In Colleton River, 22 homes closed in the first three quarters of 2017, 21 closed during the same time last year. January through September’s total dollar volume was $19.386M, slightly down compared to $20.762M in 2016. Supply and demand: as of October 16, 2017, there are 23 Colleton River homes listed for sale with an average of 3.17 homes selling per month over the last six months. That translates into a 7.26-month supply, considered by industry experts to be a buyer’s market. There are currently no homes under contract in Colleton River. In the lot realm, 19 lots closed in the first nine months of 2017, compared to 14 in the previous year. There are currently no lots under contract. The Hilton Head Island-Bluffton housing market continues to be on fire, setting the all-time record for the first three quarters of any year in the history of our area, according to statistics from the Hilton Head Island-Bluffton Area Multiple Listing Service. In the boom years prior to The Great Recession, home sales in 2005 set a new first three quarters’ record of 2,051 homes sold. In the first three quarters of 2017 though, 2,594 homes were sold, a dramatic 26% difference. In other positive news, home values in just the first nine months of 2017 were up 1.9% over 2016 prices, but still 26% below the peak set in 2005. With today’s historically low interest rates and prices still way below the peak, it is an extraordinary time to purchase real estate in our area.
