Project Overview & Site Analysis Mission Bay was created in 1998 by the Board of Supervisors as a redevelopment project. The permit expiries in 2028 and the jurisdiction of the projects are under the authority of the Oversight Board. The surrounding site buildings are mostly new housing developments with small shops attached. The west side of 185 Channel St. receives the best light The Channel Apartments are classified under a mixed use zoning level. This means that there is a combination of residential; and commercial uses in the area. The site has surrounding street parking but most of the parking garages are for apartments only. The site is very close to sea level so its been classified in a flood zone which could cause building restrictions in the rainy seasons. The site is almost directly connected the

AT&T park by the third st. bridge which brings in a big influx of foot traffic into the area during game seasons.


China Basin Park and Peir 48 are also within a 10 to 15 min walk from the site. The Channel Apartments are a four minute walk from the KT Ingleside/Third light rail stop, the F Market & Wharves line, and the S Castro Shuttle. All of these lines are accessible at the Third Street & Mission Rock St stop. The current building site has mixed use and residential apartment buildings on the east. south and west side.


User Profiles & Demographics The main type of users that Tony is looking to attract are the young hipster/foodie crowd, the older generation, the new tech industry crowd and tourists in the mission bay area. All four users portray a very affluent side of the city and are perfect pairs for Tony’s new fusion restaurant market space.


Mission bay has a very diverse population that ranges around 5,500 to 6,000 people. The medium household income is around $107,690 which is significantly higher than San Francisco medium income of $69,894. Most people are in there late 20s to 40s and have an average size of 1.9 people. This is a very new hip development happening in San Francisco.

Client Branding For my branding I wanted to focus on the beauty of the flower and the way the flower petals grow into one another. I was very inspired by the Italian restaurant Girasol in Los Angeles owned by top chef winner Chris Jacobson. I molded by logo design off of the restaurants giant wood cut piece that looks like a sunflower that is dripping onto the tables. This logo signifies the Mission bay revival project and the way that south of market is regrowing and becoming a new modern, part of the city.

Prepared Food Area On the 4th and King Entrance there is a prepared food display kitchen with cashier station The customers can pick up the freshly made food on the shelves and watch the food be prepared as they pay There is an eat in bar by the windows with stool seating




4th & King Entrance Prepared Food The renderings highlight the open display kitchen and custom eat in bar that wraps around the building and gives the customers window seating Above each featured station I lowered the ceiling heights and ran a suspended mirror piece that runs along the entirety of the market



Market Area The coffee bar area and the catering kitchen make up the first section of the market The catering kitchen has a built in herb wall that runs off of a recycled water system. The herbs can be used by the staff There is a high top seating and lounge seating for the customers to access


Produce & Packaged Goods Area I created custom produce shelving that includes a built in flower box as part of the display There are smaller metal product display shelves attached to the clear green plant based plastics produce containers Then in the dried food section I placed three custom seed shelving units in a oval circulation pathway to create an open flow for the users




Cold Foods Area I crafted a cold food, meat/deli and specialty dessert station around the shape of a petal and can be seen from any point in the market The cashiers are placed around all sides of the station and features built in cooling shelves The bathroom and back wall are constructed out of a frosted plate glass


Restaurant Area The restaurant area has shared table seating, private booth seating and banquet seating There is an attached living wall treatment to the two back walls of the restaurant area There is a suspended frosted Plexiglas ceiling treatment that branches out in an abstracted sun pattern There is LED track lighting placed above the Plexiglas ceiling that changes colors at night time to create different moods

Wine & Draft Bar I built a custom wine case that has an eye catching wispy glass sun motif that mimics the ceiling. I also added an LED light display to help attract additional customers at night

Project Overview & Site Analysis I am redesigning Ernie Mariotto’s residence at 13 Wood St. San Francisco and the douse was built in the late 1960s by Ernie’s parents and was handed down to him and his sister after there passing. The apartment has excellent views of the Presido and a great wind draft to bring in natural ventilation.

