CHANGING MARKET FOR AGENTS In a recent survey 68% of high street estate agents are considering introducing a range of tailored services for home movers, the research by Move with Us, polled more than 100 independent estate agents across Britain. 88% revealed that they would offer a bundle of services, allowing homeowners to pick their preferred marketing options. These include a combination of listing a property for sale on Rightmove and/or Zoopla only, taking professional photos, writing the property description as well as handling viewings and negotiations if required. Move With Us says estate agents offering this added level of flexibility are more likely to remain competitive in the face of increased high street competition. Robin King, director at Move with Us, said: “The property market is a long way behind many other industries in terms of providing customers with choice, flexibility and convenience”.

Mike Taylor, a Poole based barber, is going to the Mandarin Oriental, Hong Kong - a global 5 star hotel group, to put on a master class in barbering to their barbers. Last year, Mike Taylor from Poole, Dorset and Sheriff Mehmet from London flew over to Hong Kong to represent the British Barbers’ Association. The standard of barbering in Britain is among the best in the world, therefore the main objective whilst over there was to teach barbering the British way. Due to the high success of the training delivered last year, Mike and Sheriff have been asked to return this year to continue the development of the barbers at the hotel. This year, they will feature in Hong Kong’s most influential Chinese newspaper– Apple. They will also do a feature for the popular Hong Kong magazines - Esquire and Mr Magazine. Mike Taylor of Bonds Gentlemen’s Barbershop, Old Christchurch Road, Bournemouth said “It’s is a real honour to be invited back to Hong Kong to work.” Mike also owns Master Barbers, Wimborne Road, Poole - a barbershop and barbering training academy.
The average price of a property in the UK now stands at £186,270, 9.7% higher than a year ago, according to the latest Halifax house price index. However, house price momentum has slowed since July when it saw a 10.2% year-on-year jump. Halifax says there were “tentative signs” that a better balance between demand and supply might be emerging which, if sustained, would help to dampen the pace of price growth. However it’s not all bad news, statistics collated by the government show that independent international economists predict stronger-than-expected UK house price rises over the next five years. They forecast rises in 2014 of between 5.8 per cent and 12 per cent. In 2015 the predicted increase will be 6.0 to 16.5 per cent. In 2016 the increase will be 4.6 to 10.1 per cent. In 2017 they anticipate 0.5 to 5.6 per cent, and in 2018 the prediction is 1.7 to 5.0 per cent.
BUY TO LET LEGISLATION TO BE TIGHTENED The Treasury has announced parts of the buy-to-let mortgage market will be regulated to meet EU rules. The new rules, pert of the EU Mortgage Credit Directive, set common standards that EU members need to meet in order to protect consumers taking out loans to buy a residential property. The Government says the legislation includes introducing a new set of regulations for buy-to-let lending, where the lending is to consumers rather than for business purposes. There are now more mortgage products available to the public than at any time since before the banking collapse which can mean only one thing – lenders are desperate for business and will offer anything to get it. With over 12,600 products, you would think that there is one for just about everybody. Everybody who has clean credit and a good income anyway. If the MMR (Mortgage Market Review which I have explained in previous columns) has affected anyone, it is those with dependents and low income. According to recent figures, borrowers with dependents have suffered the most (77%), followed by low income applicants (60%) and the self-employed (47%). It is not affecting whether applicants will be offered a deal, it’s that the deals offered are lower than the borrower needs. The Nationwide recently broke ranks and increased the amount they would lend through their affordability calculators and others may well be forced to follow suit. Kensington have come out as champions of the self-employed. They only need the last 1 year’s accounts in order to assess a mortgage application. Traditionally, lenders have required 3 year’s accounts and took an average of those 3 year’s earnings which considering how bad things were in 2011, tends to reduce the amount people can borrow. Also, with the boom over the last 2 years in self-employment, partially caused by the lack of job opportunities and the punitive welfare system, it gives hope to those who have only just established themselves in business and those who struggled a couple of years back. For everyone else, it’s a lending battleground. The 5 year money markets are still trending downwards which has given us 5 year fixed rate deals as low as 2.69% and now a 6 year deal at 2.99%. We even have 10 year deals as low as 4.19%. How long this will last is anybody’s guess so if you haven’t signed up for a long term deal and you think it would be in your best interest, do it soon before the inevitable rise in rates begin. Long term deals are not necessarily right for everyone so make sure you consult your broker first before committing to it. For those who are on ridiculously low interest rates (and I know there are many), even a rate as low as 2.69% may not tempt you to stray but you have a need to raise money, secured loan charges are now as low as 5.39% which compares well to some mainstream lender’s Standard Variable Rates (SVR) which can be as high as 5.99%. These loan deals can be fixed for as many as 35 years meaning that you can keep it running in parallel with your low mortgage rate and get the best of both worlds.

