But new paint, especially if it’s white or a light shade, will take care of that - and give you a real sense of ownership. “It is easier, however, to paint an empty home than one full of furniture, so you should try to arrange access to the property for a few days before you actually move in.” Writing in the Property Signposts newsletter, he says the second “fix” to look at is lighting. “For relatively little expendi-

Multi-faceted approach to property marketing The way business is done today is far different from the way it was done 20 years ago. Or so it should be. We live in a vastly different world. Technology has improved at a lightning speed and as a result so have the different marketing options available. Back in the 1980s it was common to have
the odd print advert for a property. It was usually in black and white, and occasionally in one colour. In the late 1990s this changed to full colour advertising, and the Internet was introduced. Today even more is on offer – but what really works, and what doesn’t? Here are some interesting statistics we’ve
gathered from our local marketing which prove what is effective: )Print marketing: Print cannot be ignored. It still appeals to buyers, especially where web-references are used to drive interest to websites for additional information. On average we experience a 250% increase in website viewing for our listings when they are advertised in print. )Showhouses: it really isn’t good enough to just stick a few boards up and hope to attract the right buyers. When we advertise the property in print as being on show we enjoy a 140% increase in showhouse attendance. In addition to this, when we e-mail our database of qualified buyers and invite them to a showhouse we have qualified buyers, looking in the correct price range, in attendance. Another modern innovation is the shortened time period for a showhouse. We have noticed that when we have 1-hour showhouses and condensed buyer viewing then buyers appreciate they need to compete for the property, and offers are much closer to the asking price. )For Sale boards: The basic For Sale board does work, but it unfortunately still attracts many unqualified enquiries. Since we introduced unique photo boards at our listings with a colour photo, accommodation information, and a QR code that directs buyers directly to the website listing, we have experienced a 220% increase in buyer enquiry from boards. )Website listings: Yes, everyone lists on Property24 and Private Property, and they both work well. But when you enhance your listing with video and floor plans, then viewings increase by over 400%. In addition to this, there a number of other effective websites that attract enquiries. )E-mail marketing: One of the most powerful marketing innovations to date.
Your listing is matched to suitable buyers and these buyers receive customized e-mails introducing your property to them. When we send out e-mail marketing on listings, on average we experience a 300% increase in website activity on the listing. The reality is that, while all of the above methods are effective, if you really want to be visible to buyers, you need all of these methods employed to make sure your listing stands our from the rest. Fabulous line-up of vehicles on display at JIMS HANJO STIER The Johannesburg International Motor Show or JIMS is held every two years, this year’s event runs from 18 to 27 October at the Nasrec convention centre in Johannesburg. Not every manufacturer is represented this year, but here is a summary of the cars we saw on display: Audi revealed its new A3 sedan due early in 2014, other models include S3 Sportback, RS7 Sportback, RS Q3, A8 L W12 Security, R8 V10 Plus, RS4 Avant and an S6 with “Audi exclusive”interior. BMW’s most exciting exhibits are the i3 and i8 electric vehicles, i3 will be available in South Africa soon. Also shown are Concept X4, 4-Series Coupe, new X5, 3-Series GT, M5 and M6 in matt paint, M135i, Z4, 7-Series Active Hybrid as well as the new 5-Series and 5 GT. Mini brought a line of sinister-looking John Cooper Works cars – Coupe, Paceman, Hatch and Countryman – all finished in black with red detailing. Chevrolet’s new offering is the new Sonic RS, a wilder version of the popular little hatch. It shares the stand with a branded Captiva, Trailblazer and a 432kW manual left-hand-drive Camaro ZL1 convertible. Citroën introduced the new C4 Picasso MPV, due for launch next year. It also has C1, new C3, C4 Aircross, C4 Picasso, DS3, DS3 Cabrio, a chrome-wrapped DS4, DS5 Hybrid (due in SA soon) and the amazing GQ concept. The Chinese FAW team launched their new V2, the cheapest 1,3 F car in South Africa. Also present are S80 Sirius bus or panel van, 2014 V80 minibus and X80 medium SUV. Ford’s show-stopper is the spectacular Evos Concept, followed by two new models: Fusion mid-size saloon and Transit van, both due in 2014. The blue oval also shows everything from a Figo to the 2014 Dakar rally Ranger. GWM boasts with four new models: Steed 6 double-cab will be launched next year, the M4 Crossover arrives sooner and the two C30 and
C50 sedans should be here next year. Honda’s drawcard is the amazing NSX concept or thumping “Club Brio” but you should also view the upcoming Honda Civic Tourer or new Accord, Civic race car and updated CR-Z, among others. Hyundai’s biggest news is the new 150 kW Velostar Turbo, available by the second quarter of 2014. Other vehicles on the Hyundai stand include Sonata GDi and an evil-looking Santa Fe. Infiniti introduced the all-new Q50 turbo-diesel or V6 petrol hybrid, at the same time introducing its new Q naming strategy. Other vehicles to see are the Q60 Cabrio, QX70 Vettel Edition and an Infiniti Redbull Racing F1 car. Isuzu brought four different versions of its tough KB bakkie, each customized in a special way. Land Rover revealed the latest Range Rover Sport and displays all its other products alongside. Jaguar boasts with the F-Type, XKR-S coupé, XJR and 300km/h XFR-S. New from KIA is the Cerato Koup (152 kW), parked between most other products from the Korean manufacturer. Lexus lures visitors with the exquisite LFA supercar, but also has almost every model on display. The recently face-lifted LS460, new IS range in IS350 F-Sport guise, GS450h Hybrid and the new ES range. Mahindra has the upcoming Quanto Compact SUV on display, as well as Scorpio Pick-up, revised Xylo MPV, and XUV 500 SUV. SsangYong, now owned by Mahindra, displays the restyled Korando C SUV, new Rodius MPV, recently launched Rexton W SUV and Actyon Sport Double Cab. Mazda has split from Ford and showed the striking Mazda6 flagship sedan and Mazda3 hatchback and compact sedan. A CX-5 crossover, MX-5 roadster and BT-50 bakkie are also present. Mercedes-Benz presented the all-new SClass, M-Guard armoured M-Class, GLA compact SUV and CLA compact sedan, on their way to us soon. Also part of their display is a tasty

