An architect’s impression of the open plan kitchen
58 UNITS: SIZES VARY FROM 48 M² TO 72 M²
New 53unit development for Macassar Macassar, the small suburb about 12 km from Somerset West in Cape Town, just south of the N2 freeway, is about to get a new housing development that is ideally designed and priced for the local market.
So says Adelaide Wildschut, the Rawson Property Group’s franchisee for the area. This development, to be known as Macassar Village Estates, will consist of 53 homes in four floor sizes: 48 m², 57 m², 65 m² and 72 m². The homes will all have mono-pitched roofs and two or three bedrooms. Communal and bathroom areas will be tiled and purchasers can choose between laminated wood or tiled floors in the bedrooms. The sales
price includes a stove in every unit, built-in cupboards in the bedrooms, blinds, burglar bars and safety gates on the external doors. Each unit will have a “starter garage”, the remainder of which can be added to each unit for a small extra cost. All homes are freestanding and on their own plots. The prices, which vary from R340 000 to R448 000, are “amazingly low” in today’s market and almost without equal anywhere in the Cape, says Wildschut. This, she says, means that the majority of buyers will have to be earning a combined family income of at least R10 000 per month and she anticipates that nearly all the purchasers will be applying for 100% bonds. The Rawson Property Group is the

only agency involved in this development and they expect the units to be sold out before the end of the year. Macassar, which is sometimes referred to as the Cape’s “sleepy hollow”, has always had a very active home sales market, says Wildschut.
‘The prices, which vary from R340 000 to R448 000, are ‘amazingly low’ in today’s market.’ The main reason for this is simply affordability: prices here are very seldom above R550 000 and can go as low as R100 000. Furthermore, she says, the area has both primary and secondary schools, an old age home, clinic, a few

Finance, we are currently achieving a 60% success rate – but it has to be said that the credit record ‘blemishes’, which can cause a bond to be denied, can be very minor indeed and quite often simply the result of a moment of forgetfulness rather than a deliberate unwillingness to pay,” says Wildschut. The large number of people unable to obtain bonds has boosted the Macassar rental market and monthly rents can vary from R2 000 to R6 000, the average being around R2 900. The number of buy-to-let investors in the area is quite small at the moment but is steadily increasing, says Wildschut. Buy new or upgrade your home? Selling your property is an expensive business. There are agents’ fees to pay, and when you buy a new property you have transfer and bond costs as well. So it’s not a decision to be taken lightly. In some cases your requirements may have changed to the point when you have to up or downscale – and in such a case it’s impossible to avoid selling. In other cases it may be a real option to consider improving or enlarging your existing home to accommodate your needs. The positive of making such an improvement is that you can avoid the costs referred to above. However, you do need to give consideration to the risk of overcapitalizing. In other words, if you spend the money improving your existing property, are you likely to at least recover your costs, and hopefully also some additional return on your investment. It’s true that in some areas if you overspend on a property the likelihood of recovering these costs is very small. When you sell one day, you may be in a position where you have spent much more on your property than any buyer would be willing to give you for a property in your location. If you wanted to sell, you would have to listen to the market and price accordingly – and then you may well lose on your investment. Before making the decision to improve an existing property, why not find out what the ceiling in your suburb is. Estate agents have access to recent sales information that will show what prices are actually being achieved in your area,
Talking Property by Steve Caradoc Davies, principal of Harcourts Platinum and what the median prices are. This should give you a good indication as to whether or not you would be overcapitalizing. Also remember: The golden rule when it comes to property is location, location, location. You don’t want to be the owner of the best house in the area as you are unlikely to achieve the price you should for your
home. It’s also important to appreciate that some improvements to a property will increase its market value, while others just won’t. For example, adding a swimming pool will only increase the value in the eyes of a future purchaser that really wants a pool. Painting the property pink is unlikely to add any value, as most purchasers will want to repaint to another colour. As a general rule, improvements to kitchens and bathrooms are well received, as is the addition of bedrooms, entertainment areas, and garages. But be sure to cost these potential improvements well as in most cases building costs and planning fees are more than anticipated. The more information you have at your disposal the better decision you will be able to make. So, in addition to doing thorough research on your own area and the real costs of the improvements you need, why not also look at what other properties are available to purchase that would meet your requirements. Looking costs nothing – and you may well find a property that fits the bill in an area you like, for the sort of money you are willing to spend. If in doubt, why not ask a real estate agent that you trust. They should be able to give you the advice you need, free of charge. When you have all the facts, then make the decision that is best for you and your family in the long term. – E-mail your real estate question to steve.cd@harcourts.co.za.

