“Die sekuriteit is by al twee ondernemings opgeskerp.

Eikestadnuus het vandeesweek by haar gaan kuier. “Hy was ’n wonderlike man.

Foto’s: Estelle Bruwer

ONFLICT resolution and management need to be people-centred to be successful. This is the sensible way of creating peace. This was the opinion of Liberian Nobel Peace Prize laureate Leymah Gbowee at the 25th annual conference of the International Association for Conflict Management at Spier last Friday. Gbowee was the keynote speaker and she addressed about 240 delegates from 25 countries worldwide. She was of the opinion that most resolution processes in post-conflict countries fail to address the human dimension of these conflicts. “Rehabilitation is focused on structures instead of the humans. This leads to victims observing with dismay the sidestepping of their issues for quick-fix political solutions.” In her address, Gbowee mostly drew examples from the conflict in Liberia, saying that the coun-

to meet the challenges of the future”, she said. The youth soldiers were not rehabilitated and reintegrated into society, and the country is now struggling with problems such as youth unemployment, poor education, teen pregnancy and teen prostitution. “All the processes were followed, but we ignored the human element. We don’t need a rocket scientist to tell us we missed an integral part in transforming our society.” She added that there was a critical need for global peace processes to be reviewed and revised. “We spend billions on rehabilitating infrastructure, but not enough on emotional rehabilitation. We are building a lame foundation that can collapse at any time.” Gbowee said no wars exist without people, therefore peace efforts without people are fruitless efforts. “Peace needs to be driven from within. It is not an international affair – we all deal with it differently.”

“Daar was verlede week, helder oordag, ’n inbraak by Vriesenhof.

’n Ongelisensieerde vuurwapen is teruggevind. Vier Somaliese mans is in hegtenis geneem. Foto: Verskaf

HOT SPOTS THE hot spots for criminal activity over the last week focused on the residential areas, which were plagued by burglaries. Burglaries were reported in Andringa Street, Bird Street (around Eikestad Mall), Ryneveld Street, Jamestown and Blaauwklippen (rural areas).

TYGERBERG NEONATALE-EENHEID

Una, an icon for all times CAN you imagine writing a book in the year you turn 100? Reading The Economist and voicing your opinion on the lack of leadership in world politics? And writing to Eikestadnuus in support of an arboretum on Papegaaiberg? Can you believe so much in the future that you plant trees at that age, knowing full well you will never see them bloom? Una van der Spuy of Old Nectar in Jonkershoek Valley did all that. And then her brave heart stopped, just five days before her centenary celebrations. When she and her husband, Major-General Kenneth van der Spuy, moved to Jonkershoek in 1941 they found a neglected homestead and barren land. Una created a magnificent garden which became world-renowned and was declared a national monument. She opened it each spring to raise funds for charity. She became known for her books on plants and gardening, and she learnt photography to illustrate her books. Una was passionate about conservation and preservation, and was honoured by the Cape Tercentenary Foundation for her services to conservation in 1992. She was rewarded by the Nurserymen’s Association for her service to horticulture, and her name will be added this year to the honours roll of the South African Green Industries Council. An enquiring mind, a feisty nature, a beloved matriarch. Hers was a life to celebrate and not to mourn. We salute you, Una!

Ek is bly ek is ’n Stellenbosser. Clive Snell, Proudly Cloetesville

MGD se Eenstopdiens-projekte is veral geskik vir studen-

In Memoriam

Cato Meaker

ON-CAMPUS ACCOMMODATION FOR STUDENTS

University spends millions on new accommodation GERRIT SCHAAFSMA

S

tellenbosch University is planning to spend more than R100 million over the next 18 months on providing more on-campus accommodation for students. The first phase of the project is focused on the area between Cluver and Bosman Streets, where many of the university residences are situated. The aim of the project is to provide more on-campus accommodation for students without increasing traffic. The university is planning to build parking areas at the edge of the town and then use a shuttle service to transport students to and from campus. There will also be new parking tariffs on campus, which will encourage students to park outside town or not to use cars.

