In Colleton River, 24 homes closed in the first ten months of 2017, 22 closed during the same time last year. January through October’s total dollar volume was $21.015M, practically the same compared to $21.342M in 2016. Supply and demand: as of November 16, 2017, there are 29 Colleton River homes listed for sale with an average of 2.5 homes selling per month over the last six months. That translates into a 11.6-month supply, considered by industry experts to be a buyer’s market. There are currently three homes under contract in Colleton River. In the lot realm, 19 lots closed in the first ten months of 2017, compared to 14 in the previous year. There are currently two lots under contract. The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first ten months of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first ten months’ record of 2,269 homes sold. In the first ten months of 2017 though, 2,876 homes were sold, a dramatic 27% increase. In other positive news, home values in just the first ten months of 2017 were up 2.2% over 2016 prices, but still 26% below the peak set in 2005. With today’s historically low interest rates and prices still way below the peak, it is an extraordinary time to purchase real estate in our area.

The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first ten months of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first ten months’ record of 2,269 homes sold. In the first ten months of 2017 though, 2,876 homes were sold, a dramatic 27% increase. In other positive news, home values in just the first ten months of 2017 were up 2.2% over 2016 prices, but still 26% below the peak set in 2005. With today’s historically low interest rates and prices still way below the peak, it is an extraordinary time to purchase real estate in our area.