LED MYTHS Don’t be left in the dark about LED lighting. LEDs (Light Emitting Diodes) have become the lighting of choice. The much-loved incandescent bulb has mostly become obsolete due to the EU ‘phase out’ period on inefficient lighting. The fragile low energy light bulbs we have become used to are generally disliked by the public, for various aesthetic and functional reasons. So does LED lighting really offer significant benefits that reflect their higher price?
MYTH 1 LEDs are really expensive. They certainly cost more to buy, but when you factor in running costs, they offer significantly better value. Four halogen spotlights in a kitchen would cost you £80 a year in electricity, whilst their LED equivalents cost just £10 to run. Whilst the initial outlay may be higher, LEDs provide substantial savings (often within 6 months in high usage areas) even after factoring in the initial purchase cost.

FUEL EFFICIENT DRIVING The PEUGEOT 508 has been significantly updated, with major changes in exterior and interior styling, and upgraded technology. Prices start at £22,024. It also features a bold new front grille, emblematic of future models, and is fitted with new equipment such as a touchscreen infotainment system with reversing camera and blind spot sensors. It also benefits from Euro 6 engines, such as the 2.0-litre BlueHDi 150 diesel with six-speed manual transmission. With CO2 emissions of just 109g per km, it’s the class-leading vehicle with this level of engine power in the segment. Available in three body styles since 2012 – saloon, estate and RXH – the 508 family is growing with the introduction of a new version that will widen the model’s appeal. The RXH will be available with a diesel-only powertrain for the first time. The 2.0-litre BlueHDi 180 six-speed automatic RXH will join the rest of the 508 range in making its public debut at October’s Paris Motor Show, and will be on sale soon after.
PEUGEOT 508 ROAD The interior of the PEUGEOT 508 has been significantly enhanced during this mid-life refresh. The dashboard now includes, as standard from the entry trim level, a seven-inch touch-screen grouping together most of the vehicle’s functions in an intuitive way. Shortcut buttons for the main menus – navigation, air conditioning, radio, connectivity, etc – are accessible at all times in the dashboard central panel. Integrating this new technology has allowed the central area to be redesigned to include fewer buttons and a new closed storage box.
Positioned in front of the driver, the instrument panel is backed up by a colour Head-Up Display (RXH & GT models) of driving and navigation information. It is viewed on a retractable smoked screen.
To this comprehensive list of equipment can be added two new systems: Blind Spot Detectors and the reversing camera, providing a colour image in the touchscreen.
Additional features include Peugeot Open&Go Keyless Entry and Start, automatic electric parking brake, automatic headlamp dipping, electrochrome interior mirror, tyre pressure warning, front and rear parking sensors, quad-zone automatic air conditioning and JBL-badged audio system.
Fiat Panda 4x4 Antarctica

Demand is high for the standard Fiat Panda 4x4 which has notched up 500,000 sales in its 30 year history, and to mark that milestone, Fiat has produced a limited edition Antarctica model, with eye-catching styling and extra equipment, writes NICK FLETCHER. Only 300 will be sold in the UK, priced at £15,845, and available only in white with a black roof, orange detailing, diamond-finish alloy wheels, special badges, and with penguin decals on the doors! Inside, the Antarctica features grey and orange upholstery with additional features such as darktinted rear privacy glass and bodywork
protection. As with all Panda 4X4 models, the Antarctica edition also has air conditioning, stability control, an electronic locking differential, along with radio/CD/MP3 plater, Bluetooth, USB and AUX, and Start&Stop. Powered either by a 85hp 0.9 TwinAir petrol engine or a 75hp 1.3-litre turbo diesel engine, the all-wheel-drive Antarctica offers both low running costs and credible off-road ability. My recent test model had the larger 75 hp diesel unit, good for 100 mph top speed and with a 0-60 mph time of 14.5 seconds. Fuel economy is very good – 60.1 mpg combined.

