The First Eight Months of 2017 in Review Sales Up in Colleton River
In Colleton River, 21 homes closed in the first eight months of 2017, 19 closed same time last year. January through August’s total dollar volume was $18.869M, slightly up compared to $17.525M in 2016. Supply and demand: as of September 13, 2017, there are 25 Colleton River homes listed for sale with an average of 3.17 homes selling per month over the last six months. That translates into a 7.89-month supply, considered by industry experts to be a buyer’s market. There are three homes under contract in Colleton River. In the lot realm, 14 lots closed in the first eight months of 2017, compared to 12 in the previous year. There are currently five lots under contract. The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first eight months of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first eight months’ record of 1,824 homes sold. In the first eight months of 2017 though, 2,317 homes were sold, a dramatic 27% increase. In other positive news, home values in just the first eight months of 2017 were up 2.2% over 2016 prices, but still 26% below the peak set in 2005. With today’s historically low interest rates and prices still way below the peak, it is an extraordinary time to purchase real estate in our area.

In Colleton River, 21 homes closed in the first eight months of 2017, 19 closed same time last year. January through August’s total dollar volume was $18.869M, slightly up compared to $17.525M in 2016. Supply and demand: as of September 13, 2017, there are 25 Colleton River homes listed for sale with an average of 3.17 homes selling per month over the last six months. That translates into a 7.89-month supply, considered by industry experts to be a buyer’s market. There are three homes under contract in Colleton River. In the lot realm, 14 lots closed in the first eight months of 2017, compared to 12 in the previous year. There are currently five lots under contract. The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first eight months of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first eight months’ record of 1,824 homes sold. In the first eight months of 2017 though, 2,317 homes were sold, a dramatic 27% increase. In other positive news, home values in just the first eight months of 2017 were up 2.2% over 2016 prices, but still 26% below the peak set in 2005. With today’s historically low interest rates and prices still way below the peak, it is an extraordinary time to purchase real estate in our area.
