enhance the surround circulation and provide a smooth pedestrian flow through the site.

04. GREEN VOID, GREEN ROOF Providing a courtyard surrounded by dwellings for recreational activities and cross air ventilation throughout the building. 23

The building is organized according to ‘public space’ and ‘semi-public space’. Public space such as lobby, café, training centre and cafeteria are located at the lower floors, while semipublic space such as hostel, offices, conference rooms are located at upper floors.

The idea of the Ground Floor is to be as open as possible which become an interactive space for people to gather and knowing each other.

The facade design is inspired by the story of two societies (i.e. visually impaired and regular people) that are separated by one element. In order to create a coherent community, this element is transformed into a medium to bridge the gap. This building creates opportunity for better understanding, tolerance and respect with each other for an inclusive society.

Blinds pay more attention to sound. They don’t want to list e n t o a n e n v i r o n m e n t a l n o i s e t h a t ’s u n n e c e s s a r i l y s o i n t h i s project, we thought about the sound in much different way where it was primary sense of navigation and understanding the space for them. So since we have a monorail, passing just in front of the building, the challenge become to reduce the n o i s e p r o d u c i n g f r o m t h e m o n o r a i l , a n d t h a t ’s w h y w e t a k e a d vantage of per forated acoustic panels as a design element for the façade of the building. the panel sizes ranged from 0.7 x 0.9 m to 1.2 x 3.8 m, due to the geometric form of the sur faces, special illumination effects arise indoors when sunlight shines through them. the exterior provides solar protection, offering noise cancelation, privacy and a high degree of transparency with per forations.