FUEL EFFICIENT DRIVING An all-new Audi sports car with revolutionary all-digital virtual cockpit is heading for the UK. The new TT Coupé models are now available to order, priced from £29,770 with first deliveries in December. Says Audi:”Enveloping its stunning all-digital virtual cockpit and advanced new chassis in a beautiful new body that is unmistakably TT but also distinctly contemporary, the third generation car looks set to incite another quiet revolution in its class. “It will even set the agenda in terms of efficiency – the new 184 hp ultra version will be capable of in excess of 67mpg with CO2 emissions of just 110g/km.” Two specification levels – Sport and S line – will initially be offered in the UK for the all-new TT. Both include the Audi virtual cockpit, which is based around a 12.3-inch, high resolution LCD display that completely fills the driver’s instrument binnacle and replaces the traditional analogue dials. Its brilliantly sharp images are courtesy of a powerful Tegra 30 graphics processor from Nvidia’s Tegra 3 series.
HIGH-TECH AUDI TT Drivers can choose between two display modes: In the classic view, the speedometer and rev counter are in the foreground; in “infotainment” mode the virtual instruments are smaller. The space that becomes free as a result provides ample room for other functions, such as the navigation map. At the lower edge of the Audi virtual cockpit, the displays for outside temperature, time and mileage are permanently visible. Warning or information symbols are also displayed there.
Interior technology highlights from the equipment list for Sport models also include the Multi Media Interface with the MMI touch pad for fingertip data entry, navigation preparation, Audi Music Interface and Bluetooth connectivity, the Audi drive select adaptive dynamics system and keyless go. Complementary comforts also include Alcantara and leather combination upholstery for the standard sports seats and manual air conditioning with controls integrated into the air vents in another break with convention. Outside the cabin,
18-inch 10-spoke alloy wheels, sports suspension, xenon headlamps with LED daytime running lights and a speeddependent active rear spoiler all also feature as standard. S line specification is the most comprehensive and most performance-oriented in the initial TT line-up. In the version with six-speed S tronic transmission and quattro all-wheel drive the sprint from 0 to 60mph takes just 5.3 seconds; top speed is 155mph; in this version combined economy tops out at 44.1mpg with CO2 emissions of 149 g per km.
Renault Megane Gt Tourer 1 Renault Megane Sport Tourer GT Line Renault’s Megane competes in a tough sector which includes the VW Golf and the Ford Focus, but elegant styling, generous standard kit and lower pricing mean it can offer a serious alterantive to the best in the class, writes NICK FLETCHER. It is particularly appealing in small estate car form, branded the Sport Tourer. With prices starting at £17,750, a wide choice of petrrol and diesel engines, and even entry level models well equipped, this Megane ticks many boxes. It seats five with decent leg and head room as
the wheelbase has been stretched, and that also helps provide a substantial 524 litre boot, boosted to 1,600 litres with rear seats folded. The fold-down action requires the seat squabs to be lifted, which is not the most convenient way of doing it, but you do get a box-like shape for loading. There are 1.2 and 1.6 litre petrol engines, and 1.5, 1.6 and 2.0 litre diesel units. My test model was a 1.6 litre diesel offering 130 hp, and in GT Line trim priced at £22,245.

1. In a bowl, add together black treacle, chillies and thyme. Place the pork in the marinade, covering with cling film and leave for a minimum of 30 minutes. 2. Take the marinated tenderloin from the bowl and wrap the rashers of bacon tightly around the fillet. Roast the pork in the oven for 30 minutes at 170 degrees/Gas Mark 4. 3. Remove from the oven, and place on a wooden chopping board. The pork must be left to rest for 5 minutes. 4. In the roasting pan, add the tomato paste, red wine and chicken stock to the meat juices. Reduce until required thickness and season to taste. 5. To serve, slice the pork and pour the sauce around the meat. Best served with seasonal vegetables to make a classic Sunday dish.

Professional Inventories will save you money Landlords in the UK are losing a staggering amount of money through deposit disputes because of inadequate property inventories. According to the figures published by mydeposits. co.uk only 8% of disputes get awarded in full to the landlord. It is easy to understand why. As mydeposits.co.uk points out: “The law starts with the principle that the money is the tenant’s. It’s up to the landlord to justify withholding all or part of a deposit.” Should a dispute between landlord and tenant arise at the end of the tenancy, this will have to be evaluated by one of the Alternative Dispute Resolution (ADR) services from one of the authorised Deposit Protection Services. At that point landlords realise, to their surprise, that the level of evidence required by the adjudicator far exceeds the evidence provided by an old-fashioned inventory. Even when pictures are provided, the chances of covering every single area of a property with photographs are very low.

How does a tattoo removal laser work? How does the treatment feel? Most patients describe the sensation as similar to a hot pin prick or flick of an elastic band. Whilst mildly uncomfortable, most people tolerate treatment well. Are there side effects? Very rarely the skin may become lighter or darker, or a small blister may form. Change to skin texture and scarring is possible, though uncommon, and is more likely if any grazes are not allowed to heal naturally. There may be loss of the natural tanning ability in the area treated, which usually improves with time. How many treatments are necessary? This depends on the density and colour of inks plus the age of the tattoo. Amateur tattoos can be quick to remove, taking 1 or 6 treatments, whereas professional tattoos may take up to 15 treatments spaced 6 to 10 weeks apart. How long does each treatment take? Treatment time is between 30 – 45 mins depending upon the size of the tattoo. Consultation procedure.
