Available Land and Speculation

Most of the available land for housing is on the periphery of Queretaro. Many lots are scattered around the city, but many of them are concentrated in huge clusters created by private developers who bought cheap land and make profit from it. Some of them are expensive neighborhoods that offer amenities and private security; others are social housing with no infrastructure and services around. Very few lots are available inside the core of the city.
Many of the scattered lots are cheaper (green dots) and the ones inside gated communities are mores expensive (blue and purple dots). The gated communities often include larger lots, golf courses, private security, green spaces and “exclusiveness�.

There are many more available than the actual lots bought. Therefore, land speculation is a big factor in a city like Queretaro that is increasing its population daily. In the diagram below, the grey dots are unsold lots.