Average size of houses declining, says StatsSA The latest available building statistics from StatsSA show that the rate at which new homes are being delivered to the market continues to trend upwards, but that the average size of these new units is declining. “On an annual basis, the total value of new residential buildings completed rose 25% in January and February, while the value of building plans passed for new homes rose 20,5%,” notes Rudi Botha, CEO of BetterBond, SA’s biggest mortgage originator. “In the same period, however, the square metreage of new small
homes (less than 80 m²) completed rose 20,2% compared with the first two months of last year, and that of flats and townhouses completed rose 38,7%, while that of homes bigger than 80 m² rose only 1,1%. “Meanwhile the square metreage of plans passed for new houses of 80 m² or more rose 2,4% and that for flats and townhouses a whopping 50,2%, clearly indicating that this is where developers believe future demand will be.” Writing in the latest BetterBond newsletter, he says the major factor stimulating new housing development at the moment is the de-
crease in what First National Bank has termed the replacement cost gap – the percentage difference between what it would cost to replace an existing home and the current value of that home.
ers to bring new homes to market at prices that can compete with those of pre-owned homes. “However, the size of those new homes is also steadily declining. The average has gone from 141 m² in 2006 to 111 m² now and is not expected to rise again in the foreseeable future. This is due to rising consumer preference for smaller, more secure and easier to maintain homes in the face of rising property rates and utility costs.” This trend is underscored, says Botha, by the fact that flats and townhouses now account for more
‘The average has gone from 141 m² in 2006 to 111 m² now.’ “This differential is variously estimated at between 21% and 33% now, but has definitely been on a declining trend since the start of 2012, making it easier for develop-
than 27% of all residential building completions, up from 24% in 2011, and suggests that estate agents will increasingly have to hone their expertise in sectional title sales, and in working with bodies corporate and home owners’ associations. “Meanwhile, this is all good news for first-time buyers especially, because there is usually no transfer duty payable on newlybuilt homes (VAT being included in the sale price instead). “This can significantly reduce the amount of cash they need to complete a purchase, at a time when the average deposit required by the banks is 17%,” Botha adds.

SEVENTH EDITION: THE ICON RETURNS
New legend arrives: VW Golf 7 GTi QUICKPIC To date, nearly 1,9 million Golf GTI units have been sold worldwide, of which over 59 500 in South Africa alone. No one could have predicted such phenomenal success when the first Golf GTI was launched in 1976 (in 1982 in South Africa). At that time only 5 000 units were planned for production. The first-generation Golf GTI set a fundamental standard for dynamic performance that was more clearly defined than in any other compact car of its era. Everything was just right about it—the safe and taut chassis, the agile and fuel-efficient injection engine and the car’s styling, as unmistakable as it was timeless. All of this combined with the insignias of a future icon— a red stripe around the radiator grille, a black border around the rear windscreen, a sporty steering wheel like in the Scirocco Coupé, a golf ball as a gear shift grip, ergonomically perfect sport seats with a classic tartan design and a name that would never be forgotten: GTI. The engine of the first Golf GTI produced exactly 81 kW. Now, the seventh-generation Golf GTI delivers 162 kW to the front wheels which is exactly double the power of the first Golf GTI. The turbocharged engine of the GTI is from the third generation of the EA888 engine series and has a completely newly developed cylinder head. A unique feature in this power class is the water-cooled exhaust gas circulation loop to the turbocharger that is fully integrated in the cylinder head.

