“O

U vrou, ek dink ek het nou die regte wysie vir Die Stem!” Só het ds. M.L (Marthinus Lourens) de Villiers in die 1920’s voor sy klavier in Simonstad gesê nadat hy die melodie vir Die Stem gekomponeer het. Nou, sowat 92 jaar later, is die outeursreg van dié bekende melodie weer terug in die hande van De Villiers se nasate. Een van hulle is Stellenbosser prof. Johan de Villiers, stigtersdirigent van die Libertas-koor en wiskunde-professor aan die Universiteit Stellenbosch (US). Johan en sy familie het eers Dinsdag hierdie wonderlike dóg onwerklike nuus gehoor en sedertdien is sy lewe ’n wipwaentjie. Tussen televisie-onderhoude en universiteitseksamen het Johan nog nie eintlik kans gehad om die nuus behoorlik met die res van sy familie te bespreek nie. “Op hierdie oomblik voel dit alles net onwerklik – die inligting moet nog eers insink. Die familie sal nou bymekaar moet kom en besluit watter roete ons wil volg.”

Die woorde vir Die Stem is in 1918 deur C.J. Langenhoven geskryf as ’n gedig, “Uit die blou van onse hemel”. M.L de Villiers, tesame met heelparty ander komponiste, het daarna aan ’n kompetisie deelgeneem waar hulle toonsettings vir dié gedig gelewer het. Volgens Johan het sy oupa se weergawe die harte van die landsburgers verower en is daar eenparig op sy toonsetting besluit. Dié lied het daarna vir ’n tyd as die “nieamptelike volkslied” gedien, waarna dit in 1957 as die amptelike volkslied deur die regering aanvaar is. Volgens Johan, wat in 1995 in ’n kommissie gedien het wat vir die nuwe Suid-Afrikaanse volkslied verantwoordelik is, het sy oupa tóé die outeursreg van die melodie aan die regering oorgedra. Hy is in 1977 oorlede. Die hedendaagse volkslied is saamgestel uit drie dele: ’n eerste deel,’n gedeelte van Nkosi Sekelel’ iAfrika, met Xhosa-, Zoeloeen Sesotho-woorde én ’n tweede en derde deel met Afrikaanse en Engelse woorde op Die Stem se melodie.

“Volgens die outeurswet verval outeursreg 50 jaar ná die oorspronklike skrywer te sterwe kom. “Dit is egter met ons ontmoeting met prof. Owen Dean (deskundige in intellektuele eiendomsreg aan die US) dié week dat ons gehoor het van ’n ou koloniale wet wat bepaal dat indien ’n outeur in sy lewe outeursreg aan ’n ander bewerkstellig, die outeursreg terugkom na die outeur se erfgename 25 jaar ná die dood van die oorspronklike outeur. “Nóg ons, nóg die regering, dink ek, het hiervan geweet,” verduidelik Johan vandeesweek in sy huis in Paradyskloof. Volgens dié wet is die De Villiers-nasate dus sedert 2002 die eienaars van die outeursreg op Die Stem se melodie, voeg hy by. Dit gaan egter geensins vir hulle om die geld nie. Hy meen die nuus het spesiale herinneringe aan sy oupa teruggebring. “Hy was só lief daarvoor om vir mense Die Stem te speel. Hy het altyd gesê: ‘Dit is ’n sterk lied, ’n mars!’ Dit is ’n lied wat die toets van tyd deurstaan het.”

Vicecelo Madolo (26), die vierde verdagte in die moord op Alberto Costa (44) wat op 18 Februarie 2011 op sy plaas, Cloetesdal, doodgeskiet is, het Woensdag in die Kaapse hooggeregshof op vier klagte skuldig gepleit: een van huisbraak met die opset om te roof, een van moord, ’n klag van die besit van ’n onwettige vuurwapen en een vir die besit van ongemagtigde ammunisie. Madolo, sowel as ’n vyfde verdagte, slegs bekend as Rex, die vorige aand bymekaargekom en die inbraak beplan. Hulle is om 01:00 na Cloetesdal waar die vyf mans ’n gat onder die elektriese heining gegrawe het. Daarna het hulle in ’n boom geklim en oor die muur gespring. Volgens Madolo het Costa uitgekom toe hulle op pad na die mo-

torhuis was. Hy was gewapen. Madolo se verklaring lui dat hy op die grond neergeval het toe hy die eerste skoot hoor klap het. Hy het nie gesien wie dit afgevuur het nie, maar toe hy omkyk, het hy Mralaza met die vuurwapen op Costa gerig sien staan. Twee skote het gelyktydig afgegaan en daarna nog ’n skoot. Volgens Madolo het Costa se ge-

weer anders geklink as dié van Mralaza en dus het hy besef Mralaza het eerste gevuur. Costa het net een skoot geskiet en Mralaza in sy hand getref. Costa het na bewering uit sy nek en bors gebloei en op sy knieë neergesak. Zelda, sy vrou, het toe na buite gekom en gevra of hy geskiet is. Die alarm is kort daarna geaktiveer. Die vyf mans het gevlug, maar volgens Madolo se verklaring het hy een van sy tekkies verloor toe hy in die boom vasgesit het. Dit is as deel van die bewyse opgeneem. Madolo het ’n paar weke later verneem die polisie soek hom. Hy het homself dadelik oorgegee en al die klagte erken. Henney het die saak uitgestel na vandag (22 Junie).