Through using Google’s Project Sunroof I found out that the site receives 1,724 of usable sunlight per year and has over 2,075 SF of rooftop space that could be used for solar panels. When the solar panels are in place the Mariotto family could save over 13,000 dollars annually towards there energy bill. There is also possibilities for using Grey Water systems, radiant floor heating and small wind turbines to be placed on the four corners of the roof to optimize the sites renewable energy outputs.


The Presido area of San Francisco has a population density of 18,209 people per square mile. The median household income in 2013 was $118,329 and the median rent was $1,811 which is $400 above the city average. The median age ranges between 35 to 40 and the average house size in the area is 2.3 people.


User Profiles Ernie Mariotto is a talented bay area interior designers who now teaches at the Academy of Art University. He is known for his simplistic style but always adds an artistic flair. He loves Scandinavian design and the modern log cabin aesthetic. Maria Mariotto is Ernie’s sister and a long time resident of the Presido area of San Francisco. She currently works as an Ombudsman and does a majority of her work from home. She has a fun and lively personality with a quick qit. She is married to her husband Gino and has a daughter named Simona who is moving in downstairs. Though she is a very hardworking person she loves to have people over and entertain dinner guests. She loves to cook and is very dedicated to her Italian heritage. Finally Simona Mariotto is Ernie’s nice and a student at University of California, San Francisco. She is


studying the field of child psychology and she woks part time for her mother and as a children’s surf teacher. She has a longtime boyfriend and a dog so she needs furniture and material finishes that are dog friendly. She also likes open spaces and is very connected with nature so making her a beautiful outdoor patio are is a big priority. She needs a place where she can work and study as well as relax after a long day at work.

Great Room The living room, dining area and kitchen are all open to each other to allow direct access to each area

The kitchen has a custom island with bronze plating and red granite counter top




Dining Area I used an interesting curved dining table to add visual interest to the area

I gave her a four dining chair set upp as well as 3 bar seats for the island so she has plenty of seating for her dinner guests.


Bedroom I used a bed from eco furniture bed that uses blue painted reclaimed wood and wooden planks.

I added a custom art wall decal behind her bed wall to create a focal point.

I also bumbped out her bedroom window into a bay window and gave her a seating area by the window.




Bathroom I gave Simona a custom shower that connects to the curved wall and has two rain shower heads for her and her boyfriend to use.

I also added a heated towel rack between the shower and the bath tub.

Then I gave Simona a custom living wall above her bathtub so she can pick flowers and place them into the bathtub.

Dining Area I created a custom dining table that uses a magnesium cluster slice for the table top material and industrial iron cross supports then I added Pantone chairs that are printed with a subtle red granite print.

I also added a custom wine room with wall shelving a cabinetry area that features rack shelving and has under cabinet wine shelving as well.


Office Ernie office features a purple agate slice digital ceiling decal and I created a copper pipe wall with glass insets to cut off noise level well still allowing visibility to the gallery area.

I created a custom industrial work desk for Ernie that uses reclaimed wood, metal and glass and gave his worker a Dot and Bo copper, wooden office desk.

I also created and hexagon shaped shelving unit for Ernie to store his construction document sets.




Bedroom I used a large magnesium cluster formation wall decal to draw people into the room and created a floor to ceiling bed frame from reclaimed lumber.

I added a small seating area where he can read and relax after a long day at work.


Gallery I created a gallery space for Ernie because he worked as a museum curator before and has a vast appreciation for modern and abstract art.

Dining Room

For Maria’s dining room I used a mid century Italian table, three tulip shaped pendants and a large Mark Rothko painting.

I used a shade system for the large living room/dining room windows so Maria has complete control of the natural lighting throughout the space.




Living Room For Maria’s living room and dining area I used venetian stucco and 12 x 24 porcelain tiles.

