Renovation Progress
As promised, here is the update of my own renovation project. Hopefully this will be useful to anyone who is considering taking on such a project, so please, please get in touch if you are thinking about undertaking something, so I can tell you how difficult it is to live in it! And how must dust you will really have to endure. We started with the small job of taking the biggest supporting wall out of the house. Yes you can sense sarcasm, this is what I have come to while enduring the process. The rubble that came out of the wall filled 2 skips and the builder was heavily camoflaged in the dust from the black mortar. It was a job that would completely tranform the layout of the downstairs, in order to create a kitchen-diner, but it was messy. Oh-so-messy. We also came accross a slope in the floor as the kitchen was a late addition to the house and the floor had to be dug out and re-laid so that we could make good the join between the two rooms later on.
When going to view a house, there’s only so much that you can take in while you’re there and even if you think you’ve covered all major points of renovation work, there’s always more. We wern’t expecting to take down a lath and plaster ceiling, or hack the walls off back to the brick, but here we are, taking it right back to the shell. After being charged a small fortune for reclaimed floorboards that we found in the reclaimation yard in Dafen in order to match the existing ones, we had the unfornate job of sanding them all back. Am I sounding negative enough yet? I LOVE this work, but wow do I now know how difficult it is to live in the mess. We are now 3 months without a kitchen, only a bath plumbed in with running water to use. BUT, as long as I keep telling myself it will all be worth it, and as long as it IS worth it to get a kitchen and bathroom for Christmas, we’ll all be happy. We’ll take and free labour we can get at the moment!
This, this is why all the hard work is worth it! It may not be finished yet, but I can see the light at the end of the tunnel (of dust). I have learnt to be patient, instead of wanting to have everything done yesterday! And slowly but surely, it’s all coming together. I have ordered my first kitchen, and have been installing it myself. Again, time and patience, and the thorough use of a spirit level and we will get there in the end! The house is a labour of love, and only that will get me to learn how to tile my own bathroom! If you haven’t tried it before, I would encourage you to do so. It’s suprisingly rewarding! I would sincerely love to hear of your renovation stories, which I’m sure many of you have! Even if it’s a quick email to say that it will be all worth it in the end, I would love to hear from you! WANTED: Crystal Ball Last month my article was on getting your property ready for sale, but what if you haven’t got that far, maybe you’re undecided about instructing an agent, thinking about downsizing, or wanting to buy your dream property in Mumbles with sea views? The question I get asked on a daily basis is always, what do i think is around the corner for house prices? I have been fortunate enough over the last month to have worked closely with several staff from Rightmove. If you’re interested in property at all you will have heard of Rightmove and with over 50 million page visits a day it’s not hard to see why... We at Peter Morgan are always looking at ways to improve the service we offer you, the client. This month will see us taking the first steps to bring you our services to the Swansea area, and I am able to offer you the readers of Inside Swansea Homes, an exclusive look at the year 2014 from Rightmove’s point of view, and from ours in South Wales... Looking back at the title, WANTED: Crystal Ball, everyone wishes they owned one, but I will try to give you an idea of what we expect from next year in
the housing market. We are expecting 2015 to be a positive year again, similar to 2014, so much so that we as a company have invested a lot of effort into our business over the year, so that next year we can be more successful that ever, we will be giving you the Seller, the latest in mailing list technology, six networked offices with new office signage and re-fits, a new website, all the major portal advertising inc. Zoopla, social media integration and we are working closely with Rightmove so that we can now offer to sell your property in Swansea with the best coverage possible. We will be working with Rightmove, the UK’s busiest property portal to give you the best chance of selling your property.
