Expansion is an integral component of growth strategy MIAMI - Jacky Teplitzky, a managing director at Prudential Douglas Elliman and one of New York City's elite residential real estate brokers, today formally announced that she has expanded her operations. In addition to her highly successful business in Manhattan - Teplitzky has sold close to one billion dollars in New York City real estate - she is now a licensed real estate broker in Florida and has joined one of the state's leading brokerage firms, Douglas Elliman, as an associate broker. Teplitzky will focus on Miami, where she has already conducted multiple deals, including transactions at Jade Ocean and Epic, two of the city's top luxury developments. "This is a strategic move," Teplitzky says. "To continue to be successful in real estate, one must diversify and reach as many of those who are buying and selling as possible." Foreigners are buying, selling and investing in larger numbers in New York and South Florida, where many Russians and South Americans, including those from Brazil, Argentina, Venezuela, Colombia and Chile, are purchasing. "I am taking advantage of this wave of fresh buyers," Teplitzky explains, noting she already has a roster of established and active clients in those locations. Her tactic is based on fact. According to the Miami Association of Realtors, foreigners account for more than 65 percent of all condo and home sales in Miami. "Miami and New York are two of the most desirable cities for foreigners, as well as for US citizens who are looking to buy second, third, even fourth homes or to purchase investment properties in either city," Teplitzky explains. "Being in both locations will allow me to meet both of their needs simultaneously." Her decision to expand to Miami has been in the making for nearly a year, with several trips to South Florida to learn and analyze the market. She recently returned from a fact-finding trip to Brazil, where she met with potential clients and became immersed in the housing market there through meetings with established real estate professionals and decision-makers. "You cannot look at South America as one big population," notes Teplitzky, who is from Chile and fluent in Spanish and has basic knowledge of Portuùol, a combination of Spanish and Portuguese. "Besides knowing the market, you need to understand what the drivers are behind the population's decision to buy real estate and what they want in a property. Most important, you need to understand the culture of the people. Colombians are different from Venezuelans who are different from Argentineans and so on. To approach them as a singular mass is a common mistake - and business-busting." Her knowledge is recognized. "Jacky possesses an innate understanding and intuitive feel for the foreign market," says Vanessa Grout, president and chief executive officer of Douglas Elliman. "That ability will have a tremendous, positive impact for her clients and benefit us as a company." Restructuring To ensure a smooth expansion, Teplitzky has restructured her business model. "I am actively hiring agents who are fluent in Spanish and Portuguese; understand the markets we are in; and have handled transactions in those areas," she says. She has hired Laura Steinbruckner, who is based in Miami and heads the operations there. "Laura is a wonderful asset," says Teplitzky. "She is a veteran of the South Florida market and knows it like the back of her hand."
