The First Ten Months of 2017 in Review

In Belfair, 26 homes closed in the first ten months of 2017, compared to 27 last year. January through October’s total dollar volume was $17.4M, slightly down compared to $17.7M in 2016. Supply and demand: as of November 16, 2017, there are 44 Belfair homes listed for sale with an average of three homes selling per month over the last six months. That translates into a 14.67-month supply, considered by industry experts to be a strong buyer’s market. There are nine homes under contract in Belfair. In the lot realm, six lots closed in the first ten months of 2017, ten lots closed during the same period in 2016. There are no lots under contract at this present time. How’s the Hilton Head Island - Bluffton Real Estate Market Doing? The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first ten months of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first ten months’ record of 2,269 homes sold. In the first ten months of 2017 though, 2,876 homes were sold, a dramatic 27% increase. In other positive news, home values in just the first ten months of 2017 were up 2.2% over 2016 prices, but still 26% below the peak set in 2005. With today’s historically low interest rates and prices still way below the peak, it is an extraordinary time to purchase real estate in our area. All MLS Belfair

Housing inventory is still under the 6-month supply that is needed for a normal housing market. This means that, in the majority of the country, there are not enough homes for sale to satisfy the number of buyers in the market.

The First Ten Months of 2017 in Review

In Belfair, 26 homes closed in the first ten months of 2017, compared to 27 last year. January through October’s total dollar volume was $17.4M, slightly down compared to $17.7M in 2016. Supply and demand: as of November 16, 2017, there are 44 Belfair homes listed for sale with an average of three homes selling per month over the last six months. That translates into a 14.67-month supply, considered by industry experts to be a strong buyer’s market. There are nine homes under contract in Belfair. In the lot realm, six lots closed in the first ten months of 2017, ten lots closed during the same period in 2016. There are no lots under contract at this present time. How’s the Hilton Head Island - Bluffton Real Estate Market Doing? The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first ten months of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first ten months’ record of 2,269 homes sold. In the first ten months of 2017 though, 2,876 homes were sold, a dramatic 27% increase. In other positive news, home values in just the first ten months of 2017 were up 2.2% over 2016 prices, but still 26% below the peak set in 2005.