Intussen moes Leonard Bouwers, eienaar van LM Diesel, die besigheid verkoop en verskeie van die werknemers is afgedank. Streeklanddros Annemarie Immelman het Petzer op 28 Mei vanjaar in die Paarl-streekhof tot 12 jaar gevangenisstraf, waarvan vier jaar opgeskort is, gevonnis. Bouwers het die week gesê hy is tevrede met die uitslag.

Williams in hof: Rudi Williams, wat tans 17 jaar uitdien ná hy skuldig bevind is van verkragting en huisroof, het Donderdag op ’n verdere klag van huisroof en onsedelike aan randing verskyn. Die klagte van onse delike aanranding is egter teruggetrek, maar hy sal steeds tereg staan op die klag van huisroof. Dit volg op ’n voorval waar ’n buitelandse vrou in ’n gastehuis oorval is in 2011. Die saak is uitgestel tot 21 Julie.

AFTER last week’s article on illegal abortions, Eikestadnuus approached the Seasons Pregnancy Centre for its views on the matter. This centre specialises and supports hospital staff in informing women who find themselves in an unplanned pregnancy about their options. According to the Western Cape Department of Health, 301 legal abortions were performed at Stellenbosch Hospital between April and May this year. As part of the procedure, women have to be counselled by a local social worker; it was for this reason that the centre was established. The Seasons Pregnancy Centre operates from Stellenbosch Hospital and under the spiritual guidance of Stellenbosch Congregation. According to Dalet Kleinhans, one of the Seasons counsellors, they are there to support young pregnant women in whichever decision they make. “We do pregnancy tests and

Most of them just want to talk, and we give them the facts, whether they decide on parenthood, adoption or the termination of pregnancy.” They also have a schoolbased programme, through which they reach out to the youth to help them make better decisions about sex. “Most women who come to us have already made up their minds, but want to make sure about the facts. We work with them, and give them hope where they feel there is none. “Many men also struggle with the decision, as some of them feel that termination is the last thing they want. We counsel them and try and find the best solution.” Counselling is also given for “post-abortion syndrome”, a catch-all term used to describe the adverse emotions that commonly arise as a result of abortion. “We also give counselling to women who have had an abortion in the past and

struggle with the physical and mental consequences of their decisions.” The counsellors try to support the hospital’s staff, who have to cope with hundreds of patients every month, but would like to do more. “We can only see a limited number of patients, and would like to expand our services, and hopefully in the future we’ll have a permanent office where women can go before they make a decision.” The organisation is run by volunteers, and counselling is done after hours. It also struggles with funding, but has now joined the SOS Project, which personnel hope will make more resources available. “The wonderful thing about our volunteers is that most of them are young women, younger than 35. JEBEENS, swak verligte strate, onvoldoende sigbare operasies, kuierplekke én ondoeltreffende monitering van die munisipale sekuriteitskameras. Hierdie is maar net ’n paar van die faktore wat volgens kol. Nelson Govender van die Stellenbosch SAPD tot misdaad in die groter munisipale gebied bydra. Govender het saam met ander plaaslike rolspelers in veiligheid en sekuriteit Woensdag ’n vergadering by Stellenbosch Munisipaliteit bygewoon om terugvoering te gee rakende veiligheid – die uitdagings en wat daaromtrent gedoen word – oor die laaste vyf maande. Govender het ’n oorsig oor al die klusters in die munisipale gebied gegee en onder meer sjebeens as ’n groot bydraende faktor tot misdaad beklemtoon. Dit is veral by sulke plekke waar die aanrandings, verkragtings én roofaanvalle gereeld plaasvind, het hy gesê. Volgens hom is daar al 124 sjebeens net in Kayamandi. “Dit is ’n groot probleem. Op die oomblik identifiseer ons dié wat die meeste tot misdaad bydra en spreek ons hulle eerste aan.” Swak verligte strate is ook as ’n groot bydraende faktor en uitdaging beklemtoon. Volgens Govender is voldoende beligting in strate en woonbuurte in gebiede soos Klapmuts, Kayamandi, Cloetesville en Franschhoek noodsaaklik om misdaad teen te werk. Hy het ’n beroep op die munisipaliteit gedoen om die munisipale sekuriteitska-