Charin Gilbert of Stellenbosch University says the university wants to give more first- and second-year students accommodation in a residence because research has shown that students in residences have a better chance at academic success. The plans for the development also make provision for a large “green space” to encourage students to interact with one another. The new space is modelled on similar concepts used at universities in the United States and Britain. The first phase of construction will be complete by the end of 2013; it will provide accommodation for 700 additional students. The university will also be building residences in other areas on campus that will house a further 1 800 students.

CHAMBER MUSIC FESTIVAL

Instrument for AshLee A STUDENT of Stellenbosch University (SU) received a special gift during the annual Chamber Music Festival. Ash-Lee Louwskieter (27), a second-year music student at SU, was presented a trombone donated by Ken Thompkins, principal trombone of the Detroit Symphony Orchestra. Weston Sprott, second trombone in the Metropolitan Opera Orchestra in New York, presented the instrument. Sprott, who has been teaching and playing at the Stellenbosch International Chamber Music Festival, told Thompkins about

the need for instruments in South Africa. “Ash-Lee, with his grounding in the Moravian Church in Mamre and his desire to uplift his community through music to teach discipline and moral values, isworthyofsupport,”hesaid. For Ash-Lee it is a dream come true. “It is my first ever trombone. I have been borrowing instruments and paying for my tuition and accommodation. “This means there has never been money to get myself a decent instrument, and I am thrilled with the generosity of Mr Thompkins.”

Mobinomics – Mxit and Africa’s mobile revolution vir ander koerante mei

GERRIT SCHAAFSMA

A

FRICA is the future, said Alan Knott-Craig Jr, the (relatively) new CEO at Mxit, South Africa’s home-grown social network. His company, World of Avatar, acquired Mxit from its founder Herman Heunis and media conglomerate Naspers for several hundred million rand in 2011. Mxit has more than 50 million users globally and allows for billions of messages to be sent each month. Knott-Craig, together with veteran journalist Gus Silber, has written a very accessible account of one of South Africa’s most interesting contributions to the information technology revolution. Mobinomics is semi-autobiographical, with Knott-Craig inter-

rupting Mxit’s story to tell the reader a bit more about his own, very interesting life as a technology entrepreneur. The authors do a great job of explaining how Mxit was started and how it became so successful without getting too technical. They also show how much potential mobile technology has for transforming lives, whether through teaching maths or helping drug addicts. The book is a must-read, not only for those interested in mobile technology, but also for parents who wonder what their children are up to all the time on their cellphones. ) Eikestadnuus has four copies of Mobinomics, signed by Knott-Craig Jr, to give away. To qualify, SMS your name and “Mobinomics” to 34220. SMSes cost R1,50.

ingeskryf.

Affordable living in the Strand T

HE dream of Cape coastal living often comes with a hefty price tag – yet it need not cost a small fortune. Pam Golding Properties (PGP) reports that the town of Strand (on the False Bay coastline near Somerset West and Gordon’s Bay) offers extremely competitive prices for buyers and good opportunities for investors. It enjoys the very best of the seaside lifestyle, being located alongside one of the safest swimming beaches in the country. The introduction in January of a new bus route linking the town with nearby Stellenbosch (via Somerset West) has also opened its property market to new potential buyers. PGP area manager Linda Killick says the bus offers a morning peak departure and afternoon peak return every day. “This means that students can commute to Stellenbosch University well in time for first lectures, and return home after accessing the libraries and participating in their afternoon labs or sporting and social activities. “For those working in Stellenbosch, the buses are also timed perfectly for standard office hours. Costs range from R13,75 to R25 per trip, depending on frequency of use and purchase of a clip-card. While the service is still in its infancy, the frequency of buses will be increased if demand grows.” Prices in Strand are among the most affordable in the greater Helderberg area; one can obtain a twobedroom apartment in the town from just under R400 000. A midlevel family home with a well-sized garden and a garage can cost around