selection of AMG’s, convertibles and even a Smart with wings. MG and Maxus stand featured the V80 minibus / taxi / Panel Van / Dropside, MG3 and MG6. Mitsubishi brought a radical concept car, the electric CA-iMiev. Also lined up are the brutal Lancer Evolution X, trusty Pajero, ASX, new Outlander, updated Pajero Sport and Triton. Nissan features everything from the new budget buddies Sentra and Almera to a GT-R, the fully electric LEAF and striking Resonance concept. The all-new X-Trail, Qashqai and Nismo range will be revealed soon. Opel’s big news is the imminent arrival of the new Mokka compact SUV and funky ADAM city car. Other vehicles on the stand are Meriva, Astra sedan, Astra OPC and Corsa OPC Nürburgring Edition. Peugeot revealed three all-new models: the updated 3008 MPV, brand-new 2008 compact
crossover and the high-performance RCZ-R. Surrounding these exciting new models are the 107, 208, 208 GTi and 508. Renault has three reveals between its lineup: the Clio RS200, Megane RS RB8 (Red Bull Special Edition) and one-of-a-kind accessorized Duster Detour. Tata Motors focused on their brand-new crossover, the Aria, arriving early next year. Also on this stand are the Vista D90, Manza Club Class and Storme. Toyota shows off the all-new Corolla, on sale early in 2014. Their exhibit also contains the ‘regroomed’ Aygo, revitalized Etios, 86 Open (cabrio) Concept, facelift Prado due in November, facelift Hilux and Fortuner and a replica of the Le Mans TS030 Hybrid race car. QUICKPIC Volvo Car Group’s leadership in safety technology has been highlighted by the US Insurance Institute for Highway Safety (IIHS). The IIHS recently introduced a new test programme that rates the performance of front crash prevention systems. This is a major development for crash tests in general, as prevention systems are playing an ever-increasing role in vehicle safety. And Volvo is ahead of the game. Both the Volvo S60 and XC60 received the highest possible rating of “superior” – and Volvo Cars’ city safety system is the only standard-specification low-speed crash prevention system in the test, which included 74 vehicles. “We welcome the fact that the major rating institutes are starting to integrate collision avoidance technologies in their test programmes. This gives consumers a better insight into the advantages of auto brake systems. It will also drive implementation of these technologies through the vehicle fleet,” says Thomas Broberg, senior safety advisor at Volvo Car Group. The IIHS’ new crash prevention evaluation will be incorporated into the institute’s 2014 Top Safety Pick+ rating. It includes two tests addressing front-to-rear crashes, one at 20 km/ h (12 mph) and the other at 40 km/h (25 mph). An additional point is given to vehicles with forward collision warning. However, it should be emphasised that Volvo Cars’ systems cover a much broader scope of real-life scenarios, including vehicles moving in the same direction, pedestrians and cyclists,” says Thomas Broberg. So far, Volvo Cars has sold more than one million cars equipped with systems for automatic braking – and the company will continue this pioneering work in the near future by making detection systems work also in darkness for pedestrians and by introducing collision mitigation for animals.
The benefits of Volvo’s ground-breaking city safety technology has been documented in an earlier IIHS/HLDI (Highway Loss Data Institute) report stating a reduction of the collision claim frequency with up to 20 per cent. wards our aim that by 2020 no one should be injured or killed in a new Volvo. Our long-term vision is that cars should not crash,” says Thomas Broberg. In 2012 the Volvo S60 was one of only three vehicles to pass IIHS crash test. Eight out of 11 premium sedans failed an alarming new IIHS (United States’ Insurance Institute) crash test. Only three of the 11 mid-size luxury and near-luxury cars evaluated earned good or acceptable ratings in an alarming new crash test conducted by the United States’ Insurance Institute for Highway Safety. The new test – a small overlap frontal crash test – is designed to replicate what happens when the front corner of a car collides with another vehicle or an object like a tree or utility pole at 64 km/h. Rather than striking the object dead-on as in most crash tests, the IIHS delivers a more glancing blow that only impacts a quarter of the car’s front end. These types of collisions are particularly dangerous, as the impact will often miss the energy-absorbing structures built into the car’s frame. “Small overlap crashes are a major source of fatalities,” says IIHS President Adrian Lund. “Nearly every new car performs well in other frontal crash tests conducted by the Institute and the federal government, but we still see more than 10 000 deaths in frontal crashes each year. This new test programme is based on years of analysing real-world frontal crashes and then replicating them in our crash test facility to determine how people are being seriously injured and how cars can be designed to protect them better. We think this is the next step in improving frontal crash protection.” The Volvo S60 was one of only three vehicles pass this crash test – testament that Volvo always has and will continue to excel in the development of safety technology.