meras 24 uur ’n dag te monitor en dit meer toeganklik te maak om ondersoeke te doen. Dronkbestuur is ’n verdere uitdaging en volgens Govender moet daar strenger op hierdie oortreders toegeslaan word. “Ons moet die boodskap na buite uitstuur dat as jy in dié dorp inkom, dronkbestuur nie geduld sal word nie.” In sy toespraak aan die rolspelers teenwoordig het die uitvoerende burgemeester, raadsheer Conrad Sidego, gesê dat veiligheid die gemene deler tussen ryk en arm is. Volgens hom kan niemand werklik vry wees as hulle nie veilig is nie. Hy meen dat geld nie die probleem sal oplos nie, maar dat die gemeenskap se optrede self verander sal moet word. “As jy in die straat ry, sien jy hoe mense agter sekuriteitshekke en diefwering skuil vir hul eie veiligheid. Binne die verskeie takke van ons sekuriteitsmagte het ons al die kundigheid, ervaring én, glo ek, die verpligting om Stellenbosch die veiligste plek in Suid-Afrika te maak.”

UNISIPALE waterpype blyk ’n groot kopseer vir inwoners van Idasvallei

te wees. Waterpype wat bars is glo ’n weeklikse verskynsel. ’n Gesin wat steeds met waterskade van ’n gebarste munisipale pyp sit, is Derick en Mechelle Bergstedt van Ou Helshoogteweg. Water het hul huis op 17 Oktober binnegestroom nadat ’n pyp voor hul huis gebars het. Die water het vir sowat ’n uur geloop, voordat Stellenbosch Munisipaliteit daarin geslaag het om dit te stop. Ten tyde van Eikestadnuus se beriggewing oor die voorval verlede jaar was die munisipaliteit se versekeringsafdeling besig om die saak te behartig. Die Bergstedts, wat al 47 jaar in Idasvallei woon, is egter intussen in kennis gestel dat die munisipaliteit geen bydrae tot die skade aan hul huis sal maak nie. Volgens Derick beloop die skade sowat R160 000. Hulle was genoodsaak om hul eie versekeringsmaatskappy te nader. “Die vloer het heeltemal gesak en ons moes die teëls in die kombuis verwyder. Só ook die kombuiskaste en die meubels in

Ek moes ook die teerblad in my oprit vervang én die muurtjie op ons stoep. “Ek het ’n brief en CD met foto’s aan die munisipaliteit gestuur om uit te vind wie vir die skade verantwoordelik is. Dit is mos nie ons waterpyp nie,” het Derick onlangs aan Eikestadnuus gesê. Volgens Mechelle is dit al die vierde keer dat dié waterpyp bars. Met die vorige gevalle was die skade gelukkig nie só erg nie. Volgens Derick beskou hulle die saak as afgehandel, maar is hulle net hartseer oor die feit dat hulle as belastingbetalers geen hulp van die munisipaliteit ontvang het nie. “Die munisipaliteit moet verantwoordelik gehou word vir hul waterstelsel. Die waterpyp het nie gebars weens ’n natuurramp soos die versekeraars sê nie, maar eerder as gevolg van ’n swak stelsel.” Volgens André van Niekerk, direkteur vir ingenieursdienste, gaan Stellenbosch gebuk onder die druk van ’n verouderde infrastruktuur. Betogers daag op voor dooiemansdeur Hulp nodig ná storm SAMANTHA VAN DEN BERG

GROEP ontevrede betogers van Kayamandi het hul vandeesweek voor dooiemansdeur bevind ná ’n ongewone besluit om in die aand na die munisipale kantore op te ruk. Volgens Patrick Oliver, direkteur vir openbare veiligheid vir die Stellenbosch Munisipaliteit, het munisipale wetstoepassers Maandagaand 20:00 ’n groep mense op die munisipaliteit se CCTVkameras gewaar. Die groep het in Kayamandi byeengekom, waarna hulle na die dorp se kant toe beweeg het. Volgens Oliver was daar aanvanklik 20 mense, maar soos die groep deur Stellenbosch beweeg het, het hul getalle gegroei.

Die betogers was glo ontevrede oor ’n onlangse munisipale operasie waartydens onwettige kragaansluitings by wonings in Kayamandi en Ekanini verwyder is. Volgens Oliver wou hulle hul bedrading terughê. Nadat die wetstoepassers dié aand egter bevestiging gekry het dat dit wel ’n onwettige optog is, is hulle saam met die polisie uitgestuur om die groep te monitor. “Die groep betogers het om sowat 21:30 by die munisipale gebou (in Pleinstraat) aangekom en aan die deur gehamer. Toe hulle besef dat daar niemand daardie tyd van die aand in die gebou is nie, het hulle omgeloop en aan die kant van die gebou probeer inkom. “Die wetstoepassers het egter verhoed dat hulle toegang tot die

gebou kry,” sê Oliver. Die betogers is daarna deur die polisie gevra om uiteen te gaan, waarna hulle in Birdstraat terug na Kayamandi beweeg het. Dit was so ongeveer 23:30. Volgens Oliver het die betogers egter in die terugloop vullisdromme uitgegooi, openbare eiendom gevandaliseer en selfs ’n munisipale voertuig beskadig. “Ons het ’n saak van moedswillige saakbeskadiging en die hou van ’n onwettige optog teen die organiseerders van hierdie optog gemaak. Die polisie ondersoek dit tans. “Die organiseerders het nie volgens die bestaande riglyne en beleid aansoek gedoen om ’n optog te hou nie. Ons het ook geen kennis van hierdie optog gekry nie.”