its growing appeal to young families, who are recognising that this is a quality environment for children with a superb lifestyle on offer.” The lifestyle is indeed enviable, says PGP’s MD for the Boland and Overberg regions, Annien Borg. “The beautiful main beach, Melkbaai Beach, is known for its safe swimming conditions and relatively warm water, while the section known as The Pipe offers excellent conditions for surfers. Property owners and the interest rate INTEREST rates have remained at a 30year low since November 2010 – and are likely to stay there a while longer, says Adrian Goslett, CEO of RE/MAX of Southern Africa. Why is this important for the South African property market and homeowners? “The majority of South African homeowners and buyers are loan-dependent and require financial assistance to purchase property,” Goslett says. “This means that the interest rates will affect most consumers at some stage of their lives in some way.” He notes that the interest rates have a massive effect on the property market, and particularly consumers who are already homeowners. “If a homeowner has chosen to fix their interest rate amount, they will be much less affected by the fluctuations of the rates over the term of their loan. However, homeowners who haven’t fixed their rate will have reduced monthly repayments the lower the interest rate, and increased repayments if it goes up. A low interest rate could give a homeowner the ability to pay extra money into their bond, reduce the term of the loan and pay it off faster, without affecting their monthly budget too severely.” During the boom period, banks were offering a repayment percentage on residential property of prime less two. This is no longer the case, and most financial institutions are offering a rate of prime. “However, this still translates to a re-

duced repayment on new loan agreements, because since the boom period the prime interest rate has been reduced by 5,5%. In fact, in today’s property market the overall monthly bond repayments are a great deal cheaper. This, coupled with where property pricing is at the moment, makes it an ideal time to buy property.” Aside from the possible fluctuations on repayments for homeowners, the interest rate directly affects buyers wanting to purchase property and how much they can afford. Since the introduction of the National Credit Act, banks have put a lot of emphasis on affordability levels, and a low rate assists buyers to show higher affordability levels.

“The interest rate will impact the size of the bond a buyer will be approved for,” Goslett says. “If the rate is lower, it is likely the buyer will be able to afford a larger bond, provided all other aspects are in place. Paying interest at a lower rate will indirectly put more disposable money in the buyer’s pocket and drive demand in the property market. More and more buyers with a clean credit record are finding it easier to raise finance and purchase property. The increased demand will push property pricing up at some stage and increase the home’s value over time.” From an investment perspective the increased demand in property, as well as the reduced monthly repayment, will result in investors gaining more from their property portfolios. Property investors who have a rental portfolio, for example, will be able to charge the same rental for their units while paying reduced bond repayments, resulting in greater profit. The less interest paid on an investment property each year means the less net return needed to be realised for the owner to see a return on their initial investment. “Consumers who are interested in making the most of the current interest rates and want to invest in the property market should approach a bank or a reputable mortgage originator such as Betterbond to ascertain exactly how much they can spend,” Goslett says. “Some may be surprised at the opportunity the interest rate has created in the market.”

Harcourts soup drive heats up for Mandela HARCOURTS SA, one of South Africa’s largest real estate brands, has been collecting soup for the country’s poor, homeless and hungry this month, in honour of Nelson Mandela’s 94th birthday. Announcing the launch of the Harcourts’ 67 Minutes for Mandela charity drive, group CEO Richard Gray said the initiative was in support of Mandela Day, an internationally recognised calendar event adopted by the United Nations to mark the former president’s birthday on 18 July. “The Harcourts soup drive is in keeping

with the objective of Mandela Day, which asks people, communities and businesses to donate 67 minutes of their time toward doing something for others. In so doing, they honour the 67 years that Nelson Mandela gave of his life to the struggle for justice in South Africa,” explained Gray. “This is not a marketing exercise but a genuine attempt to help struggling communities. Team Harcourts members contribute regularly to The Harcourts Foundation through organised fundraising events and donations, determined to achieve the foun-

dations’ purpose – to provide support that helps, grows and enriches our communities. On top of this, Harcourts head office funds the running costs of The Foundation so that 100 percent of the money raised can be given to South Africa’s underprivileged.” The Harcourts soup drive follows a charity auction at the group’s annual conference at the Wild Coast last month. There, business owners donated a number of valuables for auction, including an original artwork, bought for R11 000, and a Johnny Walker collection, which went for R10 000. In all, the

