VeteranTorontodeveloperCharlesGoldsmithfiguresToronto’sLeasideInnovationCentrewill bethelastfullprojectofhislongcareer.Butthe73-year-oldispositiveaboutthedecision–he’sgoingoutfullofenthusiasmanddeliveringaprojectladenwithinnovativefeatures.

STUDIOCANOO—Toronto’sLeasideInnovationCentrewillfeatureaflatirondesignonanirregular-shapedproperty.The projectwillriseonareconfiguredWicksteedAvenueclosetothenewEglintonLRTline.
DesignedbyGregLatimer,principalofstudioCANOO,thesix-storeyofficebuildinghasbeenstyledtofit inwiththewell-wornindustrialbuildingsintheLeasideBusinessParkineast-central Toronto.Goldsmith andhispartnerPeterSchultzacceptedLatimer’srecommendationtousemasstimberandassembleda teamincludingstructuralengineerDavidMosesofMosesStructuralEngineersthatproposedusingthinbrickveneerexternalpanelstofurtherboostsustainability
Anothergreenbuildingfeatureisa40percentglass-to-wallratiothatreducesthesizeofmechanical systemsrequired.
Thecentre,withits11-footceilings,exposedtimberandamplenaturallight,issuitableforthetechsector andGoldsmithsaidthereislotsofinterest,especiallygivenitsproximitytotheEglintonLRT.
“Ididn’tknowmuchaboutmasstimbertobetruthful,”hesaid.“ThemoreresearchIdid,themoreI becameinlovewiththeproject.
“Theprojectjustmovedme.Iwassoexcited.”
ManyofGoldsmith’sbuildssincethehousingcrashofthe‘90shavebeenmodestinfillhousingprojects, besetbywhathecallssignificantinterferencefromToronto’splanningdepartment.Onesmallproject tookeightyearstogetthroughtheplanningandpermittingprocess,builtandwrappedup.
ButwiththeLeasidebuild,hispartnerhasbeencompletelysupportiveasGoldsmithhasdevelopeda visionandafterthreeyearsplanningapprovalshavebeenobtained.
STUDIOCANOO—Masstimberand11-footceilingswithamplenaturallightareintendedto bringwarmthandbeautytotheLeasideproject.“Ihadtheopportunitytodevelopthiswithoutinterferencewhatsoever Thatwasreally,reallyimportant, becauseyoudoneedtokeepyourwitsaboutyou,thewayyou’redoingaproject.Notwoprojectsare thesame.”
Goldsmithsaidtheteamincluded“thebestpeopleIknew.”Whilehehadneverworkedwithmasstimber before,hesaid,“Masstimberisjustpostandbeam.”
Peoplelikeitbecause“it’swarmanditreallyfeelsgood.SoIsaid,let’susethatandtheconverted warehouseconceptandcomeupwiththatfeelingofwarmthandbeauty,andwe’vedoneit,Ithink.”
OtherparticipantsintheprojectareGillamGroupascontractor,WNDasplanner,landscapearchitect LANDincandCamino,responsiblefortheraisedflooringsystem.
Thecentrewillfeaturecross-laminatedtimber(CLT)floorplates,glulambeamsandcolumnsinadesign thatwillweigh25percentlessthanatraditionalstructure,requiringlessconcreteinthefoundationand thusloweringthecarbonfootprint.GoldsmithpersonallyvisitedtheElement5masstimberplantinSt. Thomas,Ont.tofamiliarizehimselfwiththeproduct.
Theexteriorcladdingisalsolightbutdelivershigh-qualityinsulationandairtightness,thedevelopersaid.
Sincethetimberandtheveneerpanelsarebothfabricatedoff-site,constructionwillproceedveryquickly, withthepiecesassembledlikeaMeccanoset,Goldsmithsaid,andperhapsonlyatwo-yearbuilding timeframe.
“Thebuildinggoestogetherveryquickly.We’reusingaveryadvancedpanelwallsystemontheexterior thatcomeinbig,bigsectionsalreadydesignedandconstructedforoursite. Theygetliftedintoplace andtheyarevery,verytight.
“It’swaymoreefficientthantraditionalbuilding,andtheotherthingisthatitclosesinreallyfast.”
ThebuildingwillalsoboastamechanicalventilationairsupplytreatedwithUltravioletGermicidal Irradiation(UVGI)andMERV13filterstoimproveindoorairqualityandminimizeairbornecontaminants.
Goldsmithisnotsurewhenconstructionwillstartbuthe’stargetingthisyear.Buildingcouldcommence whentheprojectis50percentleasedoranotheroptionisthatonefirmwillbuythewholebuilding.
Regardless,heintendstoshepherdtheprojectthroughtoitsfinish,targetedfor2024,andafterthathe anticipateshewouldonlyconsultonfutureprojectsashetakesmoretimetoenjoysemi-retirementand visitfamilyinBritishColumbia.
Meanwhile,onthisfinalbuild,hesaidheisgratefulthatithasprovidedhimwithanopportunityto expandhisknowledgeandsupportthenextwaveofchange.