Crime affects us all CRIME is a fact of life in South Africa, and Stellenbosch is no exception. A huge student population, with motor vehicles parked all over town and late night–early morning excursions into the town centre, is any thief and gangster’s dream. Eleven vehicles were stolen in April, and 20 in May – a shocking statistic. Even more shocking is the fact that the police were not too keen to disclose this statistic to the media. Stellenboschers should not be kept in the dark about crime in their town, particularly about the high rate of assaults, burglaries and vehicle theft. Our “Hot Spots” column specifically warns residents to be careful in certain areas, because that is where the criminals are active. The mayor wants greater cooperation between the public and the police. However, this can only be possible if the police come clean on how endemic crime in Stellenbosch really is. Knowing the worst will not cause us to flee town. We are made of sterner stuff, but we need to know just how bad the situation is. Then we will be able to protect ourselves and assist the police and neighbourhood watches in combating crime. However, no campaign against crime will succeed if Stellenboschers don’t address their own behaviour. Many of us are not law-abiding citizens. Driving through stop streets, parking illegally, building illegally, buying stolen goods, stealing copper cables, running illegal shebeens and assaulting others are all crimes being committed by our own residents. For Stellenbosch to be free of crime, we must not be creating the statistics.

Lugtyddiewe en selfoonslenters Ek wil so graag mede-Stellenbossers (eintlik die hele selfoongebruiker-bevolking) waarsku teen lugtyddiewe. Nadat ek agtergekom het dat my lugtyd darem baie gou op is, en ek hoofsaaklik SMS, het ek by die maatskappy se winkel gaan navraag doen. Dit blyk toe dat daar twee 5-syfernommers is wat daagliks R5 van my steel. Ek sê steel, want dit is vir ’n luitoon-funksie waarvoor ek nie gevra het nie en ook nie gebruik nie. Die werknemer by die winkel verduidelik toe aan my dat wanneer ek advertensies vir sulke funksies op my selfoon kry, ek ‘STOP” moet terug SMS, anders gaan hulle voort asof ek “Ja” geantwoord het! My man gebruik nie die SMSfunksie op sy foon nie, want hy verkies om te bel. Hy het nog nie gaan seker maak dat dit nie met hom ook gebeur het nie, maar die werknemer verseker my dat dit met baie ander persone ook gebeur het (dus nie net ek wat onkundig/onnosel is nie!) Die werknemer het toe aan hul-

le ’n e-pos gestuur om die funksie te staak, maar wil nie die adres vir my gee om persoonlik met hulle te praat en my geld terug te eis en hulle met die ombudsman te dreig nie, want ek glo wat hulle doen, is onwettig. Ek het toe wel dieselfde dag ’n SMS gekry wat bevestig dat die funksie en betaling gestaak is, maar toe ek die nommer van die SMS skakel, antwoord ’n stem dat die nommer nie bestaan nie. Dit het my nog verder oortuig dat dit ’n skelmstreek is. Ek gaan ook aan my selfoonmaatskappy ’n e-pos stuur om daaroor te kla dat die maatskappy ’n mens nie beskerm teen so iets nie en oor die werknemer wat nie die adres aan my wil verskaf nie. (Wie sê dit is nie dalk die werknemers by ’n selfoonmaatskappy wat toegang het tot selfoonnommers wat sulke skelmstreke bedryf nie, wel wetende dat daar nog persone soos ek is wat sulke selfoonadvertensies net ignoreer!) Nog iets: Onlangs het daar ook `n boodskap op my selfoon gekom

dat ek R250 000 gewen het by die MTN-maatskappy en dat ek ’n spesifieke nommer moet skakel vir verdere inligting. Gelukkig is ek toe darem nie só onnosel nie en toe ek bel en daar word vir my gesê dat ek Vodacom-lugtyd vir R220 moet koop om my PIN vir die prys te aktiveer, maar ek mag nie die lugtyd op my foon plaas nie, en moet die nommer op die lugtydkaaqrtjie net aan hulle SMS, het ek dadelik geweet dit is `n skelmstreek. Net vir die grap, bel ek dieselfde nommer weer die volgende dag en toe dieselfde persoon antwoord: “ This is the MTN call centre” (wat is die kanse dat ’n call center net een persoon het om die foon te antwoord!), sê ek aan haar “ I believe, this is a scam” (ek het nie vir haar gesê hoe ek dit weet nie – wil nie aan haar idees gee om ’n volgende keer slimmer te wees nie!) Ons besoek gereeld restaurante en ons was onlangs by twee plekke op die dorp, Cognito en laas week by Casparus. Ons was nogal ontsteld dat die kelnerin/bestuurder geweier het om Afrikaans te praat. Nie uit onkunde nie, maar uit moedswilligheid; hulle wou nie eens “dankie” se toe ons betaal het nie, ondanks die fooi. En ja, hulle was wit! Die toppunt is dat die twee restaurante in Dorpstraat geleë is, die bakermat van Afrikaans. Wat besiel die eienaars van die plekke om hul kliënte nie te dien in hul taal nie. Meeste van die kliënte is Afrikaanssprekend! Miskien moet hulle maar ’n bordjie uithang met “English Only”. Miskien moet Afriforum of een of ander Afrikaanse taalbelangegroep ’n kampanje begin en pluimpies gee vir die besighede waar hulle wel spontaan Afrikaans praat met hul kliën-

