The renovation of the iconic Grand Baldwin Piano Factory was completed in 2017. A visible staple along Interstate 71, this seven-story, Italian Renaissance style building was constructed in 1921 in one of the city’s most historic neighborhoods. It served as the headquarters for Baldwin Piano Company until 1961 when it was vacated. The building sat dormant for 26 years, until 1987, when it was converted into Class A office space. In 2014, the building and site were purchased with a vision of reinvigorating the structure with a new purpose, and breathing fresh life into the surrounding neighborhood. Despite the building’s age and various uses, it had still maintained a significant amount of historic charm and original architectural element. The preservation of these historic elements was a primary goal for our project team. Architectural sandstone details and inset Corinthian columns around the Gilbert Avenue entry highlight the regal history of the structure. Original Rookwood Pottery tiles were preserved within the entryway emphasizing the building’s importance to the fabrication age of the City of Cincinnati. Our team served as the architect on this adaptive reuse project, designing modern spaces for 190 units in addition to ample community and amenity space. The re-purposing of this building into modern, luxury apartments entailed an arduous Historic Tax Credit program application, which our team assisted with securing. Because the building is listed on the National Register of Historic Places, all work had to be reviewed by the State of Ohio and National Parks Service. Unique floor plans throughout, the apartment units offer a large windows with stunning views of the city skyline, open concept kitchen plans, and modern amenities. To promote a sense of community within the building, the project includes a flex room for private events or classes, a resort-style pool and outdoor grilling area, a gaming area and indoor sports lounge, and an indoor community bar and kitchen area. As a fast-tracked, design/build project, the renovation took place over a short, two-year time frame. With a condensed schedule and tight deadlines, the Baldwin project required close coordination between all members and partners of the team.