Mitsubishi se kompakte ASX verbeter QUICKPIC Mitsubishi Motors SA bou ywerig voort op sy groeiende reputasie vir die aanbieding van gehaltevoertuie teen uitstekende waarde-vir-geld-pryse met die bekendstelling van sy verfriste en verbeterde reeks kompakte ASX-sportnutsvoertuie. (ASX is die akroniem vir “Active Sporty Crossover”.) “Hierdie mark bied toenemende vlakke van waarde vir geld en ’n volgehoue stroom nuwe modelle,” sê Jaco Oosthuizen, uitvoerende hoof van Mitsubishi Motors SA. “In die lig hiervan het ons baie vertroue in ons jongste ASX-aanbieding, veral omdat dit spog met selfs meer toegevoegde waarde-eienskappe en -voordele as sy voorganger.” Sedert Mitsubishi op 1 Julie 2011 tot stand gekom het as ’n alleenstaande handelsmerk in die Imperial-stal, het die maatskappy besonder goed gevaar, met verkoopsyfers wat sterk groei toon. Internasionaal is al meer as 380 000 ASX’s in meer as 100 lande van die wêreld verkoop. Die kompakte SNV is gesamentlik met verskeie ander Europese handelsmerke ontwikkel en bied uitstekende verfynings- en gehaltevlakke. Die Mitsubishi-weergawe is globaal egter die suksesvolste – wat toegeskryf kan word aan die Japanners se aandag aan detail en die mededingende pryse. En Mitsubishi, wie se produkreeks voorheen oorheers is deur groot voertuie om die Dakar-uithouren te oorheers, het besonder goed gevaar met die stadstipe stilering en gerief van die kompakte ASX.
Vir die 2014-modeljaar is daar vyf modelle in die ASX-reeks. Al die weergawes trek aan hul voorwiele en almal word aangedryf deur ’n petrolenjin van twee liter. Daar is ’n keuse tussen ’n vyfganghandratkas en ’n sesgang-palwisselratkas (PWR) – of CVR (vir Continuous Variable Transmission), soos dit op Engels bekend staan. Die bewese en ekonomiese tweeliterkragbron ontwikkel 110 kW by 6 000 r/min en 197 Nm se wringkrag by 4 200 r/min. Die verbruik is ’n suinige 7,5F/100km – ’n groot bonus in hierdie tye van hoë brandstofpryse. Die vyf modelle is die GL, GLX (’n nuwe weergawe), die GLS met die vyfganghandratkas en Rockford Fosgate-klankstelsel, die GLS met PWR, en die GLS met PWR en ’n Rockford Fosgate-klankstelsel. Jaco Oosthuizen sê hulle verwag groot belangstelling van kopers in die nuwe GLS-model met die handrat en hoëgehalte-Rockford Fosgate-klankstelsel omdat mense wat in hierdie prysklas koop – benede R350 000 – ’n voertuig verlang met al die geriefseienskappe standaard pleks daarvan om te moet geld uithaal vir duur opsionele toerusting, soos die geval is met die produkte van verskeie ander handelsmerke op die plaaslike mark. At the top of the incline the Jeeps had to tap a pole with their rear bumpers – not too softly, but also not too hard. Obstacle five was a steep and rutted climb while the sixth obstacle was a tough descent. Obstacles seven, eight and nine were more of the same: narrow gates and tight turns, not to mention more rocks and steep inclines and declines. But it was obstacle 10 that will probably endure the longest in the memories of the rookie drivers. Here the driver was blindfolded, and the co-driver had to navigate the driver down a steep decline, through some water, and up and over a steep exit point. There were a few scary moments, and more
than a few nervous yelps from drivers and codrivers alike, but in the end all the teams made it through unscathed. When the day of close calls was over, the scores were added up and in third place, winning a hand winch from Opposite Lock, were Jimmy Olds and Bertus Badenhorst in a Wrangler Rubicon. Second place also went to a Rubicon, that of Rudolph and Ria Wolmarans, who won a set of Light Force spotlights from Opposite Lock. And it was a Wrangler Rubicon that took first place too, in the hands of seasoned competitors Werner and Armand Schaap. In giving the Rubicon its clean sweep of the podium, the team won a R10 000 tyre voucher from Bridgestone South Africa, and booked a place in November’s 4x4 Club Challenge finals.