te of ’n bordjie laat uithang wat se “Trots Afrikaans” – of is ons nie? Vir almal wat Afrikaans na aan die hart dra: ons het hier die geleentheid om ons eie taal te beskerm, kies net besighede wat ons taal ondersteun! Eric, Koelenhof Cognito Restaurant bestaan reeds agt jaar en ons is baie trots op ons personeel en die kwaliteit van ons kos. Ons vra om verskoning dat u as kliënt so ’n slegte ervaring gehad het en streef om hierdie en soortgelyke probleme aan te spreek en so spoedig moontlik op te los. Ons vra om verskoning indien die kelner wat u in Engels bedien het vir u ongemak veroorsaak het, maar vertrou dat die kwaliteit van diens en kos van hoogstaande gehalte was. Al ons kelners (asook ons as bestuur) is Afrikaans en Engels magtig. Stellenbosch is inderdaad ’n

trots Suid-Afrikaanse dorp, en juis om dié rede trek dit baie toeriste – nasionaal sowel as internasionaal – en ons is dankbaar daarvoor as sake-eienaars. In trots Suid-Afrikaanse styl probeer ons almal help in ’n taal waarmee die kelner én kliënt gemaklik is en diskrimineer ons nie op grond van taal, ras, geloof of seksuele oriëntasie nie. Ons is trots op ons dienslewering deur ons kelners en span, en ons kliënte voer ook aan dat ons personeel bekwaam is en puik diens lewer. USkoor gaan wêreldstatus in VSA verdedig DIE Stellenbosch Universiteitskoor vertrek op 29 Junie na Amerika om hul titel in die Wêreld Koorspele te gaan verdedig. Dié koorspele is gelykstaande aan die Olimpiese spele in sport en kore berei lank en intens voor vir die kompetisie omdat hulle aan sekere standaarde moet voldoen om gekeur te word. Die lede van die Stellenbosch Universiteitskoor, onder leiding van André van der Merwe, is almal studente aan die Universiteit Stellenbosch en studeer uiteenlopende rigtings. ’n Minderheid koorlede studeer in ’n musiekrigting en meeste het nog geen formele stemopleiding gehad nie. Die US-koor neem vanjaar die vierde keer sedert 2004 deel en gaan om hul status as wêreldkampioen in verskeie kategorieë en as tweede beste koor uit die

Verlaag die termostaat op jou geiser na 60°C, bedek dit met ‘n geiserkombers en isoleer die waterpype. As die grootste verbruiker van energie is die geiser verantwoordelik vir tot 39% van jou maandelikse elektrisiteitsrekening. Oorweeg dit om jou geiser te vervang met ‘n energiedoeltreffende alternatief soos ‘n son-geiser of hittepomp.

Bly warm hierdie winter deur warm aan te trek, gebruik warmwaterbottels en laat jou huis isoleer. Warm drankies doen baie om jou warm te hou. Trek jou winterklere aan sodat jy nie nodig het om verwarmers aan te skakel nie.

Indien jy wel aanskakel, hou dit energiedoeltreffend. Ons beveel aan dat jy verwarmers met ‘n ingeboude termostaat en kort opwarmtyd gebruik. Dink mooi aan of die hitte wat verlang word, in ‘n rigting geblaas moet word (soos ‘n waaier verwarmer of lugversorger) en watter opsie die veiligste sal wees.

Isolering is een van die belangrikste oplossings om die energiedoeltreffendheid van jou huis te verbeter. Huise met isolering bly koeler in die somer en warmer in die winter. Dit hou die temperatuur in die huis konstant. ‘n Geïsoleerde kamer vereis 51% minder energie om warm te word, terwyl hitte wat deur verwarmers geskep word nie ontsnap nie. Isolering verminder die behoefte aan ruimtelike verhitting en gebruik minder energie.