Gutsy Suzuki SX4 conquers Sani Pass QUICKPIC It may only be nine km long, but Sani Pass, the notoriously dangerous, steep and twisty gravel mountain pass linking KwaZulu-Natal with the Mountain Kingdom of Lesotho, has long been considered a serious test for off-road vehicles. For exactly that reason, Suzuki Auto Club SA’s Jaco Nel decided that driving up Sani Pass would be a worthy test of the versatile Suzuki SX4 hatchback’s all-terrain talents. And while conquering Sani Pass would be the key objective, the trip would entail driving some 1 350 km over varied terrain, including crossing Lesotho from the top of Sani Pass to the border post at Ficksburg. The SX4’s odyssey started in Centurion, and after following the national route to Villiers, Nel and his crew opted for the road less travelled, traversing mostly rural gravel roads all the way to the town of Himeville at the foot of the Drakensberg. The SX4 took the ruts, rocks and washaways in its stride, while demonstrating the benefits of its all-wheel drive system to good effect. But the real test was yet to come. Arriving at the South African border post, located at the bottom of Sani Pass, the SX4 was dwarfed by all the large, so-called "serious" offroad vehicles waiting to tackle the pass. Needless to say, the presence of
the compact Suzuki, which admittedly looks more like a sporty hatchback than an all-terrainer, evoked much shaking of heads. It was obvious that there was some serious doubt about the ability of the SX4 to reach the top of the pass. Intent on proving their critics wrong, Nel and his team set off from the border post, opting for the car’s 4WD Auto mode to provide the necessary traction. The SX4 made it look all too easy, coping with the often treacherous conditions with consummate ease. The last few corners near the top of the pass proved to be the most challenging, as the very steep gradient would normally require switching to low range. However, the SX4 wasn’t going to be intimidated by that fact, and bravely soldiered on, with Nel opting for 4WD Lock mode to optimise grip. Much to the surprise of several onlookers, the Suzuki SX4 arrived at the top of Sani Pass without so much as a scratch. But the challenge was by no means over. Some of the roads leading from Sani Top to the main road were even rougher than the pass itself. Undaunted, the SX4 took the conditions in its stride, and didn’t miss a beat on the long and often challenging route to the Ficksburg border post. After a welcome respite and overnight stay in the cherry capital of SA, the SX4 was saddled up for the final leg of the journey, this time on tar. Showing off its versatility, the SX4 swapped roles from talented

The SX4 covered just more than 1 350 km in three days, of which 500
km on gravel roads. Fuel consumption averaged approximately 8 F/1 000 km, and the entire trip was completed without a single hitch: no punctures, no body damage, and no mechanical ailments. “Our trip proved emphatically
that the Suzuki SX4 is a great allrounder. It coped with a wide variety of road conditions, conquering the iconic Sani Pass in the process, while delivering on the comfort, performance and safety fronts, too,” Nel concluded.

Opel Corsa OPC Nürburgring heads for SA QUICKPIC General Motors South Africa (GMSA) recently announced that the Opel Corsa OPC Nürburgring Edition will be making its South African debut this October. Available in limited numbers, the Nürburgring Edition will not only be a rare sight on local roads but, as part of an international limited edition production run, the Opel Corsa OPC Nürburgring Edition is one of the most exclusive Opels ever built. Opel’s ties to the Nürburgring Nordschleife and the track, which is probably the most gruelling and demanding in the world, date back to the 1960s . Although all Opel vehicles are tested at the Nürburgring before entering production, OPC variants receive extra-special fine tuning of chassis, performance and handling dynamics to ensure they perform at the top of their respective classes. OPC vehicles are among the fastest around this circuit, nicknamed the "green hell" by Sir Jackie Stewart:the previous generation Opel Astra OPC and original Zafira OPC both having achieved records in their segments at the track. GWM helps drive the Berg River QUICKPIC GWM South Africa is proud to be an official sponsor of the historic Berg River Marathon this year. The iconic four-day race takes place for the 52nd time in 2013 and runs over a distance of 240 km from Paarl to Velddrif in the Western Cape. It starts on Wednesday 10 July and turns into a travelling festival all along the mighty Berg River. Says Berg Marathon race director André Collins: “GWM’s brand of vehicle is certainly a match for our four-day ultra-marathon, the world’s ultimate test in long distance river racing. The Western Cape Canoe Union sincerely thanks GWM for their vehicle sponsorship of the 52nd Berg River Marathon this year.” This year additional interest is provided by a number of international participants, including British former Canoe Marathon world champion, Ben Brown. GWM South Africa in partnership with Omnicar Holdings (owners of GWM Paarl and GWM Vredenburg) have made available four Steed 5s and a C10 compact hatch for use by the organisers and media, as well as a Dakar-branded H5 2,0 VGT turbodiesel as a courtesy car for Ben Brown, who is hotly tipped for a strong race performance. The only Brit ever to stand on a Berg podium was John Fowler, who came second in 1979.
GWM South Africa is proud to be an official sponsor of the historic Berg River Marathon this year. “GWM Paarl and GWM Vredenburg are proud to support local schools and local sport events,” said Mark Evert, Group General Manager of Omnicar. “The Berg River Marathon not only showcases some of the leading canoeists from South Africa and abroad, but also the beautiful scenery along the banks of the

Ben Brown enthuses: “The H5 has been a great car for tripping around the Berg. Even with four kayaks on the roof, five people and lots of kit inside, the farm roads and fields around the Western Cape are a playground for this vehicle, without compromising comfort and fuel economy — I want one!”

