I have used a variety of strategies when buying and investing over the last 20 years and want to share my lessons. Working across all types of property sectors personally, as an auctioneer and real estate owner dealing with clients provides a unique 360 perspective and a real competitive edge. Your property strategy must start with an understanding of what is the “ideal” property for you. This may depend on your risk profile, goals, what you’re looking to do, budget, income, and also your knowledge. If selling, do you know how to promote it? If not, it can be quite risky. You need to understand yourself first and where you want to go before, I can recommend what to look at and the location. There are lots of different strategies and choices with property including - Buy and Renovate. This is one of the safest property strategies. ideal buying criteria. Buy and renovate means that you can buy and add value from day one. So if you wanted to invest in Port Macquarie, around either Clifton or Flynns beach. You could buy a house for around $450,000, plan to spend $50,000 or less on a renovation, and build an asset worth $500, 000. Buying and renovating is not a get rich scheme. It is a proven strategy to add value from day one. If you hold onto the property you can let the compound interest work on this asset over time. Ideally, we would like to buy, renovate and sell to build wealth. The market cycle is a key variable that can impact all of the steps.
