Dear Valued St Lucia Owners, As we move into the cooler months, most sellers are thinking of whether to come on the market now or wait until later in the year when spring is upon us. In the last quarter there has been a shortage of quality properties over the traditional summer period and anything that has come on the market and been well marketed, has SOLD in a short period of time. Now, moving into winter, there will be even less stock available so what a great way for an owner to command the market to themselves! An abundance of surplus buyers from the summer months means getting a PREMIUM for your property. A distinct lack of stock in the St Lucia area seems to be the sole driver of what is happening in this market. As you may have seen from the current report there has only been a smaller number of sales (6) in the last quarter. We are certainly seeing a remarkable buying uptake of homes when they are brought to market, for example, our recent sale of 49 Upland Road, St Lucia (506sqm post war 3Bedroom home) had 45 Buyer inspections, 11 registered bidders and achieved a result well above the owners expectation successfully selling for $1,200,000. The best advice we can give any seller right now? SELL TODAY and don’t wait until spring as you will be seeing an increase in homes coming to market which then gives buyers more choice.