Harris het bygevoeg dat dit sowat 178 000 nuwe werksgeleenthede vir die jeug sal skep en beskikbaar sal wees vir alle provinsies. Volgens hom is dit egter Cosatu wat tussen die beleid en die implementering daarvan staan. “Die regering is ook nie dapper genoeg om daarmee voort te gaan ongeag Cosatu se teenstand nie.” Hy meen dat Cosatu nie toegelaat moet word om goeie idees teen te staan net ter wille van hulle eie selfbelang nie. Mazibuko het dit beaam en gesê dat die geld en planne in plek is

– dit is net Cosatu wat in die pad van implementering staan. “Menig ’n vooruitstrewende beleid is nie geïmplementeer nie weens Cosatu. Die jeugloon-subsidie is net die nuutste slagoffer. “Elke liewe politieke party in die parlement het ten gunste van die subsidie gestem. Cosatu is die enigste versperring (in die pad tot implementering).” In die gespreksessie is kommer ook uitgespreek oor die moontlikheid dat ouer werknemers deur die subsidie vervang kan word. Mazibuko en Harris het egter bevestig dat dit nie ’n invloed op ouer werknemers sal hê nie en aangevoer dat dit in elk geval nie wys sal wees om ouer, meer ervare werknemers met onervare werknemers te vervang nie.

Business School opens office in Kenya USB Executive Development (USB-ED), the public executive development and training company of the University Stellenbosch Business School (USB), is in the process of opening a fullyfledged executive educational office in Kenya. The office is in collaboration with the Kenya School of Monetary Studies (KSMS) at the Central Bank of Kenya to provide the East Africa Community (EAC) with business management developmental expertise. The USB-ED office will be situated in Nairobi, the capital and largest city in Kenya. The EAC consists of Kenya, Tanzania, Uganda, Burundi and Rwanda with a regional economy based on 126 million people able to move and trade across borders. USB-ED CEO, Frik Landman, said the opening of the office is aimed at having a permanent presence in Kenya and is a dream come true. “We’ve aspired for years to a

physical presence in the region and through partnerships we have finally achieved it. The USB-ED office will reflect a true Kenyan identity. I am absolutely convinced that management education will have a major impact on economic development. With mostly business and public leaders attending our programmes, we will contribute to the broadening of management and executive skills which will

have a positive impact on economic development.” Prof. Kinandu Muragu, executive director of the Kenya School of Monetary Studies at the Central Bank of Kenya, welcomed USB-ED in Kenya and stated that Kenyans must make use of opportunities like these. “This collaboration will assist us in our journey to become the cream of executive development in the EAC.”

Chas Everitt expands THE Chas Everitt International franchise in Stellenbosch has been unbundled into a number of individual Chas Everitt Notebook licences that will facilitate the spread of the high-profile brand to a wider area of operation. The Notebook concept was introduced a number of years ago as an alternative to the full franchise model for specialist agents and independent “principal agents” who wish to concentrate their efforts on sales and focus on key areas, but also wish to have the backing of a strong national group. Says Barry Davies, head of franchising for Chas Everitt International, “The model accommodates the entrepreneurial spirit that is so strong in real estate by enabling individual agents who are top performers to take the next step and establish and run their own businesses, without incurring the costs of a full new franchise operation – and, more importantly, without losing access to any of the marketing and business management services offered by the group. “We already have a number of Notebook licences operating very successfully in the Cape Winelands, southern Cape and Gauteng, for example, and we’re now looking forward to the establishment of several in and around Stellenbosch.” Elmarie van Huyssteen, current owner of the Chas Everitt International franchise in Stellenbosch, will lead the way by taking up the first new Notebook licence, and says the current activities of her office will continue uninterrupted, with all clients having access to the same level of expertise and service as before, and the sales and rental activities continuing in the Devonshire House annex where they are currently situated. In the company’s latest newsletter to agents, it notes a Financial Mail report stating that the non-performing home loan books of Standard Bank, Absa, Nedbank and FNB are valued at R58 billion. “And Absa recently estimated the total value of the SA mortgage market at R900 billion, so that would put the ratio of nonperformance at about 6,5% – better than the 9% figure for last July that was noted in a recent Citigroup report.” Statistics company Lightstone notes a steady decline in the number of distressed sales, from 5 865 in 2009 to 4 119 in 2010 and 2 226 last year, and that distressed properties as a whole attained greater percentages of their market value in 2011. This offers hope, according to Lightstone, that the house price

pressure caused by high levels of distressed sales will continue to be alleviated. “And homeowners who react urgently to financial distress and opt to sell their homes quickly through one of the special bank programmes for distressed sellers stand to recover more of the market value than if they wait for the property to be repossessed and sold in execution,” notes Botha. “Banks and real estate companies that really work at selling distressed properties say they can usually sell within about six weeks for between 80% and 90% of value, whereas the Lightstone figures show that mid-value freehold properties (R700 000 to R1,5 million) generally sell for only 66% to 72% depending on area; mid-value sectional title properties generally sell for between 62% and 67%. “Higher-value properties do better, and lower-value properties often fare worse, but for many homeowners there is a far bigger incentive to become a distressed seller rather than wait for repossession: keeping their credit records intact. What’s more, banks will now in certain cases even ‘forgive’ a portion of a distressed seller’s home loan debt.”

