Know Your Site All sites come in different shapes and sizes, and a myriad of factors that affect them.

Know Your Budget There are four areas that determine budge. We respect the budget, as much information helps us meet your financial goal.

• Site-work, Services & Foundation (local contractor quote) • Shipping (transport quote) • Ideabox (ideabox quote) • Installation & Completion (GC/certified installer quote)

Codes federal manufactured code Manufactured code is typically chosen for a quick timeline, smoother permitting process, and lower overall cost. Primary structure is steel I beams transferred to a load bearing base, crib wall in the middle, and secondary load to perimeter close up. Be sure to check if manufactured structures are allowed on your site.

local modular IRC code Modular code is typically chosen for higher real estate value and financing options. Primary structure is open web floor trusses transferred to a poured in place concrete stem wall foundation with a crib wall. Mono roof option is available.

Built to either code, Ideabox has identical insulation value, equal in structural integrity, and the same inspiring experience.

Foundation Types crawl space The crawl space is our most common foundation type. There is a minimum of 18” clear space.

concrete slab or compacted gravel Finished floor to grade level will be about 30”-36” off the ground.

walk-out foundation For sloped sites, a walk out or daylight basement with external access would be recommended.

Flat Properties Flat properties with easy access cost less to develop. Approximate costs range from $30-50,000.

Assumes regrading, permanent foundation, installation, extension of utilities, minimum code porches, gutter, minimal grading and ditching.

Sloped Properties Forested sites or difficult access require more work and money for site work, and require a custom quote. General line items are septic, drilled well, earth work, foundation, retaining walls, roads, decks, etc. Approximate costs $60,000+.

Assumes tree relocation, permanent foundation, septic system, 100’ well, electric meter, gutters, drainage system, gravel driveway, ditching, clearing, and regrade.

Installation typically requires a crane set, and requires special machinery to complete delivery of home on site.

Likely foundation will need to be engineered. More time is needed to coordinate with local engineer.

responsibilities While your home is being built at the factory in a dry space, the site work is being prepared and built at the same time. Ideabox will not ship until all parties are ready to receive the home.

Earth work, foundations, retaining walls, roads, and utilities (power, septic, well or city water) are prepared before the home is delivered to the site. Every site is dierent, so it is essential to obtain a bid needed for your design.

Particular situations rely upon professionals or experienced assessment. We will try to assist in connecting you to them when needed!

arrival expectations As your home has made a long journey down the road, dry wall touch ups and power-washing may need to be done after the home is installed.

delivery An exact shipping quote to most sites can be provided within a week of your inquiry. Complex deliveries may require a site inspection to analyze and quote.

California deliveries may require CHP costs. CHP also requires about an additional 2 weeks to schedule delivery.

move in A typical installation to certificate of occupancy takes about 2-4 weeks after your home arrives.

financing Financing could be available for most modular dwellings, and sometimes manufactured dwellings. Lenders typically favor homes over 1000 square feet, with at least 2 bedrooms and 2 bathrooms.

warranties Appliances are warrantied per manufacturer’s specs. Full warranty disclosure is provided in the ideabox purchase agreement. General contractors are required to test all systems to verify function after delivery to validate warranty.