I created a custom entertainment center that showcases Maria’s and Gino’s wine and champagne collection. The design allows for plenty of storage space and has a screen to hide the television when they aren’t using it


Office For Maria’s office I wanted to give her and her two workers as much space as possible so I placed the three workstations closest to the walls and placing a two seater sofa from teknion and B&B Italia closet to the entrance to form a waiting area for there guests

I gave Maria a large mid century Italian executive desk that i placed by the window to give her a view of the Presido

Bedroom For Maria’s bedroom I wanted to take a more simplistic approach and highlight the rustic materials used on the Italian country side. I used a rough Italian stucco and contrasted it with a smoother bronze tile

Project Overview & Site Analysis 1 Lombard St. San Francisco is an historically building that was created by the great architectural master Willis Polk in the years 1900 to 1904. The building became part of the national register of historic places because this buildings marks Willis first foray into large scale commercial projects and it was the first warehouse he designed. The architectural classifications of the building is early 20th century industrial and the current functions of the building is business and professional. The original site remains true to what it looks like today with only small alterations used on the exterior and interior spaces. The site is at a great spot for sustainable strategies to be put in place. The site is at the intersection of embarcadero and Lombard st. and receives a great wind chill from the bay. The wind is usually between 10 to 16 mph depending on the day and this can be used to natural


cool the building and power wind turbines for natural energy production. Where the site is placed receives a great amount of natural light from the sun. I used the website SunCalc that’s illustrates the sun’s movement over a given location and highlights the sun’s phases during a given day. The site is also directly across from Pier 19 and the Bay which better allows for the site to incorporate a net zero water system like the grey system and the bay water heating and cooling system. 1 Lombard st. could employ areas for rainwater catchment cisterns and create a grey water system that filter water from sinks and plumbing through a green wall or other irrigation purposes so all water is treated and reused on site.

Retail Level: Featured Ceiling Plan with Lighting Choices



Entrance I re branded the Newman’s Own traditional logo to follow my colors of green, gold and beige.

I also created a custom flooring material that follows my concept by using three gold plated circles to represent three redwood trees interconnected by there root systems to create a stronger bond.

I used the materials: gold plating over laminate, wood cut carvings on top of a smoothed out circular tile.




Market Area I created a wine tasting area by the wine section with a custom table with an oval quartzite table top and steel supports.

I also created a custom with rack in the back with a bronze backing and brass wine supports.

I also created custom root shelving units that give off a rustic, natural feeling and blends in perfectly with the wood sculptures that wrap around the columns.



Foundation Offices For the conference room I continued the frosted glass with frited detailing and curved it into an arc to wrap around the conference room.

I used LEED rated chairs from Coalesse and created a custom conference table by using a reclaimed log as a frame for the glass table and then crafted iron supports to fit the log.

I also placed an interactive white board from Steelcase in the room so they have wifi enabled presentation


Informal Meeting Room I created a space for the development department to hold informal meeting and brainstorming sessions .

I used a Cork Strip wall from Sustainable Materials, LLC for the wall texture throughout the private rooms and them added a 3d wall panels with acoustical foam to the side of the room to add visual interest.

All furniture is from HaWorth Furniture.




Private Office For the private offices i added the Teknion journal layout #5 as well as the Jean chair from the Teknion & B&B Italia furniture line .

I wanted to give all of the rooms some aspect of natural light so I created this frosted glass with a frited tree trunk pattern that allows natural light in without disturbing workers privacy


Donor Wall & Open Offices I created an abstract wood carving donor wall to commemorate all of the charities and organizations that the Newman’s own company represents to remind them of all the help the bring to people through there hard work.

I chose Teknion’s work expansion desk with workstations for two people along with a table in the middle for brainstorming and discussion.




Corporate Offices In the entrance to the corporate office I added a living wall supported by wall trellises.

The plants provide both beauty and function because they help improve the indoor air quality of the building.

I gave the receptionist a large desk and storage system that can also be used for rain/ coat storage .

I also added a small waiting area for clients to wait for there attendant.


Conference Room

Hidden Tree Room I created a hidden relaxation space for the corporation workers to come and interact with each other..

I added a full service bar area with seating along with additional lounge seating.

I added a pop art image of Paul Newman in remembrance of all that Paul Newman has done for the company and the foundation.


Ceo Office For the ceo’s office I wanted to play with color and texture by placing a iron patina installation over reclaimed wood.

I gave the client a excective desk from HaWorth and a small meeting table with Eames chairs and table.

I placed the suspended Trifoglio lights from Martinelli Luce which has a cloud like shape and provide excellent ambient lighting.