TECHNOLOGY IN REAL ESTATE TIMES, they are a changing. Technology is improving at a rate never seen before. But just what benefit, if any, does technology offer a property seller? In the “old days” when I first started selling property, we had our listing files with hundreds of properties for sale. When we received a buyer enquiry we used to page through our files, trying to select properties that were suitable for buyers. Today technology allows this process to happen in seconds. Harcourts, for example, has an incredibly powerful software system called Harcourts One. Enter the buyer, their details and email address, and the system automatically matches the client to all suitable listings. With the click of a few more buttons these properties can be emailed to the buyer, with full property details and a link through to the website listing, where even more information can be found. An intelligent system can even tell the agent when the buyer viewed a specific property, and how many times – thus indicating their interest level. That means when a real estate company has a database of buyers, such as the 1 500plus at Harcourts Platinum, a property could sell even before the first advert is placed. But technology goes much further. It also allows a full activity history on each property listing to be recorded, such as website views, marketing placed, buyer inspections, and buyer comments – allowing both seller and agent to know at any point in time what the level of activity and interest is. For the seller that means they should be receiving a very high level of communication from their agent – with regular feedback on the selling process. And a high level of communication means the seller will remain in control. Systems like Harcourts One allow listings to be automatically uploaded to other property portals, thus giving a seller maximum online exposure. Virtual tours, floor plan presentations, and Google mapping mean that buyers can obtain all the information they need to make a decision to view a property physically This is a far cry from the old single-photo window card and black-and-white information sheet. The iPad has introduced another dimension in portable technology. Applications now allow Harcourts agents to map the floor plan of a home in minutes.

QR codes, or quick-response codes, allow a customer to scan a unique code on their cellphone and be directed to a website where they can receive information on a listing. This technology is being used by Harcourts on its unique photo “for sale” boards, where the QR codes appear for each listing. Buyers can receive details of the property instantly and contact the agent to view. There is no doubt that technology allows a property to be marketed to more people, faster than ever before. It gives full control over the selling process to a seller, and that’s how it should be. As exciting as technology is, it must be remembered that it is just a tool and can never replace the importance of personal contact – time spent in person with the customer. How to make a successful offer on your dream home MANY home-buyers believe they should start with a low offer and then “bargain up” – but most experienced agents can attest to the fact that too many offers and counteroffers will usually kill the deal. Indeed, even in the current “buyers’ market”, there’s a real art to making a successful offer to purchase, and prospective buyers would do well to learn it if they wish to end up with the right home at the right price, says Berry Everitt, MD of the Chas

Everitt International property group. “To start with, serious buyers should spend time researching the market in their area of choice, and especially obtaining information about current selling prices rather than advertised prices. “At the same time, they should establish what they can comfortably afford and apply for formal home loan pre-approval, which will ensure that sellers will take them seriously when they do make an offer.”

Writing in the Property Signposts newsletter, he says the next step should be to eliminate any properties that are obviously overpriced from their list of “possibles”. “It is really a waste of time to even view these properties, let alone contemplate making an offer to purchase, as a seller who has not taken the trouble to set a realistic asking price is hardly likely to even look at an offer for a lesser amount.” On the other hand, Everitt says, serious

sellers in the current market will have spent a lot of time with their agents to get their asking price just right, and will not have left much of a cushion against lower offers. “So finally, when they have viewed several properties and found the home they want within their target price-range, prospective buyers should pitch their first offer close enough to the asking price to encourage the seller to accept swiftly and avoid a long negotiation – or an outright refusal.”

There are over 2 000 natural bulbous species and varieties in South Africa, and most are easy to grow. Many plant species made their way north during the Victorian age of exploration. Many explorers succumbed to awful maladies – unaware that the very plants they were collecting often held the remedies

they so desperately needed. One of the lucky ones was German physician Friedrich Heinrich Theodor Freese, from whose name we get “Freesia” – which hails from the Western Cape. English physician William Watson lent us “Watsonia”, also a WC native. It’s often a surprise to learn that names like Tritonia (blazing star), Lachenalia (Cape cowslip) and Ixia (wand flower) are not as well known or recognised as “daffodil” and “tu-

lip”, because they are ours, and they have their own startling beauty. We should all know Ornithogalum because its nickname, “chincherinchee”, seems to come straight out of a Disney spell book. Sparaxis is also unforgettable – its nickname, “harlequin”, fits its vividly coloured and patterned face. Indigenous bulbs flower a little later than their European counterparts but, being native to our land, they love the sun.

