The Dayton Business Journal recently connected with three healthcare groups that have a bevy of construction projects underway in the region. Here are the latest updates on these projects from Premier Health, Kettering Health and the Dayton VA Medical Center.
Premier Health Premier Health is building four new facilities in the Dayton area. These properties are spread throughout the region, with projects in Beavercreek, Dayton and Kettering. Freestanding emergency department in Beavercreek 1/11
This 14,650-square-foot facility will connect with an existing medical office building, and will include 12 emergency treatment rooms along with two trauma bays. Officials say the site will offer "the full capabilities of other Premier Health emergency departments." It will also offer "enhanced capability" to keep patients who require a less than 24-hour length of stay for observation. The new emergency department will open in July.
The addition will be connected to Premier Health's existing 46,000-square-foot medical office building in Beavercreek, which is leased to the hospital network by MBRE Healthcare. Medical office building in Dayton This collaboration with the University of Dayton and Woodard Development will provide a health clinic for UD employees, as well as after-hours urgent care for students and employees. The 30,000-square-foot development will include primary care; orthopedic physicians; imaging; lab services; comprehensive rehabilitation services; and counseling services. It will open in spring 2023.

New renderings of the facility incorporate the century-old former South Park Methodist Church into the design. University of Dayton Urgent care center in Kettering This 3,375-square-foot urgent care facility will handle a variety of healthcare needs, from minor illnesses such as sinus infections, earaches, allergies and pink eye to injuries including fractured bones. Providers also will be able to conduct school and sports physicals, as well as administer vaccinations. Diagnostic testing for the flu, pregnancy and strep can also be conducted on site, along with X-rays. The urgent care center will open this spring. Northwest Dayton Health and Wellness Campus The first phase of redevelopment for the former Good Samaritan Hospital site will begin with a 50,000-square-foot facility. Premier Health will occupy 12,000 square feet of the space, which will include urgent care, physical therapy, lab services, medical imaging and physician office space. Premier says "momentum is strong," and that partners are showing "great interest and desire to be a part of this project." Fundraising continues for the first phase of the project, with an anticipated groundbreaking later this year.

Kettering Health Kettering Health currently has several projects underway at some of its medical centers and physician practices. These projects involve expanding current buildings and constructing new facilities. Among the health network's newest additions and expansions are a new medical center in Springfield opening this spring, a new health center in Centerville and adding physician offices to its Franklin location.

Kettering Health also recently completed a few major construction projects. The most recent one is a $7.2 million hybrid operating room and 17 pre-and post-operative beds at Kettering Health Dayton. The addition of the hybrid operating room and beds expands access to heart and vascular care. The other additions were an on-demand care location in Kettering and a second Years Ahead Health Center, also in Kettering. Both locations opened in June 2021.
The health network says it is always looking for more opportunities to serve patients closer to home. Currently, Kettering Health is expanding access to primary care and specialty services at several locations, including Huber Heights, Springfield and Franklin, as well as physician practices in Ross, Salem, Oxford and Centerville.

Kettering Health also is adding space to a few of its medical centers. Construction is underway to add more than 30 rooms in the ICU and surgical tower at Soin Medical Center to meet increased demand of medical and surgical services in Greene County. In addition to the Soin Medical Center expansion, the health network is adding a second hybrid operating room and 16 pre-and post-operative beds, as well as expanding the size of the rooms in the ICU, at Kettering Health Main Campus.
Dayton VA Medical Center

Two major projects are ongoing at the Dayton VA Medical Center, which is the third-largest hospital in the region. The first is the National Veterans Affairs History Center, which involves the renovation of two buildings on the VA campus. The VA has completed the stabilization phase for both buildings, which are in various stages of development.

Courtesy of Dayton VA Medical Center One of the buildings has completed design work for the second phase, which involves infrastructure improvements such as new electric, water and sewer, as well as a new elevator. The construction bid for this project is expected to go out in the spring or summer, and buildout will take between 12 and 18 months. The other building also is in the second phase of infrastructure work, though this project is not as far along. A design bid will soon be awarded, and the construction portion will go out to bid in about a year from now. The design phase will take between 10 and 11 months, and construction will take around the same time as the other building.

Courtesy of Dayton VA Medical Center The VA is still seeking funding for a third and final phase, which involves additional renovations of these buildings. The three phases combined represented a $20 to $25 million investment, and are expected to be complete by 2025 at the earliest. The second project is the Abraham Lincoln Place of Caring and Healing. Site prep has begun for an area where a large statue of Abraham Lincoln will be placed, which is close to one of the buildings at the National VA History Center. The site design is expected to be finalized by March, with work starting soon after. The goal is for the Lincoln statue and surrounding sidewalks/landscaping to be in place by this summer.

Courtesy of Dayton VA Medical Center On the medical center side, the VA also is in the midst of a few projects. The VA is in the process of renovating and modernizing its ICU area. When complete, the area will have 16 intensive care unit rooms. VA officials say the two-phase project is 30% to 40% complete. The VA also is building space for new MRI and PET/CT machines, and is in the process of renovating its sub-specialty clinic area. The clinic project is about 20% complete, and will include 10 additional exam rooms.

Dayton VA Medical Center Other projects at the medical center will include a renovated and modernized inpatient mental health unit, which is nearly completion of the design phase and will go out to bid for construction before the end of this year, and renovations to the outpatient primary care space. The renovated outpatient center will have additional exam rooms and will help streamline the examination process.