2012

event raised R32 500 for charity. “All Harcourts members, when they become part of the group, assume a concomitant commitment to serving their local communities and making a real difference,” said Gray. “This commitment has manifested in the collection of more than R2 million in cash, as well as blankets, food and clothing, since the launch of the South African division of The Harcourts Foundation in 2011.” If you’d like to join the Harcourts 67 Minutes for Mandela soup drive, call the Harcourts head office on 031 201 1060 or mail foundation@harcourts.co.za. REAL Estate Business Owners of South Africa (Rebosa) is an independent organisation representing the interest of small, medium and large South African business owners, principals and employers in the real estate sector. The new real estate industry body was officially launched in March this year to an overwhelming response from principals and business owners who viewed the formation of such an organisation as long overdue. Commenting on the formation of Rebosa, interim chief executive officer Deidre Penfold says: “The key focus of the organisation is to unite, transform, uplift, empower and develop the real estate profession across the all areas of the market, achieving an environment for business to thrive in and expand while contributing to a vibrant economy.” The objectives of Rebosa are to: ) act on behalf of its members on mandated issues; ) influence legislation in the interest of its members; ) influence economic, social and labour policy in the interest of its members; ) lobby and advocate agreed positions and policies; ) promote and advance the real estate sector; ) commission research on relevant issues; ) communicate and consult with members on important international and national affairs that may impact on the South African real estate sector; and ) enable the real estate sector to play a meaningful strategic role in the overall development of the real estate profession. In achieving the above, various initiatives and projects will be introduced throughout the year. Training and capacity building will be undertaken, with trends and policy implementation being continuously monitored. Information collected will be interpreted and disseminated to members, and networking will continue to play a crucial role. According to Penfold, Rebosa will safeguard the interests of the real estate sector in the wider business environment through organisations such as Business Unity South Africa and the National Economic Development and Labour Council. Rebosa will become a fully inclusive voice for small, medium and large businesses alike. “It is our intention to lead the real estate sector at a business level. In so doing we hope to influence economic, social and labour policy in the interests of members. We will furthermore lobby and advocate agreed positions and policies to promote and advance the greater real estate sector. “Part of our mandate will include the commissioning of research on relevant issues. To remain fully appraised of the sit-

uation on the ground, we will communicate and consult with members on important national and international affairs that may impact on the South African real estate sector.” In line with the objectives of Rebosa, compliance is a key component to transforming, uplifting and empowering the real estate profession. To this end, Rebosa launched its “Ethics Hotline”, 0800 214 720, in April to help people report unethical or unregistered estate agents anonymously. The Rebosa toll-free Ethics Hotline engages the services of an international firm, ensuring the total independency of Rebosa. The service is available 24 hours a day, 365 days of the year, and trained operators respond to calls in English, Afrikaans, Xhosa, Zulu and Sotho. Furthermore, a comprehensive database of business owners, principals and employers has been developed for each province. This will be continuously updated. Written input has been provided on the Consumer Protection Act, as well as the Property Sector Code. Rebosa will implement a newsletter and an interactive website, which will be a forum for members to engage, ask questions, provide comments, and be updated on major industry developments and, for example, the effects of legislation. Membership is voluntary, and is open to all business owners, principals and employers who are registered with the Estate Agency Affairs Board and hold a valid Fidelity Fund certificate. An annual membership fee is payable, and there are a number of membership categories on offer. These can be viewed on the Rebosa website – point your browser at www.rebosa.co.za. Rebosa will work collaboratively with key stakeholders in uplifting the industry and contributing to the professionalism of the real estate sector, thereby ensuring its long-term sustainability within the economy. “Never before has there been a more important time for the real estate industry to assert itself,” Penfold says. “The sector needs a credible voice to take the lead, one that can make a tangible and positive difference. As an industry we need to create a united, fully represented front characterised by credibility and professionalism. Rebosa is representative of South Africa’s economy and demographics, and will certainly be playing a meaningful and positive role in all aspects of real estate life.” Rebosa Overberg Boland will be launched on 26 July at 09:00 at NH The Lord Charles Hotel. To book contact Deidre Penfold, interim CEO of Rebosa, on 011 463 1757 or 083 260 7470, or e-mail info@rebosa.co.za, or Ronel Heyns at 082 898 5378 or ronelheyns@mweb.co.za