My advies aan neef Gert was dat hy, wat lang en ver paaie teen ongeoorloofde hoë snelhede aflê, maar na een van die Beierse renperde kan kyk wat ek oor die jare baie goed leer ken het. Dit was ’n ligte foutjie!Die roete waarop die Lexus sy staal aan die motorjoernaliste moes wys, was oor die lekker draaie van die Franschhoekpas en die lang en snaakse draaie naby Bonnievale en dan die pad terug Franschhoek toe oor die N2. Dit is so duskant Bonnievale dat ek besef het dat die slim manne van Beiere miskien ’n les van die Japanese kan leer. Plaas hom vooraf reg in die hoek en hy kom presies reg aan die ander kant uit, sonder om die

skuinstes en slaggate in die pad te voel. Niks geheen-en-geweer en snaakse stampe oor die pad wat oor die jare heen erg verinneweer het nie. Dit nou nadat ek al die jare lank geglo het dat dit net die manne in Beiere was wat sulke veerstelsels kon ontwerp! Op die oog af skep die nuwe Lexus GSreeks die indruk van ’n haastige en sportiewe knaap; ’n nuwe gees en soort ervaring vir dié wat reeds vertroud is met hierdie motors. Die nuwe voorkoms lyk inderdaad sportief en uitdagend en eintlik so halfen-half nie-Lexus; die tradisionele voorkoms het nou plek gemaak vir ’n amper uitdagende voorkoms wat eintlik heeltemal in pas is met die gevorderde suspensie en aandrywingstelsels. Citroen adds style to SUV market CITROEN continues to show commitment to growing its business in South Africa with a continually expanding range of attractively styled and distinctive looking models. The latest addition to the local line-up also takes the famous French company into a new segment in South Africa – the rapidly growing compact sports utility vehicle (SUV) market. The newcomer, the C4 Aircross, is a compact, but roomy five-seater with a choice of two- or four-wheel drive with three trim and equipment levels: Attraction, Seduction and Exclusive. All models are powered by a 2-litre naturally aspirated petrol engine developing 113kW of power and 198N.m of torque and 200 mm of ground clearance. The Attraction and Seduction models are equipped with a five-speed manual transmission, while the Seduction and the range-topping Exclusive are available with a continuously variable “automatic” transmission. The C4 Aircross was unveiled at the Geneva Motor Show in March, so its local debut is only months after its world premiere. It has strong styling that draws on Citroën’s long-established DNA as an individualistic automotive brand. Viewed from the front, the wide chrome grille blends into Citroën’s famous chevron logo, providing a strong family identity. The individuality of the exterior continues inside the C4 Aircross. In true SUV fashion this new model features a raised driving position giving a

clear view of the road, with the controls and instruments ranged around the driver in an efficient, ergonomic fashion. Comfort and convenience features include manual air-conditioning on the Attraction, with climate control in the other variants, together with automatic switching of the headlights and windscreen wipers and standard rear parking sensors. The big appeal of the interior is its spaciousness, which is surprising for a compact SUV; overall length is only 4,34 m. Besides up to five occupants, it houses a host of storage compartments. The front seats provide excellent support and are multi-way adjustable. The rear seats are split 60:40 and can be folded flat to increase luggage space, which is already generous at 384 litres with a full size spare wheel chosen especially for local road conditions and consumer demand. As usual with a model from the Citroën stable there has been strong focus on safety aspects. Anti-skid ABS brakes with electronic brake force distribution (EBD) and emergency brake assist (EBA) are standard on all models, while the Exclusive also gets an electronic stability programme (ESP) with hill start assist. The Citroën Aircross range is covered by a 3-year/100 000 km warranty and a 5 year 100 000 km service plan with the option to upgrade the warranty to 5-years/100 000 km, while FreeDrive, includes the extended warranty and also incorporates a 100 000 km maintenance plan. Pricing for the Aircross starts at R269 900 for the 2.0 Attraction and rises up to R369 000 for the 2.0i CVT 4x4 Exclusive.

IDA’s Valley Football Club has been crowned the 2011–2012 Cape Winelands SAB champion. The official announcement of the league winners was postponed for a few weeks because of a disciplinary hearing involving Maties and Athletico FC. The outcome of this hearing could have influenced the final league standings. But now that Ida’s Valley is the official winner, the club will get the opportunity to advance through playoffs to get promoted to the third tier – the Vodacom league. Ida’s Valley host the round-robin tournament, which features two streams of three teams, on Saturday. Deon van Kerwel, Ida’s Valley vicechairperson, waxed lyrical about his team’s performances this season. “The guys went through a lot,” Van Kerwel said. “We were stripped of three home games and still did well. They showed character.” Significantly, two of these matches were away to the revered United Pirates, but Ivies emerged as victors on both occasions. Verlede Saterdag was die jaarlikse Interskole tus sen die skole Paul Roos Gimnasium en Ho er Jongenskool Paarl. Boishaai se o.19 Arugbyspan het die hoofwedstryd van die dag met 2217 gewen. Van die 25 wedstryde wat gespeel is, het Paul Roos en Boishaai elk 12 gewen en een het ge lykop geëindig. TWEE gelukkige lesers kan elk twee kaartjies wen vir vandag se Junior Wêreldbeker-toernooi op Nuweland. Die wedstryde is Ierland teen Frankryk, Argentinië teen Wallis en die eindstryd met Suid-Afrika teen Nieu-Seeland. Aksie begin om 14:15 en die eindstryd is om 18:45. Pniel Villagers het verlede naweek met 29–46 in ’n wegwedstryd teen Primrose verloor.