We are offering every Swansea property a FREE premium listing. Now for some facts and figures, there have been 36,590 property transactions in Wales so far this year (Jan - Sept). To put this into context, there were just over 39,000 transactions across 12 months of 2012, so with 3 months to go, 2014 looks like its going to be the highest year for transactions since 2008 (Source: HMRC)
Look a little closer, and you will see that according to the Rightmove House Price Index and we can see that the average house price in South West Wales was £166,577, that’s +6.6% higher than the same time last October, and looking at Wales as a whole, there an increase of only 3.5% over the year. We are in a good strong market and that is definitely showing in our stock as house prices in some areas gradually increase, with all of our offices achieving close to, if not above asking prices on a regular basis, a much higher percentage than the pre vious years. If you’re thinking of selling but not quite yet, what do the buyers and sellers in the UK think will happen? Well in a recent Rightmove survey, 62% of respondents think that average asking prices in wales will increase in the next 12 month. Of these ‘price optimists’ about a third expect prices to be between 5% and 10% higher (Source: Rightmove Consumer Confidence Survey)
of next year headlines will be dominated by the General Election, there is positive news surrounding house prices at present, and we want to capitalize on that. We have certainly seen a higher number of buyers coming to the market these passed 16 weeks, whether they be first time buyers, or investment buyers “cashing out” pensions, investing savings into investment properties or adding to their portfolio there is a definite increase ih the lower end of the market and its increasing activity upwards! We are expecting 2015 to shape up to be a very solid year for selling.
Thinking about selling? Make sure that you chose an agent who is ready for next year. We are.
There are more than 3,000 property websites in the UK, but 70% of home movers say that Rightmove is the site they turn to first, i.e that’s where they start their search. Snuggle down for Winter And so, the festive season is upon us. As an interior designer and absolute home and interiors enthusiast, my immediate thoughts turn to the decorations – those cheerful little touches that, when combined, transform your house for the Christmas holidays. When you’re trying to create the magic and excitement of Christmas in your home, it’s all about the build-up, and in my view it’s almost never too early to start. We’re seeing more and more of the natural look easing its way back into our homes and interior decoration. Christmas is no exception to this trend. With that in mind, my first snippet of advice is to simply go for a walk outdoors. This is certainly where I get a lot of my thinking done, but if you know what you’re looking for you can find a treasure-trove of materials on your own doorstep. Keep your eyes peeled for pine cones, fallen tree twigs, chestnuts and holly, all of which are perfect basic tools required to create your own fabulous decorations. A collection of pine cones added to your hearth can be a stunningly effective centrepiece. Fake snow is a perfect addition to pine cones to create the lightly dusted look to create some interest and varying shades to your otherwise plain decorations. Fallen tree twigs, bundled together with twine or some chunky bits of string and then placed on your Christmas tree make for sophisticated hand-made decorations – natural and better scented than anything you can buy in a shop. The chestnuts are used for… well, you know the song about open-fires. And as for the holly, try picking up an oasis from your local florist and then completely enshrine it
in sprigs of luscious holly. It brings festive cheer to your own front door. Just watch out for the spikes! My next advice is to take a trip to your local craft shop -- you may or may not want to leave the kids at home for this, especially if they’re as excitable as I am when faced with pretty objects. When shopping, keep a lookout for things that will help you accessorise your existing Christmas decorations: twine, hessian and any other natural-looking finishing touches, perhaps with just a little bit of sparkle thrown in. It is Christmas after all. Twine is multi-purposed and much better for hanging Christmas decorations with instead of unappealing bits of plastic. With even a little creativity, hessian can be cut into merry shapes like stars and snowflakes. Or, if you’re feeling VERY adventurous, reindeers or miniature Father Christmases. Let the kids join in the fun, too, and let them make a decoration or two to add to the tree. Anything hand-made style adds a personal touch to your decorations and the process is hugely rewarding. If you really want to get stuck-in then the ultimate personal touch is a wreath hanging from your front door. Locally, Ruth Milton-Jones holds Christmas Wreath workshops or, if you’re stuck for time, she can create a personalised wreath to suit your home. Be sure to throw in some cinnamon to the mix so when your friends and family come to visit they are welcomed by the unmistakable festive aroma. Oh, and don’t forget to have a very Merry Christmas! Ingredients: 1/2 CUP OF VANILLA WHEY 1 tspn MIXED SPICE / CINNAMON 2 TBS GRATED ORANGE ZEST 1 TBS VANILLA ESSENCE 1/4 CUP ALMOND MILK (UNSWEETENED) 1 CUP GROUND ALMONDS 25G DARK CHOCOLATE
Recipe: MIX all ingredients together in a bowl except for a little orange zest and the dark chocolate. Melt the chocolate in Bain Marie. Cover a plate with ground almond and shape mixture into four bars, using the ground flour on plate to rub in as moulding to keep firm. When bars are shaped, spoon a layer of the dark chocolate on the top, sprinkle the remaining orange zest and place in fridge for 15 minutes.