The market is transforming TRANSFORMATION in the SA real estate market has come a long way, with almost half of all home loan applications now being made by black buyers compared with only about 12% a decade ago. This is evident in the latest statistics from BetterBond, SA’s biggest mortgage originator, which represent 25% of all residential mortgage bonds being registered in the Deeds Office and include applications to and bond grants from all the major lending banks in SA. These figures show that black homebuyers – including those in the affordable sector – have accounted for between 45% and 48% of all bond applications in the past three months, compared with 43% in the same months last year. In addition, black buyers – most of whom are also first-time buyers – now account for between 37% and 39% of home-loan approvals monthly. “It is very encouraging to see such an increase in the number of black buyers coming into the market and achieving bond approval,” says BetterBond CEO Rudi Botha, “especially in the light of the slowing economy and slow progress on job creation. It suggests a growing appreciation of the wealthcreation potential of home ownership. “It is also a clear indication of the effect that the current shortage of good rental housing stock and rising monthly rentals are having on the market, in that more and more tenants are seriously considering that it might now be cheaper to buy than to rent and exploring the possibility of becoming homeowners in their own right. “This trend is being further fuelled by the current low interest rates and by improving access to bond finance, especially for firsttime buyers.” Meanwhile the BetterBond figures also show that the overall number of home-loan applications made in June was 5% up on the same month of 2011, following a 24% year-on-year increase in May. “This is a reflection of the fact that consumers generally are regaining confidence in the real estate market, while prices which are still at low levels are also boosting investment buying. “At this stage, the volatile stock markets are rekindling interest in brick-and-mortar investments, and the returns to be made from well-chosen rental properties are in most cases also better than one can achieve on cash in the bank.”

Hybrids, certainly the best of the best WHAT do Gladiolus and Zantedeschia have in common? They certainly look very different although they are both very beautiful. Gladioli are mercifully inexpensive to buy which is good news as they do not do well in gardens from one year to the next. They are susceptible to annoying pests and diseases if left in the soil beyond a single glorious season or even if discarded on the compost heap. Zantedeschia, by contrast, like to be left undisturbed in the soil for many years, provided they are giv-

en good drainage and fed lavishly, preferably with a layer of old, mature manure. So what do they have in common? For a start both are proudly South African although they do have relatives in other countries. They both love lots of sunshine. As with most garden-grown bulbs, it is important to keep the newly planted corms or tubers watered once they are in the ground. In fact, if you want spectacular blooms, you must water them well right to root level from planting onwards. Bear

in mind, however, that Gladioli do not like to stand in water, and neither do most Zantedeschia (which are mostly tubers), although one of the species, Z. aethiopica (a rhizome), occurs naturally in swampy places – look out for them in river courses, they are gorgeous. Another common trait – Gladioli and Zantedeschia are both on the list of best-loved bridal flowers. One more similarity is that both types of bulbs have been very successfully hybridised. This is cross pollination of species in the quest

Gladioli

Zantedeschia Black Panthers

to produce hardier, more diseaseresistant, more colourful, bigger and better plants with simply spectacular flowers. And the centuries

of efforts have produced spectacular results. Look out in early August when the bulbs are available to buy and you will be spoiled for choice.

R

YAN Sandes and Vanessa Haywood held a very successful runners’ camp for 18 children from the JAG Foundation this past weekend in Franschhoek. Three of their runners – Nicholas Dlamini, Heinrich Wagner and Odwa Mbangatha – were placed fourth, fifth and sixth respectively in the Salomon Bastille Day 12 km trail run. “After nearly two months abroad it was really inspiring and rewarding to put on a JAG runners’ camp with Vanessa,” says Sandes. “Despite the really cold weather, the runners were very enthusiastic and excited to get out onto the trails of the Franschhoek Mountains. The Salomon Bastille Day 12 km trail run was lots of fun, and the JAG runners put on a really strong showing de-

spite just about all of them having never raced further than five to eight kilometres before!” The children are all members of the ProNutro JAG Runners programme, a running initiative implemented by the JAG Foundation to empower and equip youths in poorer Western Cape communities. “A couple of months ago Ryan asked me if I’d like to host a JAG runners’ camp with him. It was a no-brainer!” says Haywood. “Having been an ambassador of the JAG Foundation for a few years now, I jumped at the chance. It was cold, muddy and wet, but nothing deterred these feisty young athletes, and they bought tears to my eyes when they thanked me with a bunch of flowers and a very special card at the end of the camp.”