Renault’s new Fluence 2.0 litre now with CVT option QUICKPIC Renault South Africa is proud to announce the arrival of the New Fluence Dynamique 2,0 F sedan with Continuously Variable Transmission (CVT). The kingpin of the model’s Phase 2 line-up, the fabulous Dynamique 2 0 F 16V CVT is the third and final variant in the 2013 range introduced in mid-May. Petrol-powered like its two siblings — the entry- and mid-level New Fluence Expression 1.6 and the Dynamique 2.0 — it’s the new arrival’s deluxe design and CVT drivetrain which offers the excellent acceleration, quieter running and seamless shifting experience that sets it apart from its peers in the traditionally conservative C-segment sedan category. Renault’s latest CVT technology is tangibly impressive and addresses the key customer requirements that include performance, comfort and economy. Highly responsive on starts and at low speeds, it affords peak performance through city traffic and maintains optimum torque for any given power demand. From a comfort perspective it provides a smoother driving experience by avoiding gearshift shocks and by allowing the engine to run at its most efficient RPM, the CVT reduces fuel consumption by three percent, compared to its manual counterpart. The Dynamique CVT’s 2 0 F 16V engine produces 103 kW (140 hp) at 6 000 r/min, accompanied by a substantial 195 Nm of torque at 3 700 r/ min. From a standing-start sprint,
it goes from 0 - 100 km/hour in just 10,1 seconds and has a top speed of 195 km/h, with a combined cycle consumption of 7,7 F/100 km. Since Fluence was first launched in South Africa in March 2011, it has found significant favour among a vast buying audience and earned its reputation as a versatile, value-formoney option. A practical family sedan wellsuited to the family motoring role, with its über-upmarket, executive styling in tandem with equipment levels beyond the norm in its class, the New Fluence is also much in demand by corporate fleet and government customers. The New Fluence 2013 line-up comes with an impressive level of features showcasing Renault’s leading smart technology. A comprehensive selection of add-on accessories is also available to enhance the drive experience. The Dynamique 2,0 F 16V manual and CVT derivatives boast high value features and equipment levels, several of which outclass competitor models in its segment: cruise control with speed limiter, LED daytime running lights, auto rain and light sensors, front and rear park distance control sensors and lumbar adjustment on both driver and front passenger seats. Equipped with a 18 cm touch-screen with TomTom® navigation, Radio 3D Sound by Arkamys®, USB and Bluetooth® and an MP3-compatible CD player for easy access, start-up and central locking, there’s the Renault handsfree, keyless card system complemented by a coded electronic engine immobiliser.

Electronic stability control (ESP) is also standard on the Dynamique duo. It is fitted with six airbags — front driver/passenger and, driver/passenger side airbags (chest and pelvis) — and curtain units front and rear as well as anti-whiplash heightadjustable front headrests, while
the safety belt system is fitted with a double pre-tensioner in front and a load limiter in the rear. The two rear side seats are fitted with an ISOFIX fastening system for the safe fitment of child seats, while automatic central locking of all doors and the boot takes place when the car moves off. New Fluence Phase 2 is the ”super sedan” 1 alternative in its class in terms of quality, comfort, technology and on-board refinement levels. With stylish looks and lines in tandem with the guarantee of an executive-class driving experience, New
Fluence is rewriting the rules as far as sedans are concerned. “The New Fluence is a premium vehicle in terms of its deluxe design, up-to-the-minute features and solid performance. It is truly the standout auto alternative to the conservatively-styled mainstream contenders in the C-segment sedan category,” says Fabien Paysan, vice-president of marketing and communications at Renault South Africa. In addition to its eye-catching styling, dominated by the prominent, attention-grabbing chrome Renault badge positioned in the centre of the glossy black radiator grille, the New Fluence Dynamique range boasts an impressive level of features inside and out, with a comprehensive selection of add-ons also available: a comfortable, spacious saloon car, it has the most interior space in its vehicle class category. All three of the Phase 2 New Fluence variants come with Renault’s industry-leading and standard 5year/150 000 km mechanical warranty, plus a 5-year/90 000 km service plan (optionally upgradable to a full maintenance plan), comprehensive roadside assistance plan for the full warranty period, fixed-price servicing costs (15 000 km intervals) and guaranteed parts availability or a mobility solution until parts become available.
