THE DISTRICT


SPEED OF URBAN CHANGE The relentless pace of urban transformation could be measured through the expansion phenomena of saom cities. The numeber of people who will be addes to these cities from now untill 2020 are shown in this map, describing the increasing migration and thus the increase of population. The cities with the fastest growing are located outside the advanced economie, with a concentration in India, China and Africa.

Seoul is one of the most important city in Asia, center of economy and technology industries, where the density and the speed of growth makes it unique: the metropolitan area during the last decade is enlarged to reach 605 km2 for 13 millions of citizens. The urban scene is characterized to a strong contrast between new buildings and the preserved nature, the hills which surrounding the center represent the last vestige of the Jeoson Dinasty, the original shape of Seoul. We interpreted the city through three fundamental aspects: the manufacturing industry, density and mobility, with a particular attention to the features and needs of public spaces and their inhabitants. The Jong-ro District is an example of the activity and urban dimension of Seoul. The elements of the area are: -the landscape, the site is between Jongmyo Park on the north and the Namsan on the south, -the Seun district, with a great market of electronic devices, manufacturing industries and paper and steel factory -the Seunsangga Complex, the megastructure built in the ’60, symbol of modernism, today an indelible mark of 1,2 km which divides the area.

The city mantained the original shape formed during the Jeoson period: a irregular road, the Cheongyecheon channel and its tributaries, the element of the mountains like unspoilt area.

Kyungsong, Sika-do In the map it’s shown the open spaces and the main government buildings. During the Japanese occupation it was planned a strong road grid.

The Seun district consists of eight block, the SEUNSANGGA complex divides this area in two parts. The Cheongyecheon was reopened in this site around 2003.

05 NEW FAST CIRCUIT OF PEDESTRIAN

04 The project, started in the September 2013 during an international workshop with IUAV university, describes the condition of the site and the impossibility to change the shape and the fabric of the quarter under review. The choice was to put on top another layer of ways : this network of paths, raised 10 meters above the ground, connects the main place of the area, improving the transport system and the pedestrian mobility, and it adds a new flexible public space that could be extended to the entire city. URBAN STRATEGY: 1.strong conditions of URBAN DECAY reduced vehicular accessibility slums presence 2.degraded areas demolition and REALIZATION of new public space 3.redevelopment areas and improving the vehicular accessibility and new permeability 4.new housing INCLUSION 5.connection to the fast network paths. The new public space changes the second and the third floor of Seunsangga, including the linear way from the north to the south, the restored deck, and the fast network highway. The project functions are connected to the main building and its architecture: CULTURE (Seunsangga Gadong) whit a exhibitions gallery and multipurpose halls, SHOPPING ARCADE ( Cheonggye & Daelim Sangga), WORK and LEISURE related to the hotel (Sampung Sangga & Punjeon Hotel), WELFARE SPACES for the housing inside the main building and for the entire district (Shinsung Jinyang Sangga).

THE DECK GREEN AND SEATS

The deck is the strength of Seunsangga Building: the original project was designed like a continuous path linking the north with the south across the district, two parallel tracks which divided the pedestrian flow form the driveway,it’s height of 7 meters from the ground. The idea was to restore the deck unity, according to the original project, redeveloping the structure and rebuilding the destroyed section in the third part. The green walkway concept is repeated on the deck with the floor design which consider the trees and green planting. In response to the lighting problem under the deck, we decided to include in the pavement glass panels that help the sun illumination to the lower floors.

THE HIGH WALKWAY

SHOPS TEMPORARY SPACES PARKING SPACES CONNECTION WITH PUBLIC TRANSPORT

One of the main problem of the district is the dramatic decrease of apartments. The High walkway system is on the fourth level (10 meters above the ground) is born from the need to separate the traffic flow form the pedestrian, favoring at the same time these two different mobility speed. This network puts on to main point of the area and the new centers, and the public transport system like metro and buses. This “ organism” is designed by the Korean city, the mail old street, the original shape on the ground. It’s characterized by a flexible public space where it’s possible to find shops, multipurpose spaces, temporary stand, seats and new viewpoints.

One of the main problem of the district is the dramatic decrease of apartments. The Seun district became during the last decade the site of manufacture industry and trade. Our proposal is to put in the new center a flexible and reproducible element “the tower”. this building include two different type of housing, one is for temporary users like workers or businessmen, or singles, another is to be permanent for three or more people. The tower is linked with the high walkway and at the same time with the new centre thorough the first floors where takes place a multifunctional space.

FACADE SYSTEM sandwich panels of aluminum and insulation “REYNOBOND RV 40 4C”, supporting structure, air space, double plasterboard model “KNAUF AQUAPANEL OUTDOOR”, insulation, metal strut “c” profile 50x75x50 mm, double plasterboard.

INTERMEDIATE FLOOR tile in gres, layer of base, jet of concrete, lightweight concrete screed, corrugated sheet steel, beam HEB 250 mm, acoustic and thermal insulation, system of anchoring with metal profile, panel of Celenit and outer coating panels in aluminium.

INSIDE THE SEUNSANGGA COMPLEX

Respecting the original design, we maintain the structure like the main element of the building. The rhythm of concrete columns and beam was the rule to develop the project. Each block is characterized by a specific function ( cultural, commercial, for work, for residences). Where the high walkway network touch the building, it’s transformed. There are new spaces for the citizens, public place and services.
