The First Seven Months of 2017 in Review Sales Up in Belfair
In Belfair, 19 homes closed in the first seven months of 2017, compared to 18 last year. January through July’s total dollar volume was $12.932M, up compared to $12.5M in 2016. Supply and demand: as of August 16, 2017, there are 48 Belfair homes listed for sale with an average of 2.5 homes selling per month over the last six months. That translates into a 19.2-month supply, considered by industry experts to be a strong buyer’s market. There are seven homes under contract in Belfair. In the lot realm, six lots closed in the first seven months of 2017, eight lots closed during the same period in 2016. There are no lots under contract at this present time. How’s the Hilton Head Island - Bluffton Real Estate Market Doing? The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first seven months of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first seven months’ record of 1,572 homes sold. In the first seven months of 2017 though, 1,991 homes were sold, a dramatic 27% increase. In other positive news, home values in just the first seven months of 2017 were up 2.5% over 2016 prices, but still 25% below the peak set in 2005. With today’s historically low interest rates and prices still way below the peak, it is an extraordinary time to purchase real estate in our area. All MLS Belfair

The First Seven Months of 2017 in Review Sales Up in Belfair
In Belfair, 19 homes closed in the first seven months of 2017, compared to 18 last year. January through July’s total dollar volume was $12.932M, up compared to $12.5M in 2016. Supply and demand: as of August 16, 2017, there are 48 Belfair homes listed for sale with an average of 2.5 homes selling per month over the last six months. That translates into a 19.2-month supply, considered by industry experts to be a strong buyer’s market. There are seven homes under contract in Belfair. In the lot realm, six lots closed in the first seven months of 2017, eight lots closed during the same period in 2016. There are no lots under contract at this present time. How’s the Hilton Head Island - Bluffton Real Estate Market Doing? The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first seven months of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first seven months’ record of 1,572 homes sold. In the first seven months of 2017 though, 1,991 homes were sold, a dramatic 27% increase. In other positive news, home values in just the first seven months of 2017 were up 2.5% over 2016 prices, but still 25% below the peak set in 2005.
