The First Seven Months of 2017 in Review Sales Up in Colleton River

In Colleton River, 20 homes closed in the first seven months of 2017, compared to 18 last year. January through July’s total dollar volume was $17.419M, up slightly compared to $16.550M in 2016. Supply and demand: as of August 16, 2017, there are 25 Colleton River homes listed for sale with an average of 3.33 home selling per month over the last six months. That translates into a 7.51-month supply, considered by industry experts to be a buyer’s market. There are two homes under contract in Colleton River. In the lot realm,13 lots closed in the first seven months of 2017, compared to eleven in the previous year. There are currently two lots under contract. The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first seven months of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first seven months’ record of 1,572 homes sold. In the first seven months of 2017 though, 1,991 homes were sold, a dramatic 27% increase. In other positive news, home values in just the first seven months of 2017 were up 2.5% over 2016 prices, but still 25% below the peak set in 2005. With today’s historically low interest rates and prices still way below the peak, it is an extraordinary time to purchase real estate in our area.

In Colleton River, 20 homes closed in the first seven months of 2017, compared to 18 last year. January through July’s total dollar volume was $17.419M, up slightly compared to $16.550M in 2016. Supply and demand: as of August 16, 2017, there are 25 Colleton River homes listed for sale with an average of 3.33 home selling per month over the last six months. That translates into a 7.51-month supply, considered by industry experts to be a buyer’s market. There are two homes under contract in Colleton River. In the lot realm,13 lots closed in the first seven months of 2017, compared to eleven in the previous year. There are currently two lots under contract. The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first seven months of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service.
